NASHVILLE | One KVB Circle | FT | 25 FL

SOM has released renderings for another skyscraper for Nashville's exploding SoBro district, across from the Music City Center. It is a tiered design ranging from roughly 28 floors to 32 floors back to front and is in a slightly similar style to the recently opened Bridgestone Americas Tower at Demonbreun & 4th Avenue South just a few blocks away. The project specs are for 475k ft of office space, 25k retail/restaurant space, & parking for roughly 1,200 vehicles.

Rumors are swirling the development already has a lead tenant.

This design is subject to changes but this is from the marketing packet by SOM.

Baker Donelson to anchor planned SoBro skyscraper

Nashville-based developer The Mainland Companies announced Friday that the high-profile regional law firm will take about 91,900 square feet, roughly 22 percent, of the planned 30-story tower (pictured). The building will sit within a triangular parcel fronting the roundabout and sandwiched by Korean Veterans Boulevard and Lafayette Street. Catty-corner from the site is the Westin Nashville Hotel.

Mainland did not announce in the release when it hopes to break ground. The company previously had eyed a full start by 2017’s end.

Terms of the lease were not disclosed in the release. Baker Donelson was represented by Steve Preston of CBRE Nashville and Larry Jensen and Matt Weathersby with the Memphis office of Cushman Wakefield. Mainland was represented by Avison Young.

Nashville is on fire. I'm coming down at Thanksgiving to visit my family and looking forward to seeing all the new stuff going on downtown.

Height reduced for future SoBro high-rise

According to marketing materials, the tower is now eyed for 25 stories. The previous iteration was to have been 30 floors.

In addition, the high-rise as now planned would offer 450,000 square feet of Class A commercial office space and 19,000 square feet of street-level and mezzanine retail space. Originally, One KVB would have included 475,000 square feet of office space and 25,000 square feet of retail space.

The specifics of the changes are unclear. Mainland Cos. President Ken Larish emailed the Post the following:

“We have made some important strides in advancing One KVB Circle over the past months as we have run through our capital sourcing process, and secured additional pre-leasing commitments. In going through that process, we have continued to refine our designs and optimize the building's floorplates and program. We look forward to breaking ground in the first quarter of next year.”
