Exclamation 28-story tower proposed for the Southbank

Just to bump Jax up since it's been buried for a few years and this is the first substantial new proposal in a few years.

Another downtown Northbank rehab

The former Jones Brothers Furniture Building will receive some city incentive money to help bring the building back to life with apartments, office, and retail space along Hogan Street. This is one of many buildings downtown that are beginning to get looked at because Jax is still quite affordable and downtown has long lagged behind many areas of town.

Barnett Bank renovation update

Work continues on the largest vacant building downtown, the old Barnett Bank tower that was the former HQ for Barnett before building what is Jacksonville's tallest, Bank of America Plaza. Office and retail space will occupy some of the lower floors, with the University of North Florida (UNF) having space on the 4th and 5th floors for a part of their College of Business, and then 108 apartments above that to the top floor. Chase Bank filed plans with the city for signage rights atop the tower last fall as well.

UNF expects classes to commence in the building in January 2019. Renovations on the building began back in October.

We shall see, Jax has been the recipient of many big pitches but not a single hit yet. Reminds me a lot of some proposals from the previous boom cycle.

The site, near the Duval County Courthouse, scored highest on a series of criteria graded by a team that included experts from CBRE, Edwards Cohen and JEA. The dozens of criteria included how close the site was to amenities, whether it was in a flood zone and whether the building would be LEED certified.

New FIS HQ

Fidelity Information Services (FIS) HQ was proposed late last year as their global HQ, next door to their current HQ campus on Riverside Avenue in the city's Brooklyn neighborhood between downtown Northbank and Riverside.

Current specs are 12 floors and 300k sq ft of space.

Foundation work is underway on the FIS Headquarters in Brooklyn.



A new apartment development currently taking shape on the Southbank adjacent to the former Aetna Building.



Vista Brooklyn at Riverside & Jackson is coming along nicely with completion early next year.



JEA's new HQ located on Adams Street near the Duval County Courthouse is digging further for foundation work.

A few updates

A few updates since it's been so long.

JEA's new HQ is complete and opening soon.



FIS new HQ in the Brooklyn neighborhood is slated for complete delivery before the end of summer.



Rehab of the original Independent Life building is slated for completion before the end of the year.




One Riverside at the site of the former Times-Union offices has turned dirt. Apartments and the area's third Whole Foods are slated.

Progress for demolishing the Hart bridge expressway ramp is still underway.

It hopes to reconnect the existing neighborhood and is viewed by the mayor as a "relic of the past"

The Park and phase 1 is still underway, however, the tower is unknown when it'll start.

Here's a snippet from an article: "The Downtown Investment Authority voted in September on more than $36 million worth of incentives for the American Lions project, according to the Jacksonville Daily Record. The tower will include about 300 apartments and a rooftop restaurant on about an acre of Riverfront Park."

The company said its near-term plans include the development of three buildings along Pearl Street that will offer more than 1,000 multifamily units, 120,000 square feet of grocery-anchored retail and new public spaces that encourage community interaction.

Conceptual project renderings show several new multistory buildings surrounded by green space. One building will be 22 stories tall.

Gateway Jax said its development “will create dynamic and interconnected, walkable neighborhoods that will invigorate downtown Jacksonville.”
It said its streetscape designs will encourage connectivity including public spaces, courtyards and sidewalk cafes. Future development phases are expected to include office, hotel and other mixed-uses.



The photos shown only encompass 4 of the 20+ blocks the development team will hopefully construct.

This will be one of the largest downtown revitalization in Floridian history, as well as US history, if realized.

Hopefully this charges forward, because plenty of lots to be developed is an understatement in the urban core of Jax.
