I don't think the Farmington - Station Park project will be as good as first planned. I don't understand why the developers would take away the housing units. With out the housing above the retail then for me it's just another strip mall.

The cities in that immediate area are anxious to get the project up and going. What we are seeing right now is a phase I type situation. It's still going to be a very large project, but not as urban oriented, at least for the time being. They are leaving plenty of possibility for additional perks, if the market will prove itself. Right now, you have some very impressive retail and mixed use projects, such as CCC, the new Fashion Place, The Cottonwood, and the continued expansion of Gateway. The market is being asked to absorb a lot, given how the national economy is looking so skiddish at the moment, especially with housing and retail. Even if we are one of the highest growth areas, there's probably going to be a little bit of a 'phase game' with some of the projects such as Station Park. Even in a very strong market, phases are the norm. Situations like the City Creek or what we see in Vegas are rare.

Downtown - A New Courts Building

The Frank E. Moss Courthouse can no longer meet the expanding needs of the US Federal Courts. A new Courthouse will begin construction on the same block as the current Frank E. Moss structure. Initial site studies were completed in 2004 and the design process has begun. The U.S. District Courthouse will house the US District Court, US Probation ad the US Marshal's Service. The site will be three acres and encompass the entire block between 300 and 400 South and Main Street and West Temple. It will be 367,188 square feet and include nine district and five magistrate courtrooms with chambers and office support spaces. The project is scheduled to begin construction in 2009 and to be completed in 2011.

The old Ogden City Mall was demolished in 2002 to make way for the new Junction mixed use development. Construction of the mixed use development is underway and brings housing, entertainment, office and retail back to the traditional center of downtown. The outstanding children's museum and the Tree House, opened in the summer of 2006. This was followed by the opening in spring of 2007 of the Recreation Center which houses two restauraunts, Gold's Gym, an indoor climbing wall, Flow Rider and Sky Ventures for the sporting enthusiasts and Fat Catz bowling lanes and family amusement. Also opening in the spring of 2007 was the Miller Megaplex Theaters which house 13 screens. Two 4-story office buildings and a 28-unit condo tower was also completed in the fall of 2007. Currently under construction and yet to come will be additional retail, restaurants, housing and a luxury hotel.

The Ashton Square project is a luxurious seven story u-shaped building made up of 210,000 square feet of residential and commercial condominiums with concrete and steel beam construction to give it strength and durability.

The exterior of the building is designed with the finest materials made from brick, stone, stucco, tile and glass. The roof, decks and window frames are designed with patina colored steel.

The interior is premium material and craftsmanship, with no vinyl or laminates. The application of the finest tiles, woods, and carpeting over cement floors are found throughout each dwelling. Excellent wood cabinets, granite countertops, and sound attenuated walls and ceilings are all part of these one of kind condominiums.

There are 10 different floor plans for 63 luxury residential units that range in size from 1300 to 4000+ square feet. Each unit has at least one large deck, most have more than one, and 14 units have patios that range in size from 1000 to 2000 square feet. All units have access to secured underground parking. Additionally all units are wired for cable and internet as well as Wi-Fi.

DESIGN:
The design is a period transition from art deco to prairie. The roof line of the building features a cascading design from the seventh floor down to the main level, providing vistas beyond compare. The white, browns, patina, tan-peach, and maroon work as a palate of combined colors that delights the spirit and charges the senses. The beauty of Ashton Square makes it a special place to live and work.

Village on Main in Bountiful.

The main u-shaped building in this development should be completed this summer. There is already an Artic Circle on the restaurant pad site and a University of Utah Credit Union coming to another of the pad sites. I think that a Great Harvest is coming to another pad site, leaving 2 pads. No word on the retail in the bottom of the building. The main building is Condos, Apartments, Office and Retail. The Apartments start at $695 for a 1 bedroom 1 bath and go up to $1,200 for a 2 bedroom 2 bath.

Not bad for Bountiful
Damn these projects just keep on rolling in. It's getting harder and harder to keep track of everything that is going on.

OREM — A $20 million indoor water park could augment a 14-story hotel proposed for construction at The Junction development downtown, an Orem businessman said Saturday.

The 70,000-square-foot, four-story water park would be built on about 1.6 acres at the northeast corner of 23rd Street and Washington Boulevard, said Larry Myler, president of Midtown Development.

The park would be connected by a skywalk to the proposed $100 million Midtown Village at The Junction hotel that Midtown Development proposes to build across the street.

The hotel that would anchor the project is designed in an art deco style.

Myler unveiled plans for the water park and hotel with space for retail businesses to city council members, who on Saturday toured another mixed-use project Midtown Development is building in Orem. City council members Jessie Garcia and Amy Wicks did not attend the tour. Garcia and Wicks said they had scheduling conflicts and were unable to attend.

Midtown Development is interested in building in Ogden because the city is shedding its dowdy image and is becoming vibrant, Myler said. “We like communities that are turning around,” he said.

City Councilwoman Dorrene Jeske said she’s impressed by the water park and hotel proposal and believes the development may bolster Ogden’s reputation as a recreation hub.

“Ogden is a great place,” she said. “We just need to be able to sell it (the city’s new image to the public).”

Sara Toliver, president and chief executive officer of Ogden/Weber Convention Visitors Bureau, said it’s difficult to know how the proposed hotel might impact local convention business until details about the project are finalized.

City Council Vice Chairman Doug Stephens said he is looking forward to learning more about the water park and hotel proposal.

“We need to look at the project to … see if we as a community can justify it,” he said. “If we can it will be a good project.”

If the city’s Redevelopment Agency board, made up of the city council, approves a development agreement, work on the water park and hotel could begin later this year and conclude in 2010, Myler said. The RDA is scheduled to review a proposed development agreement Jan. 22 and could vote on the document Feb. 5.

The water park could include four slides, a restaurant and several high-adventure features and would be built in cooperation with Wave Development LLC of Milwaukee, said Myler.

Wave Development has been instrumental in building water parks at hotels and resorts in seven states, primarily in the East and Midwest, according to its Website at www.wavedevelopment.net.

The Ogden water park would likely increase occupancy at Midtown Village at The Junction, said David Rasmussen, a director for marketing and business development with Midtown Development.

“The value of these water parks is that when they are put in connection with a hotel, the nightly occupancy rate goes up 20 percent,” he told the city council on Saturday. “It makes for a more successful hotel.”

The water park would be among four that Midtown Development plans to build in Utah, said Myler, who declined to disclose the other locations, but one project is in the development stage in Clearfield. Midtown Development doesn’t plan to seek any financial incentives from Ogden to build the water park, he said.

The proposed development agreement calls for Midtown Development to purchase property at The Junction from the city for the appraised value of $1.7 million for the hotel, Dave Harmer, the city’s community and economic development director, has said.

Payment for the land would be deferred until the company receives a certificate of occupancy for the hotel.

In addition, the city would provide Midtown Development with a $1.2 million, interest-free loan to help cover construction costs. That loan would be repaid after the occupancy certificate is issued, Harmer has said. The city would also create a special assessment area for the hotel to help fund parking facilities.

About half of the 300 residential units at Midtown Village at The Junction would be condominiums, and the remainder would be conventional hotel rooms, said Rob Storey, another director for business and marketing for Midtown Development. Rates for hotel rooms would likely range from $159 to $185 a night, he said.

A flagship company hasn’t been selected to manage the hotel, Myler said.

Purchase prices for two- and three-bedroom condo units at the hotel would range from $190,000 to $650,000, Myler said.

Because of Ogden’s high water table, underground parking at the hotel won’t likely be possible, Myler said. Instead parking would probably occupy at least a couple of floors of the hotel property.

Myler also said he is hopeful an urban gondola that has been on the drawing board for years will be built to enhance the hotel and Ogden’s downtown.

The proposed development agreement grants Midtown Development exclusive rights to a potential urban gondola site serving The Junction, Harmer has said. The city won’t be involved in funding the gondola, according to Mayor Matthew Godfrey.

One of the forumers, I can't remember who exactly, had questioned the wisdom of a waterpark downtown. I think Utaaah, who lives in Dallas had said on the contrary, it had been very successful there, and thought it would also work well in downtown Ogden. I'm beginning to think that it will be great for downtown Ogden, and think it would work well for downtown Salt Lake also.

Just a note to all the regular contributors to this thread...thanks. Having spent a good portion of my nearly 60 years living in the Salt Lake Valley, before good sense prevailed and I moved to warmer climes in Georgia, I truly enjoy your efforts, detailing the literal rise of the skyline. Most of the news is exciting, with the exception of the new Federal courts building, which gives architectural definition to the word depression. Heard someone mention a "Mystery Tower" at 100S. Main. Any update?

Welcome to the forum. In regards to the 100 S Main tower, I don't think that there is any new information and I don't think that we will hear anything about it until the City Creek Center is wrapping up.

Welcome RFPCME, it's good to have you aboard with us. Yeah, we refer to the courts building as the, 'CYBORG.' I looked at the portfolio of renderings of this project a while ago, and actually was fairly impressed. I am thinking from those unpublished renderings, that the actual building will be quite attractive. The published renderings are pretty one-dimensional.

Right now, I would say that we are most anticipating the details of the new downtown theatre, which will host larger broadway productions. Word today was that there is the possibility that the historic Pantages on Main will be restored and expanded. Also, the final renderings of the big Frank Gehry project at Traverse Ridge are highly anticipated by many. The renderings were to have been completed by this month, but they are holding off for about six more weeks before the big public release.

This development represents one of the first Transit Oriented Developments approved by Salt Lake City since the construction of the TRAX light rail system, which links downtown Salt Lake to the University of Utah.


A 208-unit mixed income multifamily housing project with underground parking, the project consists of a mix of one, two and three-bedroom apartments.
