A Toronto developer is asking the city for permission to build a nine-storey condominium building on the site of an old service station on Richmond Road in Westboro.

Main and Main Developments has filed a rezoning request for the property at 236 Richmond Rd., immediately west of the LCBO in the Real Canadian Superstore retail plaza. The property is currently zoned for five storeys.

Plans currently call for 70 residential units, three levels of underground parking and 9,500 square feet of ground-level retail space.

The developer purchased the property, formerly home to Nick’s Service Centre, for $2,575,000 or $177 a square foot in January, according to records published by local real estate appraisal firm Juteau Johnson Comba Inc.

I'm guessing it's safe to assume that it is this building: http://blog.westwellington.ca/events...nd-tweedsmuir/ Although the image below is only 6 stories, and not 9.



I don't know how to resize this image.

Nope, she must be thinking of another one. This blog post is from January, 2013. And that site is where the motel (where Lysol lady reportedly lives) and the food trucks that caused a controversy for Westfest are currently located. It's still without building.

Yeah, those renderings make me yawn, too. I guess its an improvement over the current use, at least.


Now I'm curious about this "Lysol Lady" LoL. EDIT: Google answered my question, and reminded me that she had bugged me before, asking for $20 to put towards a motel room. Pretty sure I found her sleeping in the Scotiabank teller area once or twice.

^^beautiful scale, and setbacks. We need more of that along the Richmond/Wellington corridor, and less of the chunky rectangles.

At least with the companies' merger this location must be too close to the Superstore for a President Shoppers Choice Drug Mart as retail... right?

Shoppers is committed to provide services to everyone one in the city within a 5 minute walking distance regardless of other pharmacies or properties owned by their new PC overlords.

Nice building! It is pretty crappy that Ottawa gets the 'boring' building. Actually, I think it matches the one across from the Bridgehead and The Clocktower Pub.

It's too bad the city can't enforce better design on condo builders; for example, if it's not deemed architecturally significant/viable for a given area, then go back to the drawing board. They have height restrictions, why not design restrictions?

I came across this building for the Junction (similar to the one you mentioned, but different architecture firm I think) on Urban Toronto today and pictured it at this lot on Richmond:

Meh... nothing original or overly exciting. Although it's not ugly or anything...

I could care less though, I think the 20, 30, 40 story towers are way more important when it comes to design and architecture because of their presence and impact on the skyline. A small midrise on Richmond? Who cares...
