With Federal bank set to take over CSB, Kochi already hosts the third
biggest private sector bank in India after ICICI and HDFC. This venture
seems to be the first of the kind in India, although some banks have already
have certain Islamic banking based services already.

Not suprising, its based in Kochi. All the four NRI businessmen behind the venture
- Mohammed Ali, C.K.Menon, Yusuf Alli and Dr. Azad Moopen have significant
investments in Kochi already and more in pipeline.

KOCHI: A high-level meeting will be held on September 12 in Kozhikode to discuss the steps to be taken for setting up the first Islamic bank in the country. The State Government-aided Islamic Bank will come up in Kochi.

Sources close to the Kerala State Industrial Development Corporation (KSIDC) said that the KSIDC would have 11 percent stake in the proposed banking firm.

According to sources, the bank will be first registered as a Non-Banking Finance Company (NBFC). Later, it will be transformed into a fullfledged Shariah-compliant bank.

The registration formalities will be completed in 2009 and the financing company will be operational by mid 2010,” sources added.

Islamic banking refers to a system of banking or banking activity that is consistent with the principles of Shariah (Islamic law) and its practical application through the development of Islamic economics.

Shariah prohibits payment of fees for lending money for specific terms, as well as investing in businesses that provide goods or services considered contrary to its principles and will be termed as Haraam (forbidden).

There are also reports that an initial capital of Rs 500 crore will be mobilised from leading Non- Resident Indians (NRIs) and Indian business houses.

The proposed Kerala-based Islamic Bank will also invest funds in various infrastructure and development projects that include the north-south high speed corridor.

കൊച്ചി: ശരിഅത്ത് അധിഷ്ഠിത ധനകാര്യ സേവനങ്ങളുമായി ഇന്ത്യയിലെ പ്രഥമ ഇസ്ല്ളാമിക് ബാങ്ക് അടുത്തവര്ഷം കൊച്ചിയില് തുറക്കും. 500 കോടി രൂപയുടെ അംഗീകൃത മൂലധനവുമായി ആരംഭിക്കുന്ന കമ്പനിയില് 11 ശതമാനം ഓഹരി സംസ്ഥാന വ്യവസായ വികസന കോര്പ്പറേഷനായിരിക്കും. അടിസ്ഥാന സൗകര്യ - വികസന പദ്ധതികളിലായിരിക്കും കമ്പനി കാര്യമായ നിക്ഷേപം നടത്തുക.

പദ്ധതിക്ക് അന്തിമ രൂപം നല്കാന് സംസ്ഥാനസര്ക്കാര് സപ്തംബര് 12ന് കോഴിക്കോട്ട് ഉദ്യോഗസ്ഥരുടെയും പ്രമോട്ടര്മാരുടെയും ഉന്നതതലയോഗം വിളിച്ചിട്ടുണ്ട്. ഏണസ്റ്റ് ആന്ഡ് യങ് തയ്യാറാക്കിയ പദ്ധതിറിപ്പോര്ട്ട് ഒരുമാസം മുമ്പ് അംഗീകരിച്ചതിനു തുടര്ച്ചയായാണ് അടുത്തയോഗം.

ശരിഅത്ത് അധിഷ്ഠിത പലിശരഹിത ബാങ്കിങ് മാതൃകയില് പ്രവര്ത്തിക്കുന്ന സ്ഥാപനം തുടക്കത്തില് ബാങ്കിതര ധനകാര്യസ്ഥാപനമെന്ന നിലയ്ക്കായിരിക്കും ആരംഭിക്കുക. കെഎസ്ഐഡിസിയാണ് കമ്പനി രൂപവത്കരണ ശ്രമങ്ങള്ക്ക് ചുക്കാന് പിടിക്കുന്നത്.

8,000 കോടി രൂപ ചെലവു കണക്കാക്കുന്ന തെക്കു വടക്ക് ഹൈസ്പീഡ് കോറിഡോറില് ബാങ്കിന് മുതല് മുടക്കാന് താല്പര്യമുണ്ടെന്നറിയുന്നു. ഇതിന് ഇതിനകം താല്പര്യപത്രം ക്ഷണിച്ചിട്ടുണ്ട്. ഒമാനിലെ ഗള്ഫാര് ഗ്രൂപ്പ് സാരഥി പി.മുഹമ്മദാലി, ഖത്തറിലെ ബെഹ്സാദ് ഗ്രൂപ്പ് ചെയര്മാന് സി.കെ. മേനോന്, ഗള്ഫിലെ എംകേ ഗ്രൂപ്പ് മാനേജിങ് ഡയറക്ടര് എം.എ. യൂസഫലി, ഡോ. മ്യൂപ്പന്സ് ഗ്രൂപ്പ് തലവന് ഡോ. ആസാദ് മൂപ്പന് എന്നിവരായിരിക്കും ബാങ്കിന്റെ മുഖ്യ പ്രമോട്ടര്മാര്.

20ലക്ഷം വിദേശ ഇന്ത്യക്കാരില് നിന്ന് പ്രതിവര്ഷം 37,000 കോടി രൂപയുടെ വിദേശപ്പണമൊഴുകുന്ന കേരളത്തില് ഇത് ബാങ്കുകളില് കെട്ടിക്കിടക്കുകയാണെന്നു മാത്രമല്ല, പലപ്പോഴും സംസ്ഥാനത്തിന്റെ വികസന പ്രവര്ത്തനങ്ങള്ക്ക് ഉപയുക്തമാകാറുമില്ല. വിദേശ ഇന്ത്യക്കാരില് ഭൂരിപക്ഷം വരുന്ന മുസ്ല്ളീങ്ങളില് പലരും ബാങ്കില് നിന്ന് പലിശ സ്വീകരിക്കാന് മടിക്കാറുണ്ട്. ഇങ്ങനെ ഏതാണ്ട് 5,000 കോടി രൂപ അവകാശപ്പെടാത്ത പലിശയായി ബാങ്കുകളില് വെറുതെ കിടക്കുകയാണ്. വിദേശ ഇന്ത്യക്കാരുടെ പണം സംസ്ഥാനത്തിന്റെ വികസനപ്രവര്ത്തനങ്ങള്ക്കായി പരമാവധി പ്രയോജനപ്പെടുത്തുകയാണ് ഇസ്ല്ളാമിക് ബാങ്ക് വഴി ലക്ഷ്യമിടുന്നത്.

ഇസ്ല്ളാമിക് ബാങ്ക് പലിശാധിഷ്ഠിത ബിസിനസ്സില് നിന്ന് വിട്ടുനില്ക്കും. ഗള്ഫില് നിന്ന് മടങ്ങുന്ന പ്രവാസികള്ക്ക് ചെറുകിട സംരംഭം തുടങ്ങാന് പലിശരഹിത വായ്പ നല്കാന് പ്രത്യേക സാമൂഹ്യനിധിക്കും രൂപം നല്കും. എന്നാല് ബാങ്ക് ഓഹരിയുടമകള്ക്ക് ലാഭവീതം നല്കുന്നതാണ്.

പശ്ചിമേഷ്യയിലും മലേഷ്യ, ഇന്ഡൊനീഷ്യ, ബ്രിട്ടന് എന്നിവിടങ്ങളിലും ഇസ്ല്ളാമിക് ബാങ്കുകള് പ്രവര്ത്തിക്കുന്നുണ്ട്. ഇതിനു പുറമെ അന്താരാഷ്ട്ര ബാങ്കുകളായ എച്ച്എസ്ബിസിക്കും സ്റ്റാന്ഡേര്ഡ് ചാര്ട്ടഡിനും ഇസ്ല്ളാമിക് ബാങ്കിങ് വിഭാഗമുണ്ട്. കേരളത്തിലും ഏതാനും ഇസ്ല്ളാമിക ബാങ്കുകള് ധര്മ്മസ്ഥാപന നിയമപ്രകാരം പ്രവര്ത്തിക്കുന്നുണ്ട്. ഇന്ത്യയിലെ പ്രഥമ ശരിഅത്ത് അധിഷ്ഠിത വെഞ്ച്വര് കാപിറ്റല്ഫണ്ട് സെക്യൂറ ഇന്ത്യ റിയല് എസ്റ്റേറ്റ് ഫണ്ട് എന്ന പേരില് സെബി അംഗീകാരത്തോടെ മെയ് മാസം കോഴിക്കോട്ട് പ്രവര്ത്തനമാരംഭിച്ചിരുന്നു.

SmartCity talks inconclusive

THIRUVANANTHAPURAM: The talks between Kerala government and the promoters of the SmartCity Project in Kochi here on Thursday failed to fully resolve the contentious issue of “free hold” land for the project. However, the talks will continue.

Chief Secretary Neela Gangadharan and chief executive officer of Tecom Fareed Abdul Rahman, who represented the government and the Dubai-based promoters respectively, said that the talks had ended on a positive note. Discussions would continue after the meeting of the director board of the joint sector company, which is to execute the project, on September 30.

The talks covered timing of release of the freehold land, conditions of release and location.

However, the two sides differed on the details.

തിരുവനന്തപുരം: കൊച്ചിയില് സ്മാര്ട്ട് സിറ്റി സ്ഥാപിക്കുന്നതിലുള്ള അനിശ്ചിതത്വം നീങ്ങുന്നു. ഇതു സംബന്ധിച്ച് സംസ്ഥാന സര്ക്കാരും ടീകോമും തമ്മില് ധാരണയ്ക്കുള്ള സാധ്യത തെളിഞ്ഞിട്ടുണ്ട്. രണ്ടു ദിവസമായി തിരുവനന്തപുരത്തു നടക്കുന്ന ചര്ച്ചകള് ശുഭപ്രതീക്ഷ നല്കുന്നുവെന്ന് ഇരുപക്ഷവും വ്യക്തമാക്കിയതോടെയാണ് സ്മാര്ട്ട്സിറ്റി പദ്ധതിക്ക് വീണ്ടും ജീവന്വെച്ചത്.

സ്മാര്ട്ട്സിറ്റി പദ്ധതി പ്രദേശത്തെ 12 ശതമാനം ഭൂമിയുടെ സ്വതന്ത്രാവകാശം ടീകോമിനു നല്കുന്നതു സംബന്ധിച്ച് ഏകദേശധാരണ ബുധന്, വ്യാഴം ദിവസങ്ങളിലായി നടന്ന ചര്ച്ചയിലുണ്ടായിട്ടുണ്ടെന്നാണ് സൂചനകള്. ഇതേത്തുടര്ന്ന് സപ്തംബര് 30ന്സ്മാര്ട്ട്സിറ്റി ഡയറക്ടര്ബോര്ഡ് യോഗം ചേരാനും തീരുമാനിച്ചിട്ടുണ്ട്.

കഴിഞ്ഞ ഡിസംബറിലാണ് സ്മാര്ട്ട് സിറ്റി ഡയറക്ടര് ബോര്ഡ് യോഗം ഏറ്റവും ഒടുവില് ചേര്ന്നത്. പാട്ടക്കരാര് വ്യവസ്ഥകളില് തീരുമാനമായ ശേഷം ഡയറക്ടര് ബോര്ഡ് യോഗം ചേര്ന്നാല് മതിയെന്ന നിലപാടിലായിരുന്നു ടീകോം ഇതുവരെ. ഇതില് നിന്നു പിന്നാക്കം പോകാനും സപ്തംബര് 30ന് ഡയറക്ടര് ബോര്ഡ് യോഗം വിളിച്ചുചേര്ക്കാനും ടീകോം തയ്യാറായത് ധാരണയുണ്ടായതിന്റെ ഫലമായാണെന്നു ചൂണ്ടിക്കാണിക്കപ്പെടുന്നു.

കാര്യങ്ങള് ശുഭകരമാണെന്നും ചര്ച്ചകള് തുടരുമെന്നുമാണ് യോഗത്തിനു ശേഷം പുറത്തുവന്ന ചീഫ്സെക്രട്ടറി നീലാ ഗംഗാധരന് പറഞ്ഞത്. ഇപ്പോഴത്തെ ആശയവിനിമയ പ്രക്രിയ തുടരുമെന്നും അവര് പറഞ്ഞു. ശുഭകരമായി ചര്ച്ചകള് പുരോഗമിക്കുന്നുവെന്നും ചില പ്രശ്നങ്ങള് സര്ക്കാര് ഉന്നയിച്ചിട്ടുണ്ടെന്നുമായിരുന്നു സ്മാര്ട്ട്സിറ്റിയുടെ ചീഫ്എക്സിക്യൂട്ടീവ് ഓഫീസര് ഫരീദ് അബ്ദുള് റഹ്മാന്റെ പ്രതികരണം. സര്ക്കാര് ഉന്നയിച്ച വിഷയങ്ങള് ഡയറക്ടര് ബോര്ഡ് യോഗവേളയില് പരിഗണിക്കുമെന്നും അദ്ദേഹം വ്യക്തമാക്കി.

പ്രത്യേക സാമ്പത്തിക മേഖലയില് 12 ശതമാനം ഭൂമിയുടെ സ്വതന്ത്രാവകാശം സ്മാര്ട്ട്സിറ്റി കൊച്ചി ലിമിറ്റഡിനു നല്കി പാട്ടക്കരാറില് ഇപ്പോള്ത്തന്നെ വ്യവസ്ഥ ചെയ്യണമെന്നായിരുന്നു ടീകോമിന്റെ പ്രധാന ആവശ്യം. എന്നാല്, പദ്ധതിയുടെ മാസ്റ്റര് പ്ലാന് അംഗീകരിച്ച ശേഷം പരിഗണിക്കേണ്ട വിഷയമാണിതെന്നായിരുന്നു സര്ക്കാര്നിലപാട്. രണ്ടു കൂട്ടരും തങ്ങളുടെ വാദങ്ങളില് ഉറച്ചുനിന്നത് പദ്ധതി അനിശ്ചിതത്വത്തിലാക്കി. തങ്ങളുടെ മുന്നിലപാടുകളില് ഇളവുവരുത്താന് ഇരുപക്ഷവും തയ്യാറായതാണ് ഇപ്പോള് ധാരണയ്ക്ക്വഴിതുറന്നത്.

ഭൂമിയുടെ സ്വതന്ത്രാവകാശം സ്മാര്ട്ട്സിറ്റിക്കു നല്കാമെന്ന് സര്ക്കാര് സമ്മതിച്ചതായി അറിയുന്നു. എന്നാല്, ഈ ഭൂമി ക്രയവിക്രയം ചെയ്യരുതെന്ന വ്യവസ്ഥയും സര്ക്കാര് മുന്നോട്ടു വെച്ചു. ചില പ്രശ്നങ്ങള് സര്ക്കാര് ഉന്നയിച്ചിട്ടുണ്ടെന്ന് ഫരീദ് അബ്ദുള് റഹ്മാന് പറഞ്ഞത് ഇതുമായി ബന്ധപ്പെട്ടാണ്. ഭൂമിയുടെ സ്വതന്ത്രാവകാശം ഏതു രീതിയില് വേണമെന്നും പുതിയ പാട്ടക്കരാറിലെ വ്യവസ്ഥകള് എന്തൊക്കെയാകണമെന്നും അന്തിമ തീരുമാനമെടുക്കേണ്ടത് സംസ്ഥാന മന്ത്രിസഭയും ടീകോം ഡയറക്ടര് ബോര്ഡ് യോഗവുമാണ്.

കൊച്ചി: 695 കോടി രൂപ ചെലവില് ഫാക്ട് ഉദ്യോഗമണ്ഡലില് സ്ഥാപിക്കുന്ന പുതിയ യൂറിയ പ്ലാന്റിന്റെ പ്രോജക്ട് റിപ്പോര്ട്ട് തയ്യാറാക്കിവരുന്നതായി ഫാക്ട് ചെയര്മാനും എംഡിയുമായ ഡോ. ജോര്ജ് സ്ല്ളീബ വെളിപ്പെടുത്തി. പ്രതിവര്ഷം അഞ്ചു ലക്ഷം ടണ് യൂറിയ ഉല്പാദിപ്പിക്കാന് ശേഷിയുള്ള പ്ലാന്റിന്റെ പ്രോജക്ട് റിപ്പോര്ട്ട് ഫെഡോയുടെ പണിപ്പുരയിലാണിപ്പോള്. രണ്ടു മാസത്തിനകം ഇത് തയ്യാറാവും.


സംസ്ഥാന വ്യവസായ വികസന കോര്പറേഷനുമായി ചേര്ന്ന് 200 കോടി മുതല്മുടക്കില് ഉദ്യോഗമണ്ഡലില് 30 ഏക്കര് സ്ഥലത്ത് സ്ഥാപിക്കുന്ന കേരള ട്രേഡ് സെന്ററിന്റെ പ്രൊജക്ട് റിപ്പോര്ട്ടും പത്തു ദിവസത്തിനകം പൂര്ത്തിയാവും. ഹൈദരാബാദ്, ചെന്നൈ നഗരങ്ങളിലുള്ളതുപോലെ ആഗോളനിലവാരത്തിലുള്ള ഇന്റര്നാഷണല് കണ്വെന്ഷന് സെന്ററാണ് ഇവിടെ നിലവില്വരിക. 5,000-6,000 പേര്ക്ക് ഇരിക്കാന് സൗകര്യമുള്ളതാവും ഇത്. ഇതിന്റെ ഡവലപ്പറെ കെഎസ്ഐഡിസി കണ്ടെത്തിക്കഴിഞ്ഞാല് ഉടന് നിര്മാണം ആരംഭിക്കും.

Plaza Centers to invest Rs3,000 crore for first mall in Pune news

Shopping and entertainment centers developer Plaza Centers India, has unveiled the scale model of its first mall, Koregaon Park Plaza in Pune.

It said in a press release that it plans to invest over Rs3,000 crore in the coming years by setting up six new malls across India, the malls are planned in Chennai, Bangalore, Kochi and one more in Pune.

It also said that it had formed an alliance with PVR Cinemas to become its multiplex partner, which would mark PVR's entry into Pune.

The mall will be designed across 400,000 square feet with an infrastructure that allows maximum light and air circulation. It will have a total of 14 lifts and staircases to allow easy accessibility of levels to customers.

Close on the heels of becoming the sole stopover port for the Volvo Ocean Race in South Asia, Kochi is set to reinforce its position as a prominent cruise destination in this part of the globe.

For the first time, the port would become a turnaround port for a cruise ship that would remain berthed here from October 22 to 27. “In addition, a few cruise ships are likely to have Kochi as their home port,” said the port’s Chairm an N. Ramachandran.

Though dozens of cruise liners call at Kochi each season, this is the first time that a vessel – Germany-registered Aida Cara, has selected Kochi as a turnaround port.

Thus, the ship’s over 2,500 high-spending passengers and crew members would disembark at Kochi and fly off to their destinations. A fresh set of similar number of passengers and crew would gravitate to Kochi and board the vessel from here.

“This would bring in revenue to the port, the airport, hotels and resorts, travel operators, taxi and auto drivers and other stakeholders in the tourism sector,” Mr. Ramachandran said.

As of now, in the absence of a cruise terminal, vessels that come to Kochi at dawn leave the city by dusk.

The passengers – most of them senior citizens from Europe and the U.S. – go on short tours of the city, Kumarakom and Alappuzha, bringing revenue to tour operators, auto drivers and hotels.

A Mediterranean cruise ship company has expressed interest to have Kochi as its home port. Its ships would take tourists on short cruises in the region, ranging from four to five days.

The port’s BTP Berth, which was modified and cleaned up in connection with the Volvo Ocean Race would be converted into a hub for cruise ships.

“This would be until India’s first cruise terminal gets ready in the port in around two years time. Land has been earmarked and feasibility study is over. The project is awaiting clearance from the Planning Commission,” said Mr. Ramachandran.

The ship jetty would require Rs 80 crore, while setting up a Kerala village, five-star hotel, convention centre and other facilities, would need around Rs 320 crore.

The port is already on cloud nine as the organisers of the Volvo Ocean race have expressed their interest to have a Kochi stopover for its 2011 race as well.

The port is negotiating the terms with the organisers of the global race.

KOCHI: Development of the tourism industry in the State is set to buck the continuing recession in the hospitality industry this season thanks to a new development that will help Kochi leave its footprint firmly on the global cruise tourism map.

The ensuing cruise season will see the arrival of a luxury liner that will begin some of its sails from here or end them here.

AIDA Cara, the luxury liner that is set to inaugurate the new season, is scheduled to call at the Kochi port in October. According to the schedule, the ship will set sail from port Sharm El-Sheikh in Egypt on October 12 and end its trip here on October 25. En route, the liner will call at Agaba in Jordan, Safaga in Egypt, Salalah in Oman, Mumbai, Marmagao and Mangalore.

Similarly, the AIDA Cara cruise is scheduled to start from Kochi on October 16 and sail 14 days to reach Laem Chabang in Thailand in the second week of November.

This new development augurs well for Kochi which has finalised plans for setting up a well-equipped cruise terminal to exclusively serve the increasing number of cruise liners.

The new cruise season will see about 20 cruise liners calling at the port. Eight cruise vessels had visited the port since April.

Kochi had capped the last cruise year with 11 luxury liners calling at the port in March. The vessels that called at port in March included Queen Mary II, Queen Victoria, Seven Seas Voyager, Arcadia, Silver Wind and Balmoral.

Kochi: District Collector M. Beena, designated as the special officer to coordinate with the stakeholders of the proposed Vytilla mobility hub project, released a detailed Confederation of Indian Industry (CII) report ‘Go ahead for Growth’, on the project on Wednesday.

She said it was for the first time in the State that so many agencies had joined hands for a project. Drawing heavily upon the CIAL-model of implementation, it pitches for a public-private partnership (PPP) with the involvement of local bides in the project execution.

In the event of a joint venture, the Agriculture Department, which owns part of the proposed site, would have a share of 20 per cent of the commercial and office built-up space that would generate Rs.73 crore. The government, which would have 26 per cent stake in the project, would gain in excess of Rs.200 crore by way of long-term lease, with taxes alone fetching Rs.25 lakh. The project outlay is Rs.265 crore and the expected return, Rs.340 crore.

The mobile hub—which is designed to integrate different modes of transport such as the Metro rail, water transport and road transport—is envisaged to ease the increasing traffic requirements of the city which sees an annual vehicle growth of 13 per cent on its roads.

Every month about 2,000 vehicles are registered in the city while 3,000 buses conduct services everyday. The proposed site would offer a sprawling 25 acres of land to develop 71 bus bays and 150 parking slots for buses conducting long and short distance services. While accommodating 900 cars and 120 autorikshaws with multi-level parking options, it would also have the option to develop a world-class shopping mall, food courts, a cultural centre, health club, hotel, swimming pool, water front and a boat jetty in its total built-up area of 13,70,000 square feet .

KOCHI: Moving closer to the concept of a mobility hub at Vyttila, the State Government has decided to conduct a feasibility study on the detailed report submitted by the Confederation of Indian Industry (CII). The State Government has appointed District Collector M Beena as the ‘special officer’ for the proposed project. To ensure proper connectivity, the special officer will hold discussions with the authorities of the Delhi Metro Rail Corporation (DMRC), the implementing agency of the proposed Kochi Metro Rail project.

Releasing the project report by CII titled ‘Go ahead for growth’ here on Wednesday, the Collector said that the operational part of the project would face many challenges.

“The project is still in the initial stage. After analysing its scope and feasibility the next step is coordination of various departments like the Kerala Water Authority (KWA) and Kerala State Electricity Board (KSEB).

We will have to ensure their maximum support,” she said.

“We have to have discussions with the DMRC authorities to ensure connectivity of the proposed Metro Rail with the mobility hub,” the Collector said.

The CII will continue to extend its support for the project which is expected to play a pivotal role in changing the face of Kochi. “CII will act as an enabling agency.

It will help the authorities to decide the apt public private partnership (PPP) model for implementing the project,” said Alex Thomas, chairman, UKM&I task force, CII Kerala.

Moving away from the concept of a mere bus terminus at Vyttila, the CII report has put forth the concept of a mobility hub. The mobility hub, according to the report, is a place of connectivity where different modes of transit come together seamlessly and a place where the transit rider is treated like a coveted consumer.

The report suggests that along with the bus station, malls, offices, boat jetty, parks, walkways, hotels, cultural and convention centres and health clubs can be developed through the PPP model.

കൊച്ചി കോര്പ്പറേഷനു വേണ്ടി നാറ്റ്പാക് തയാറാക്കിയ സിറ്റി മൊബിലിറ്റി പ്ലാന് അധിഷ്ടിതമാക്കിയാണു സിഐഐ പ്രൊജക്റ്റ്. നിര്ദിഷ്ട വൈറ്റില ബസ് ടെര്മിനല് കേന്ദ്രമാക്കിയാണു മൊബിലിറ്റി ഹബ്. ദീര്ഘദൂര - ഇന്റര്സിറ്റി ബസുകളെ ഉള്ക്കൊള്ളും വിധം നിര്മിക്കുന്ന ബസ് ടെര്മിനലിനു രണ്ടു പ്രത്യേക പ്ലാറ്റ്ഫോമുകള് ഉണ്ടായിരിക്കണം. ഇവയെ ബന്ധിപ്പിച്ചു കൊമേഴ്സ്യല് മാള്. ഇതില് കാറുകള്ക്കായി അണ്ടര്ഗ്രൗണ്ടിലും മട്ടുപ്പാവിലും പാര്ക്കിങ് ഏരിയ. പാര്ക്കിങ് ഏരിയയോടു ചേര്ന്നു വര്ക്ഷോപ്പ്, ഫ്യുവല് സ്റ്റേഷന്.
ബസ് സ്റ്റേഷനോടു ചേര്ന്നു ജലപാതയും റെയ്ല്വേ സ്റ്റേഷനും ബന്ധിപ്പിച്ചുള്ള പദ്ധതികളും റിപ്പോര്ട്ടില് പറയുന്നു. മെട്രൊ റെയ്ലിന്റെ വൈറ്റില സ്റ്റേഷനുമായി ബന്ധിപ്പിച്ചു വൈറ്റില ടെര്മിനലിലേക്ക് ആധുനിക നിലവാരത്തില് റോഡ്, ദേശീയ ജലപാതയുടെ വൈറ്റില ഭാഗത്തു നിര്മിക്കുന്ന ജെട്ടിയില്നിന്നു ഹബുമായി ബന്ധിപ്പിച്ച് എലിവേറ്റഡ് ട്യൂബ് എന്നിവയാണ് ഇതില് നിര്ദേശിച്ചിരിക്കുന്നത്. ഇവ പൂര്ത്തിയായാല് റോഡ്, റെയ്ല്, ജലമാര്ഗത്തിലൂടെ കൊച്ചിയിലെത്താനുള്ള കേന്ദ്രമായി വൈറ്റില മാറും.

അനുവദിനീയമായ തരത്തില് പ്രവര്ത്തനം നടത്തിയാല് 200 കോടിയിലധികം രൂപ സര്ക്കാറിനു ദീര്ഘകാല പാട്ടമായും 25 ലക്ഷം രൂപ നികുതിയിനത്തിലും ലഭിക്കും.

ഇതുമൂലമുണ്ടാകുന്ന ഗതാഗത പ്രശ്നം പരിഹരിക്കാന് പുതിയ ഗതാഗത രീതി ആലോചിക്കണം. ഓട്ടോ, ടാക്സി, റെന്റെഡ് ടൂവിലേഴ്സ് എന്നിവയാണ് ഇതു മറികടക്കാന് പദ്ധതി രേഖയില് നിഷ്കര്ഷിച്ചിരിക്കുന്നത്. ചെറിയ ദൂരത്തേയ്ക്ക് ഇലക്ട്രിക് വാഹന ങ്ങളും സൈക്കിളുകളും ടെര്മിനലില്നിന്നു ലഭ്യമാക്കണം. ആംസ്റ്റര്ഡാമിലുപയോഗിക്കുന്നതരം ഇക്കോ ഫ്രണ്ടലി റിക്ഷകള് ഇവിടെയും പരീക്ഷിക്കാം. യാത്രാ ബത്തയ്ക്കു കാര്ഡ് സംവിധാനം നിര്ദേശിക്കുന്നുണ്ട്. ഹോങ്കോങ് മാതൃകയിലുള്ള ഈ സംവിധാനത്തില് ബസ്, കാര്, മറ്റു വാഹനങ്ങള് എന്നിവയിലേക്കുള്ള ചാര്ജുകള്ക്ക് പ്രീപെയ്ഡ് കാര്ഡ്, ഒക്റ്റപസ് കാര്ഡ് എന്നീ മാര്ഗങ്ങള് നിര്ദേശിക്കുന്നു. യൂറോപ്യന് രാജ്യങ്ങളിലും ജപ്പാന്, കൊറിയ, സൗത്ത് - ഈസ്റ്റ് ഏഷ്യ എന്നിവിടങ്ങളിലും പ്രാബല്യത്തിലിരിക്കുന്ന വെര്ട്ടിക്കല് പാര്ക്കിങ് സ്പെയ്സ് സംവിധാനം വൈറ്റിലയി ലും പരീക്ഷിക്കാം. പസില്, ടവര്, മിനി എന്നിങ്ങനെ മൂന്നു വിഭാഗങ്ങളായാണിത്.

വൈറ്റില മൊബിലിറ്റി ഹബ് നിലവില് വരുന്നതോടെ കെഎസ്ആര്ടിസിക്കു പ്രതിവര്ഷം 1.76 കോടിയുടേയും സ്വകാര്യ ബസുകള്ക്കു പ്രതിവര്ഷം 1.16 കോടിയുടേയും ലാഭമുണ്ടാകും. പ്രതിദിനം 442 ദീര്ഘദൂര കെഎസ്ആര്ടിസി ബസുകള് നഗരത്തില് കയറിയിറങ്ങുന്നതായാണു കണക്ക്. ഇവ 756 ട്രിപ്പ് ഓപ്പറേറ്റ് ചെയ്യുന്നു. നഗരത്തില് ആറു കിലോമീറ്റര് അധികയാത്ര നടത്തുന്നുണ്ട്. അതായത് എല്ലാ ബസുകളും കൂടി പ്രതിദിനം 4536 കിലോമീറ്റര് അധിക യാത്ര നടത്തുന്നു. 1512 ലിറ്റര് ഡീസല് ഇതിനു ചെലവാകും. ലിറ്ററിനു 32 രൂപ പ്രകാരം പ്രതിദിന നഷ്ടം 48,384 രൂപ.
2300 ദീര്ഘദൂര സ്വകാര്യ ബസുകളും നഗരത്തിലേക്കു പ്രതിദിന സര്വീസ് നടത്തുന്നതായാണു കണക്ക്.
മേല് വിവരിച്ച പ്രകാരം ഇവയും അധിക സര്വീസ് നടത്തുന്നുണ്ട്. ഇതിന്റെ നഷ്ടം പ്രതിദിനം 32,000 രൂപ. പ്രതിവര്ഷം 71,950 മണിക്കൂറാണ് യാത്രക്കാര് ഈ അധിക യാത്രയ്ക്കു പാഴാക്കുന്നത്. ഇതിലൂടെ നഷ്ടപ്പെടുന്ന വാര്ഷിക വരുമാനം 82.06 കോടി.

സെസ് വിജ്ഞാപനത്തിനു മുന്പു സ്വതന്ത്രാവകാശം സംബന്ധിച്ച് അന്തിമ നിലപാട് അറിയിക്കണമെന്നും ടീകോം ആവശ്യപ്പെട്ടതായി മന്ത്രി കൊച്ചിയില് മാധ്യമ പ്രവര്ത്തകരോടു പറഞ്ഞു. കരാര് ഒപ്പിട്ടാല് പദ്ധതി പൂര്ത്തിയാക്കുന്നതിനു സമയപരിധി നിശ്ചയിക്കും.
തിരുവനന്തപുരത്തു നടന്ന ചര്ച്ചയിലും സ്മാര്ട് സിറ്റി സിഇഒ ഫരീദ് അബ്ദുള് റഹ് മാനുമായി നടത്തിയ ചര്ച്ചയിലും അനൂകൂല നിലപാടാണ് എടുത്തിരിക്കുന്നതെന്നും ശര്മ പറഞ്ഞു.

സ്മാര്ട് സിറ്റി പദ്ധതി പ്രാവര്ത്തികമാക്കുന്നതുമായി ബന്ധപ്പെട്ട് ടീകോം അധികൃതരുമായി സംസ്ഥാന സര്ക്കാര് നടത്തിയ ചര്ച്ച വ്യക്തമായ തീരുമാനങ്ങളുണ്ടാവാതെ പിരിഞ്ഞു എന്നാണു പുറത്തുവന്ന വാര്ത്ത. ചര്ച്ചയില് കാര്യമായ പുരോഗതിയുണ്ടായതായി കഴിഞ്ഞ ദിവസങ്ങളില് നടന്ന ചര്ച്ചയ്ക്കുശേഷം ചീഫ് സെക്രട്ടറിയും ടീകോം പ്രതിനിധികളും അറിയിച്ചിരുന്നു. സ്മാര്ട് സിറ്റി ഡയറക്റ്റര് ബോര്ഡ് യോഗം ഈ മാസം 30നു ചേരുന്നതാണ്. ഈ യോഗത്തിനുശേഷം പ്രശ്നങ്ങള് ഒരോന്നായി പരിഹരിക്കാന് സാധിക്കുമെന്നാണു കരുതുന്നതെന്നും മന്ത്രി പറഞ്ഞു. പദ്ധതി പൂര്ത്തിയാക്കുന്നതിനായുള്ള സമയപരിധി 30നു ചേരുന്ന യോഗത്തില് തീരുമാനിക്കും. സ്മാര്ട് സിറ്റി നടപ്പാക്കുന്നതിനു 12 ശതമാനം ഭൂമിയില് വില്പ്പന ഒഴികെയുള്ള വികസന അനുബന്ധ പ്രവര്ത്തനങ്ങള്ക്ക് ടീകോമിനു സ്വതന്ത്രാവകാശം നല്കാമെന്ന നിലപാടു സര്ക്കാര് കഴിഞ്ഞ ചര്ച്ചയില് സ്വീകരിച്ചതാണ്. നിയമവശങ്ങള് പരിശോധിച്ചശേഷം മറുപടി അറിയിക്കാമെന്ന നിലപാടാണ് ടീകോം പ്രതിനിധികള് അന്നു സ്വീകരിച്ചതെന്നും ശര്മ പറഞ്ഞു.

പ്രതിവര്ഷം 4 ലക്ഷം ടണ് ഉത്പാദനശേഷിയുള്ള കമ്പനിയുടെ വിറ്റുവരവ് 5000 കോടി രൂപ വരും. ഇന്ത്യാ പ്രവര്ത്തനങ്ങള്ക്കായി രൂപവത്കരിച്ച നാഷണല് പെയിന്റ്സ് ഫാക്ടറി ഇന്ത്യ മൊത്തം നാല് ഫാക്ടറികളാണ് തുടങ്ങുന്നത്. പുണെ, അഹമ്മദാബാദ്, ചെന്നൈ എന്നിവിടങ്ങളിലായിരിക്കും ഇവ. മൂന്നുനാലു വര്ഷത്തിനകം നാലു ഫാക്ടറികളും നിലവില് വരുമ്പോള് മൊത്തം നിക്ഷേപം 500 കോടി രൂപയിലെത്തും. അഹമ്മദാബാദിലെ ഫാക്ടറി താമസിയാതെ പ്രവര്ത്തനം തുടങ്ങും. ചെന്നൈയില് നിന്നുള്ള ഉദ്പാദനം മുഖ്യമായും കയറ്റുമതിക്കായിരിക്കും. ശ്രീലങ്ക, ബംഗ്ലാദേശ്, മാലദീപ്, പൂര്വേഷ്യ എന്നീ രാജ്യങ്ങളിലേക്കായിരിക്കും ഇവിടെ നിന്ന് കയറ്റുമതി.

അങ്കമാലിയിലെ ഫാക്ടറിക്ക് 50 കോടി രൂപയായിരിക്കും മുതല്മുടക്ക്. പ്രതിദിനം 120-150 ടണ്ണായിരിക്കും ഉത്പാദനം. ആദ്യവര്ഷം 100 കോടി രൂപയുടെ വിറ്റുവരവാണ് പ്രതീക്ഷിക്കുന്നതെന്ന് സലിം സയഗ് പറഞ്ഞു. ഡെക്കറേറ്റീവ്, വുഡ് ഫിനിഷ് ഉത്പന്നങ്ങള്ക്ക് പ്രാമുഖ്യം നല്കുന്ന ഫാക്ടറി 150 പേര്ക്ക് തൊഴിലവസരം ഉറപ്പാക്കും.

The government is on an offensive to end the slackness in the housing and real estate sectors by launching projects at a time when private builders seem to think twice before doing so.

Taking a cue from what the housing boards in West Bengal, Andhra Pradesh, Karnataka and a number of other States have done, the Kerala State Housing Board has planned to take the private-public partnership route to wipe away its liability.

In fact, one of the prime projects at Marine Drive will help the board come out of the red, believes Noel Thomas, Housing Commissioner and Secretary of the board. In a month, consultants will be selected for giving a detailed project report on the Marine Drive plan. The board, which has about 18 acres of land at the Marine Drive, plans to have a tourism, commercial and housing project.

Hotels, office space, convention centre and multiplexes are some of the ideas that have come up. A preliminary study by the board has pointed out that 17 lakh sq.ft of built-up space can be made available.

Since there are environmental concerns, the government held several rounds of discussion before agreeing to the project, Mr. Thomas said.

With an eye on the upcoming LNG terminal at Vallarpadam, the board has conceptualised the space here with a futuristic design, Mr. Thomas said. The prime project will be launched early next year and the full project is likely to be completed by three years, he said.

The housing projects of the board in at least four other places in Ernakulam district are expected to add to the signs of revival that the sector is showing these days. “We believe a revival in the sector by the end of the current financial year,” Mr. Thomas said.

The board has planned to invite builders for the construction on a build-share-transfer basis. The bidders should have done a project of that level in the last three years. Such a criterion is to keep the less-experienced ones away.

The board has got into a financial crisis because of the large number of houses it has financed for the weaker sections who have not been able to remit their part of the payment,

Mr. Thomas said. Unlike the boards in other States, the KSHB has built 6 lakh houses. With a loan of Rs.2,000 crore from HUDCO over the past 35 years, the board has not been able to take up many projects. So far, the liability of Rs.1,500 crore is over and a new outlook with private partnership is expected to push the board on track again, Mr. Thomas said.

Since pricing of houses is most important in a downward looking market, the board intends to keep it affordable considering the market dynamics at the time. In Panampilly Nagar, there will be a 32-unit complex, while the project at Kumaran Asan Nagar will be a 36-unit one.

At Thrikkakara, where the board already has project in innovative housing for the working class, there will be yet another project for the middle and higher income groups that will have 60-65 units.

At Irimpanam, where the board has some prime roadside land on the side of the Seaport-Airport road, a multi-storey housing complex will have a basement and two floors of commercial area.

If these projects are implemented, the board is likely to give a lead to many building projects in the State that are, at present, either going slow or have come to a standstill.

Nitesh Estates to raise Rs 550 cr to list next year

NEW DELHI: Bangalore-based real estate company Nitesh Estates, which is building Ritz Carlton hotel and several residential and commercial
buildings, plans to raise Rs 550 crore by listing its shares on the stock markets early next year.

The funds raised will be used for the construction of 19 residential projects, a city centre mall in high street Indira Nagar in Bangalore and the proposed 267-room Ritz Carlton in the city. The Rs 125-crore firm has close to 15 square feet of developments lined up over the next four years. Part of the money will also be used for acquisition of new joint ventures. The company works only on the JV model to carry out its projects.

In recent times, Nitesh Estates has changed its focus from very high-end residential projects to mid-segment housing in the Rs 20-40 lakh category. Earlier, the focus of the company was high-end residential, which will not be abandoned totally — it is working on a villa project in Goa. The focus of the company is on four cities — Bangalore, Chennai, Kochi and Goa. The company expects the market to stabilise by the end of the year.

business. Mint spoke to group chairman Adi Godrej on the plans.

The proceeds will be used for the company’s expansion. I think in the next five years there will be huge demand in affordable housing in the range of Rs5-25 lakh. We will be announcing 2-3 major projects in (the) near future. We have project going across India, including Bangalore, Mumbai, Pune, Hyderabad, Cochin, Kolkata and Ahmedabad. About 90% of our projects would be in the affordable housing range.

കൊച്ചി: ഇന്ത്യയിലെ പ്രഥമ തുറമുഖാധിഷ്ഠിത പ്രത്യേക സാമ്പത്തികമേഖലകളായ വല്ലാര്പാടത്തും പുതുവൈപ്പിനിലുമായി പ്രതീക്ഷിക്കുന്നത് 21,000 കോടി രൂപയുടെ നിക്ഷേപമെന്ന് തുറമുഖട്രസ്റ്റ് ചെയര്മാന് എന്. രാമചന്ദ്രന്. അന്താരാഷ്ട്ര കണ്ടെയ്നര് ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല് സ്ഥാപിക്കുന്ന വല്ലാര്പാടം സെസ് 115 ഹെക്ടറിലും എനര്ജി പോര്ട്ട് ആയി വികസിപ്പിക്കുന്ന പുതുവൈപ്പിന് സെസ് 285 ഹെക്ടറിലുമാണുള്ളത്. സെസ് സംബന്ധിച്ച കേന്ദ്രസര്ക്കാര് അനുമതി 2006 ല് തന്നെ ലഭിച്ചിരുന്നു.

അന്താരാഷ്ട്ര കണ്ടെയ്നര് ട്രാന്സ്ഷിപ്പ്മെന്റ് ടെര്മിനല്, വിലകുറഞ്ഞ ഇന്ധനമായ എല്എന്ജിയുടെ സാമീപ്യം, വൈദ്യുതി ലഭ്യത... ഒപ്പം പ്രത്യേക സാമ്പത്തികമേഖലയുടെ ആനുകൂല്യങ്ങളും. ലോകത്തില് ഇത്രയും സൗകര്യങ്ങള് ഒരുമിച്ച് ലഭിക്കുക അപൂര്വമാണ്. തീരുവഇല്ലാതെ സെസിലേക്ക് ഉത്പന്നങ്ങള് കൊണ്ടുവരാനും പുറത്തുകൊണ്ടുപോകാനും കഴിയും. അതുകൊണ്ടുതന്നെ ഈ സെസ്സുകളില് നിക്ഷേപകര്ക്ക് താല്പര്യമേറെയാണ്.

വല്ലാര്പാടം പള്ളിയുടെ പടിഞ്ഞാറുഭാഗത്ത് 24 ഹെക്ടര് സ്ഥലം കൂടി വല്ലാര്പാടം സെസില് ഉള്പ്പെടുത്തുന്നുണ്ട്. ഇതിന് പ്രാഥമിക അനുമതിയായി. ഇത് കൂടി സെസ് ആയി വിജ്ഞാപനം ചെയ്ത് മുന്നോട്ടുപോവാനാണ് പദ്ധതി. വല്ലാര്പാടം അന്താരാഷ്ട്ര കണ്ടെയ്നര് ടെര്മിനലിനായി ഡിപി വേള്ഡിന്റെ ഇന്ത്യാഗേറ്റ് വേ ടെര്മിനലിന് 110 ഹെക്ടര് സ്ഥലമാണ് നല്കിയിട്ടുള്ളത്. പുതുതായി എടുക്കുന്ന 24 ഹെക്ടര് ഭൂമി ഏതൊക്കെ ആവശ്യത്തിന് വിനിയോഗിക്കണമെന്നതിനെക്കുറിച്ച് വിശദമായ പഠനം നടത്താന് കിറ്റ്കോയെ ചുമതലപ്പെടുത്തിയിട്ടുള്ളതായി സെസ് ജോയന്റ് ഡയറക്ടര് ഡോ. സി. ഉണ്ണികൃഷ്ണന് വിശദീകരിച്ചു. അതിനുശേഷം ഡവലപ്പറെ കണ്ടെത്തും.

വല്ലാര്പാടത്ത് ബാക്കിയുള്ള അഞ്ചേക്കര് ഭാവിയിലെ വികസനപ്രവര്ത്തനങ്ങള്ക്ക് വിനിയോഗിക്കാനാണ് പദ്ധതി. മൂല്യവര്ധിത കാര്ഷികോല്പന്നങ്ങള്ക്കായി ഈ സ്ഥലം വിനിയോഗിക്കാന് കഴിയും. 2010 ജനവരി ഒന്നു മുതല് ആസിയാന് കരാര് നടപ്പാവുമ്പോള് കുരുമുളക് പോലുള്ള ഉല്പന്നങ്ങള് കുറഞ്ഞ തീരുവയില് ഇങ്ങോട്ടുകൊണ്ടുവന്ന് മൂല്യവര്ധിത ഉല്പന്നങ്ങളാക്കി ബ്രാന്ഡ് ചെയ്ത് തിരിച്ചയക്കാന് കഴിയും. തേയില, കാപ്പി, കശുവണ്ടി എന്നിവയ്ക്കും ഈ സൗകര്യം ഉപയോഗപ്പെടുത്താം. കാര്ഷികോല്പന്ന സംസ്കരണ കേന്ദ്രത്തില് മികച്ച സാങ്കേതികവിദ്യ ലഭ്യമാക്കിയാല് കുറഞ്ഞചെലവില് മൂല്യവര്ധന നടത്തി പരമാവധി ലാഭം കൈവരിക്കാം. ഇതിനു പുറമെ വെയര്ഹൗസ്, പുതുവ്യവസായങ്ങള്ക്കായുള്ള മറ്റൊരു റെയില്വേസ്റ്റേഷന് എന്നിവയ്ക്കും ഈസ്ഥലം ഉപയോഗപ്പെടുത്താമെന്ന് ഡോ. ഉണ്ണികൃഷ്ണന് പറഞ്ഞു.

പുതുവൈപ്പിനിലെ സെസിലാണ് 3750 കോടിയുടെ നിക്ഷേപവുമായി എല്എന്ജി ടെര്മിനല് വരുന്നത്. 32 ഹെക്ടറിലാണിത്. ഇതിനു പുറമെ ഇവരുടെ തന്നെ പുതിയ പദ്ധതിയായ 1068 മെഗാവാട്ട് ഊര്ജനിലയത്തിനായി 3250 കോടിയും മുതല്മുടക്കും. ഇതിനായി 9.55 ഹെക്ടര് സ്ഥലം കൂടി അലോട്ട് ചെയ്യുന്നുണ്ട്.

മള്ട്ടി യൂസര് ലിക്വിഡ് ടെര്മിനലാണ് (എംയുഎല്ടി) മറ്റൊരു പ്രധാനപദ്ധതി. കിഴക്കുപടിഞ്ഞാറന് അന്താരാഷ്ട്ര കപ്പല് റൂട്ടിനടുത്തുള്ള കൊച്ചിക്ക് സമീപത്തു കൂടി വര്ഷം 80,000 കപ്പലുകള് കടന്നുപോവുന്നുണ്ട്. ഇവര്ക്ക് യാത്രയ്ക്കിടെ ഇന്ധനം നിറക്കാനായാണ് ബങ്കറിങ് ടെര്മനല് സ്ഥാപിക്കുന്നത്. സിംഗപ്പൂരില് നിന്നോ ദുബായില് നിന്നോവരുന്ന കൂറ്റന് ചരക്കുകപ്പലുകള് മുഴുവന് ഇന്ധനവും നിറയ്ക്കാതെ അത്രയും ചരക്കു കൂടി ഉള്പ്പെടുത്തി കൊച്ചിയിലടുത്ത് ആവശ്യമായ ഇന്ധനം നിറച്ചാല് കൂടുതല് ലാഭക്ഷമത നേടാന് കഴിയും. ഇതിനാവശ്യമായ മറൈന് ഡീസല് കൊച്ചി റിഫൈനറിയില് നിന്നോ മറ്റേതെങ്കിലും എണ്ണശുദ്ധീകരണ ശാലകളില് നിന്നോ തേടാവുന്നതാണ്. പുറങ്കടലില് നങ്കുരമിടുന്ന കപ്പലുകളിലേക്ക് ബാര്ജുകളില് ഇന്ധനമെത്തിക്കേണ്ടിവരും.

അഞ്ചു ഹെക്ടറിലായി പണിയുന്ന മള്ട്ടി യൂസര് ലിക്വിഡ് ടെര്മിനലിന് ജെട്ടിയുള്പ്പെടെ 170 കോടി രൂപയാണ് ചെലവു കണക്കാക്കുന്നത്. പൊതുസ്വകാര്യ പങ്കാളിത്തത്തിലൂടെയുള്ള ഈ പദ്ധതിക്കായി അന്താരാഷ്ട്ര ബിഡിങ് പ്രക്രിയയ്ക്ക് തുടക്കമായി. പുറങ്കടലില് നിന്ന് വല്ലാര്പാടത്തേക്കുള്ള ആഴമേറിയ കപ്പല്ച്ചാലിന് അഭിമുഖമായിട്ടായിരിക്കും മള്ട്ടിയൂസര് ലിക്വിഡ് ടെര്മിനല് സ്ഥാപിക്കുന്നത്. അതിനാല് കപ്പലുകളെ സംബന്ധിച്ചിടത്തോളം ചെലവുകുറഞ്ഞ ബര്ത്തിങ് സൗകര്യമായിരിക്കും ലഭിക്കുക.

മള്ട്ടി യൂസര് ടെര്മിനലാവുമ്പോള് വലിയ കപ്പലുകള്ക്ക് പോലും കയറാവുന്ന വിധത്തിലുള്ള കോമണ് യൂസര് ടെര്മിനലായിരിക്കും ഇത്. കപ്പലുകള്ക്ക് ഇന്ധനം നല്കുന്നതിനു പുറമെ ഭാവിയില് കൊച്ചി റിഫൈനറിയെപ്പോലുള്ള കമ്പനികള്ക്ക് ഇന്ധനം കയറ്റുമതി ചെയ്യാനും ഇറക്കുമതി ചെയ്യാനും ഇത് ഉപയോഗപ്പെടുത്താവുന്നതാണ്.

മള്ട്ടി യൂസര് ടെര്മിനലിനു പിറകിലായിരിക്കും നിര്ദ്ദിഷ്ട ബങ്കറിങ് ടെര്മിനല്. ഇവിടെ നിന്നുള്ള ഇന്ധനവില്പനയ്ക്ക് വാറ്റ് അരശതമാനമായി സംസ്ഥാനബജറ്റില് കുറച്ചത് പദ്ധതിക്ക് ഗുണം ചെയ്യും. ബങ്കറിങ് ടെര്മിനലില് കുത്തകവത്കരണം ഒഴിവാക്കാനായി അന്താരാഷ്ട്ര ബിഡിങ് വഴി രണ്ടോ മൂന്നോ പേരെ ബങ്കര് സപ്ലയര്മാരായി നിയോഗിക്കും. ഒരു ബാര്ജിന് 30 കോടി രൂപ വില കണക്കാക്കിയാല് തന്നെ ഏതാണ്ട് 100 കോടി യുടെ നിക്ഷേപമാണ് ഇതിനായി വേണ്ടിവരിക. പുറമെ ഇന്ധനടാങ്ക് നിര്മ്മിക്കുകയും വേണം. ബങ്കറിങ് മേഖലയില് വര്ഷങ്ങളായി പരിചയമുള്ള രണ്ടോമൂന്നോ കമ്പനികള്ക്ക് ബങ്കറിങ് ടെര്മിനലില് സോണുകള് ബിഡിലൂടെ നല്കും. എണ്ണകമ്പനിയില് നിന്ന് ഇന്ധനം വാങ്ങി സംഭരിച്ച് പുറംകടലില് ബര്ത്ത് ചെയ്ത കപ്പലുകള്ക്ക് ബാര്ജില് എത്തിക്കുകയാണ് ഇവരുടെ ദൗത്യം. ഇവിടേക്കാവശ്യമായ ഇന്ധനം കപ്പലില് കൊണ്ടുവരാനും ജെട്ടി പ്രയോജനപ്പെടുത്താനാവും.

പുതുവൈപ്പിനില് തന്നെയാണ് കൊച്ചി റിഫൈനറിയുടെ ക്രൂഡോയില് സ്വീകരണസംവിധാനമായ സിംഗിള് പോയിന്റ് മൂറിങ്. ഇതിനായി 70 ഹെക്ടര് സ്ഥലമാണ് നല്കിയത്.

15 ഹെക്ടര് സ്ഥലത്ത് ഇന്ത്യന് ഓയിലിന്റെ എല്എന്ജി ഇറക്കുമതി പ്ലാന്റ് നിര്മ്മാണം 200 കോടി ചെലവില് മുന്നേറുകയാണ്. തുടക്കത്തില് പ്രതിവര്ഷം 6 ലക്ഷം ടണ് പാചകവാതകം ഇറക്കുമതിചെയ്ത് കേരളത്തിലെ ക്ഷാമം പരിഹരിക്കുകയാണ് ലക്ഷ്യം.

എല്എന്ജി ടെര്മിനലില് നിന്നുള്ള വാതകം മീറ്റര് ചെയ്ത് പൈപ്പ്ലൈനുകളിലൂടെ കായംകുളത്തേക്കും മംഗലാപുരം, ബാംഗ്ലൂര് എന്നിവിടങ്ങളിലേക്കും വിടാനായി ഗെയിലിന്റെ ടെര്മിനല് സ്ഥാപിക്കേണ്ടിവരും. ഇതിനായി ഒരു ഹെക്ടര്സ്ഥലമാണ് നീക്കിവെച്ചിരിക്കുന്നത്.

പുതുവൈപ്പിനില് ബാക്കിയുള്ള സ്ഥലം വല്ലാര്പാടം ടെര്മിനല് കമ്മീഷന് ചെയ്തശേഷം ലേലത്തിലൂടെ നല്കാനാണ് പദ്ധതി. ഈ സ്ഥലത്ത് പ്രതീക്ഷിക്കുന്നത് ചുരുങ്ങിയത് 4,000 കോടി രൂപയുടെ നിക്ഷേപമാണ്. ഇന്ധനം, ഊര്ജ്ജം എന്നിവയുമായി ബന്ധപ്പെട്ടുള്ള വ്യവസായങ്ങള്ക്കായിരിക്കും മുന്ഗണന നല്കുക. വസ്ത്രനിര്മ്മാണം, ഇലക്ട്രോണിക് ഹാര്ഡ്വെയര് യൂണിറ്റുകള്, അസംബ്ലിയൂണിറ്റുകള് എന്നിവയ്ക്കായി ബഹുനില ഫാക്ടറി ഷെഡുകള് സ്ഥാപിക്കും. ഇത് ആയിരങ്ങള്ക്ക് തൊഴിലവസരങ്ങളും സൃഷ്ടിക്കും.

കൊല്ലം, കോട്ടയം ജില്ലകളില് നിന്നുള്ള കണ്ടെയ്നറുകള് എളുപ്പം കൊച്ചിയിലെത്തിക്കാന് ദേശീയജലപാത -3 ഉപയോഗപ്പെടുത്താനും പദ്ധതിയുണ്ട്. കൊല്ലത്തു നിന്നുള്ള കശുവണ്ടി, കോട്ടയത്തുനിന്നുള്ള റബ്ബര്, അരൂരില് നിന്നുള്ള സമുദ്രോല്പന്നങ്ങള് എന്നിവ ബാര്ജുവഴി കൊച്ചിയിലെത്തിക്കുമ്പോള് സ്വീകരിക്കാനായി ബോള്ഗാട്ടിയിലും വില്ലിങ്ടണ് ഐലന്റിലുമായി 40 മീറ്റര് നീളമുള്ള രണ്ട് ജെട്ടികള് നിര്മ്മിക്കും.

ഇതിന്റെ പൈലിങ് തുടങ്ങി. 55 മീറ്റര് വരെ നീളമുള്ള സമുദ്രയാനങ്ങള്ക്ക് ഇവിടെ നങ്കുരമിടാനാകും. ജെട്ടികള് പണിയാനായി ഇന്ലാന്റ് വാട്ടര്വേ അതോറിട്ടി ഓഫ് ഇന്ത്യ 16.63 കോടി രൂപ അനുവദിച്ചിട്ടുണ്ട്. വില്ലിങ്ടണ് ഐലന്റില് ഇപ്പോള് തന്നെ കണ്ടെയ്നര് ഫ്രൈറ്റ്സ്റ്റേഷനുണ്ട്. ഇവിടെ നിന്ന് റോ റോ ബാര്ജില് കയറ്റി വല്ലാര്പാടത്തേക്ക് എത്തിക്കാവുന്ന രീതിയിലാവും കണ്ടെയ്നറുകള് സംഭരിക്കുക. ജെട്ടികളില് 50,000 ചതുരശ്ര മീറ്റര് പാര്ക്കിങ് യാര്ഡും ക്രെയിനുകളും സജ്ജീകരിക്കുന്നതാണ്.

കൊല്ലത്തുന ിന്ന് റോഡ് വഴി ഒരു കണ്ടെയ്നര് എത്തിക്കാന് 6,000 രൂപ ചെലവ് വരുമെങ്കില് ജലപാത വഴി 3,000 രൂപ മതിയാകും. രണ്ടുജെട്ടികള് വഴി ഇങ്ങനെ പ്രതിവര്ഷം രണ്ടുലക്ഷം കണ്ടെയ്നറുകള് കൈകാര്യം ചെയ്യാനാവുമെന്നാണ് പ്രതീക്ഷ. ഗതാഗതച്ചെലവും ഇന്ധനച്ചെലവും റോഡ് ട്രാഫിക്കും കുറക്കുന്നതോടൊപ്പം അന്തരീക്ഷമലിനീകരണവും തടയാം.

കൊച്ചിയില് അന്താരാഷ്ട്ര കണ്ടെയ്നര് ടെര്മിനല് വരുമ്പോള് കണ്ടെയ്നറുകളില് നിന്ന് ഉത്പന്നങ്ങള് കയറ്റാനും ഇറക്കാനുമായി ഉള്നാടന് ജലപാത റൂട്ടില് നിരവധി കണ്ടെയ്നര് ഫ്രൈറ്റ് സ്റ്റേഷനുകള് നിലവില് വരുമെന്ന് ഡോ. ഉണ്ണികൃഷ്ണന് കൂട്ടിച്ചേര്ത്തു.

PVR Cinemas forays into Pune

MUMBAI
: Plaza Centers India, a developer of shopping and entertainment centres, has entered into a strategic alliance with PVR Cinemas to become its multiplex partner. The venture will mark PVR's foray in the city.

The 400,000 sq ft Koregaon Park Plaza that involves an investment of Rs 500 crore will have a total of 14 lifts and staircases along with three levels of underground parking capable to accommodate 1,100 cars and 950 two wheelers. The new mall will also have an entertainment zone including a world-class bowling alley and a dining area for over 500 people.

Said Plaza Centers president and CEO Ran Shtarkman, "We are proud to launch our first venture in Pune, which will cater to local flavour with international standards and hope to be completely functional by 2011. We plan to follow it up with more such state-of-the-art malls in the country."

He added that the company planned to invest a total of Rs 3,000 crore in India over the next three years. The company has identified Hyderabad, Cochin, Chennai and Bangalore for their future ventures.

THIRUVANANTHAPURAM: The Kerala State Industrial Development Corporation (KSIDC) signed an agreement with Gas Authority of India Ltd. (GAIL) here on Monday for developing a State-wide gas pipeline infrastructure.

The project envisages pipelines for distribution of gas from the Petronet LNG terminal, now under construction in Kochi, for industrial and other uses, including power generation and manufacture of fertilizers.

Gas will also be made available for distribution to domestic, automobile and commercial end users.

GAIL will facilitate development of a pipeline from Kochi to Mangalore and Bangalore via Kanjirakode and a sub-sea pipeline from Kochi to the NTPC thermal power plant at Kayamkulam. It is also planning gas distribution networks in various regions of the State, once the pipeline infrastructure is established. The 1,114-km Kochi-Mangalore pipeline is estimated to cost Rs.3,032 crore while the Kochi-Kayamkulam pipeline is likely to cost around Rs.1,000 crore.
Investment estimate

The infrastructure, along with the LNG terminal in Kochi, will attract a total investment of about Rs.8,500 crore.

The LNG terminal, expected to be commissioned in 2012, will have a regasification capacity of 2.5 million tonnes a year initially.

Executive Director (Marketing) of GAIL J. Wason and Managing Director of the KSIDC Alkesh Sharma inked the agreement in the presence of Chief Minister V.S. Achuthanandan, Industries Minister Elamaram Karim, Finance Minister Thomas Isaac, Education Minister M.A. Baby, Revenue Minister K.P. Rajendran and Chairman and Managing Director of GAIL B.C. Tripathy at a function at the Secretariat.

Speaking on the occasion, the Industries Minister said while the LNG terminal and the pipeline to Mangalore would be ready by 2012, the pipeline to Kayamkulam was to be commissioned by 2013.

The KSIDC Managing Director said that the projects would be a harbinger of massive industrialisation in the State.
Industries to benefit

The availability of LNG would impact key industries in the region. Downstream industries such as FACT, NTPC’s plant at Kayamkulam, foundry and textile units in and around the State would benefit from electricity generated at a lower cost from LNG. Commercial and household transport would benefit from the use of LNG as a more economic fuel.

He said the KSIDC and GAIL would jointly prepare a techno-economic feasibility report and develop the distribution infrastructure.

KOCHI: The Kochi Corporation Council which met on Saturday has approved a scheme to issue `smart cards’ to members of the Below Poverty Line(BPL) families, under the National Urban Health Mission.

The Council has also passed a resolution to entrust the construction of the Goshri-Mamangalam road, the Pachalam flyover, the Thammanam-Pulleppady road, the Ponnuruthy railway overbridge and the Atlantis railway overbridge with the Kerala Roads and Bridges Corporation.

These projects are included in the Jawaharlal Nehru National Urban Renewal Mission (JNNURM).

Construction of the Panampilly Nagar flyover, the Island- Kanhangad bridge and the Rajaji Road-Gandhinagar railway overbridge will also be entrusted with the Kerala Road and Bridges Corporation. The preparation of the detailed project reports of these projects is progressing,” the Mayor said.

കൊച്ചി: മാള്ട്ട സ്മാര്ട്ട്സിറ്റിയ്ക്കെതിരെയുള്ള ആരോപണങ്ങള്ക്ക് മറുപടിയെന്നോണം നിര്മാണപുരോഗതി സംബന്ധിച്ച പ്രസ്താവനയുമായി ദുബായ് സ്മാര്ട്ട്സിറ്റി അധികൃതര് രംഗത്തെത്തി.

മാള്ട്ട സ്മാര്ട്ട്സിറ്റിയുടെ ഒന്നാംഘട്ടത്തിലുള്ള കെട്ടിടനിര്മാണം ഏകദേശം പൂര്ത്തിയായി എന്നാണ് ദുബായ് സ്മാര്ട്ട്സിറ്റി മാള്ട്ടയില് പുറത്തിറക്കിയ പത്രക്കുറിപ്പില് പറയുന്നത്. മാള്ട്ട പദ്ധതി പ്രതിസന്ധിയിലാണെന്ന രീതിയില് അടുത്തിടെ വാര്ത്തകള് പ്രചരിച്ചിരുന്നു. കൊച്ചിയിലെ സ്മാര്ട്ട്സിറ്റി പദ്ധതിക്കുള്ള കാലതാമസം ഇതിന്റെ പ്രതിഫലനമാണെന്നും വ്യാഖ്യാനങ്ങളുണ്ടായിരുന്നു.

എന്നാല് ഇവയെല്ലാം പരോക്ഷമായി നിഷേധിക്കുന്നതാണ് ദുബായ് സ്മാര്ട്ട്സിറ്റിയുടെ പത്രക്കുറിപ്പ്. 2010ല് മാള്ട്ട സ്മാര്ട്ട്സിറ്റിയുടെ ഒന്നാംഘട്ട നിര്മാണം പൂര്ത്തിയാകുമെന്നും ഈ പത്രക്കുറിപ്പില് പറയുന്നു. അഞ്ചുഘട്ടങ്ങളാണ് പദ്ധതിക്കുള്ളത്. മാള്ട്ട സ്മാര്ട്ട്സിറ്റിയില് ആദ്യം പ്രവര്ത്തനം തുടങ്ങുക മൈക്രോസോഫ്റ്റ് ആയിരിക്കുമെന്ന് സ്ഥിരീകരിക്കാത്ത റിപ്പോര്ട്ടുണ്ട്.
