Downtown Bellevue gets younger in a hurry, with much more growth on the way

Quote:

With the economy rebounding and many businesses including Microsoft, Expedia, Eddie Bauer and the gaming companies Bungie and Valve locating offices here, city planners say the downtown population is expected to keep growing, from about 11,000 today to 19,000 in 2030.

Longtime residents say they see the change in the increasing number of young professionals on the streets and in the grocery stores, in the formation last year of a neighborhood association for downtown residents, and in the nascent restaurant and bar scene that’s breaking out of the national-chain mode.

Faber honed his bartending skills on the Eastside and said he wants to bring to his evermore discerning Bellevue customers the creativity and passion for craft cocktails he’s found in the best bars across the lake.

“This town’s got the blueprint to make its own culture and identity and not be a suburb of Seattle,” said Faber, who is bar director for Lot No. 3 and two sister restaurants in Bellevue.

The two tracts that pretty well encompass Downtown Bellevue had 7,650 residents in 2010. If that's their definition then that's pretty impressive growth. A gain of 3,350 sounds a bit high though...a huge wave of construction had just finished and continued to have huge vacancies, so I can sort of buy it, but I suspect (without reading) that it may have been a slightly larger area. Right now, things are obviously back in the boom. Something like 1,300 units underway, in the basic two tracts plus directly across Main. Plus the hotel and office booms.

Good news today as a 450 footer and 41 floor W Hotel was announced.

Quote:
The hotel tower and an adjacent office tower will rise 450 feet and sit on a podium of 180,000 square feet of retail as part of the $1.2 billion expansion of what Kemper Development calls The Bellevue Collection.

Not sure. I tried to find images of u/c but can't? I do remember hearing about it a couple of months ago, but never in the big detail that was revealed. The target completion is pretty close in relative terms (spring 2017), so if anything, it could be that foundation work is possibly in the process of occurring. Maybe theres a construction camera of the site?

Hopefully a local seattle forumer or someone could stop by the site if they are ever in that part of town to verify. I was there last August, but for me to verify, I'd have to get a plane ticket.

It's been under construction since October. They bottomed out the ~100' hole a couple months ago and are now well into the parking garage. Both cranes have been up for a couple months.

The press release was just to announce that the hotel would be W-branded.

Chinese culture drives design of new Bellevue condo project

Quote:
It's been only a year since a Beijing-based real estate development company started buying property by the downtown Bellevue post office, and it already has joined with established Puget Sound area firms to build a new condo tower and mid-rise apartment complex.

When it's done, the $147 million development will include more than 275 residential units on the property where a Papa John Pizza operates next to some industrial buildings.

The developer, Create World America, has teamed up with Daniels Real Estate of Seattle on the project that GGLO is designing. Seattle general contractor Lease Crutcher Lewis has been hired to build the project. They'll start with a six-story, 162-unit apartment on the north side of the lot. The condo project, which will be between 17 and 19 stories tall, is the second phase.

The 110 three-bedroom condos are being designed to accommodate multi-generational and extended families, many of whom likely will hail from China.

Developer plans townhomes at vacant Haggen site

Quote:
The city council could soon pave the way for 230 multifamily housing units to replace the vacant Haggen grocery site in Bellevue, the proponent awaiting an agreement to lift restrictions on such development in the Crossroads neighborhood.

Intracorp Seattle plans to develop the 350,000-square-foot Crossroads Village complex at the former grocery site northeast of the Crossroads Mall to include townhouses, stacked flats, 18,000 square feet of boutique commercial space, a pedestrian connection to Crossroads Park and an urban trail connection with the mall, according to city permit documents.

Watching to see how this view changes. Will be nice if the city approves increasing the height limit for some blocks to 600ft.

1.2M square feet planned for downtown Bellevue sites
By JOURNAL STAFF

http://www.djc.com/news/re/12082438.html

An entity related to Fana Group of Companies is planning a phased project with nearly 1.2 million square feet of mixed-use space in downtown Bellevue.

According to city of Bellevue permitting documents, the first phase of the project includes a 27- and 22-story tower with a combined 270 residential units and a hotel at 320 and 350 106th Ave. N.E. The housing will be upper middle to high income.

Permitting documents show Fana is contemplating building office or residential structures for the later phases. If the future phases are both residential, they could have a combined 267 to 436 units.

The first phase (shown in the image below) could be finished by spring 2018, according to permitting documents.

Fresh off completion of a large apartment development in downtown Redmond, a development company is moving forward with a bigger project five blocks away.

Legacy Partners Residential Senior Managing Director Kerry Nicholson plans to start construction next summer on the 194-unit Triangle project at the intersection of Redmond Way and 166th Avenue Northeast and Northeast 79th Street. That's not Bellevue.

Downtown Redmond must be well into the four figures for six-story housing units by now. Not to mention the uphill part of Redmond near the Microsoft campus.
