Hearing is now scheduled for October. Looks like they're doing everything possible to keep the application alive, while extending the timeframe to the maximum allowed.

Drawings [52 MB] and Staff Report, which does not yet recommend approval.

Exterior stairs.

Those are some tall exterior exit stairs! Are there any local examples of something similar? I can imagine with our weather it isn't a common strategy for this many floors?

The Staff Report explains that external stairs are a no go on high-rise buildings:
Quote:
Furthermore, external stairwells for high rise buildings do not comply with the Building
Code and would not be allowed as stated by the Life-Safety Section of BDS.

Exterior Stairs

There's that PSU example on SW College street between 6th and Broadway. They are covered, but open with mesh on the sides similar to this.

Seems like a somewhat large oversight if those stairs aren't up to code, no?

I’m guessing the open stairs don’t meet smoke proof requirements for high rise buildings.

Revised drawings [40 MB] and memo. Looks like they're giving up that pretense that they would ever build the second phase on the Office Max site.

Decent mixed use, I didn't even know the south side of that block was a potential redevelopment site.

It's pretty darn bland isn't it? Just a beige box with no color or contrast at all...

But, anything is better than the On Deck/Harley/Weed/Boxing stores there, so let's get to building it.

Developer ready to pay for one block of protected bike lane on NW 14th

A developer has offered to pitch in $250,000 toward a significant upgrade to the bikeway and sidewalk on NW 14th between Kearney and Lovejoy.

The Portland Bureau of Development Services says Killian Pacific has proposed to set aside the money as one of several options to gain permission from the Design Commission to make their 78-unit Lovejoy Square project four stories higher. In a memo (PDF) filed last week, BDS wrote that the “NW 14th Street Improvements” could include: “traffic study, protected bike lane, bike box & Lovejoy signal, bike sharing station, storm water planter, sidewalk extensions on both east and west intersections, concrete sidewalks at Kearney to cleanly terminate the cobble stone area, and removing existing asphalt and concrete patches and restoring cobblestones along NW Kearney.”

A drawing of the proposed street upgrades (above) shows the bike lane and sidewalk concept. By extending the curb 25-feet to the west, it would be a significant change to this block of 14th (which is one-way northbound). As we detailed during our NW Portland Week coverage last year, NW 14th is a key piece of the bike network that leaves much to be desired. The current cross-section has five lanes: a bike lane sandwiched between two standard vehicle lanes and two lanes used for auto parking. One block south (at the REI store) is a door-zone bike lane.
...continues at BikePortland.

Looks like a mediocre building from the 1970s.

Well, building something mediocre here means that nothing good can be be built here for the next however long that building lasts. Our lifetimes, probably.

Interesting.

Any way to tell if they will move forward quickly.. or if this was just a way to buy time before the Incusionary zoning went into effect?

I guess, when will they start to demo and build? Is this 2018 permitting or 2019/2020?
