May was the original groundbreaking date. But just like every other big project, it doesn't look like they'll start on time. The site plan isn't approved yet, but yesterday they filed for a permit to construct the parking garage.

There's a lot of good info concerning this project in the backup file for the next Design Commission meeting. It'll be open to the street like the JW.

Great find. I wonder if they are sweating the politics behind the possible convention center expansion. I imagine it would be easier to build both projects at the same time considering the whole block would need to be demoed and all new utilities would need to be run. I doubt the convention center would need nearly as deep a foundation.

Great find.

The whole Corner Bar thing is such a success at the JW, it's no wonder they're going to make it a signature outlet. It's going to have a much different vibe, though, if it's facing Cesar Chavez and Trinity. Very convention oriented, and not much more.

If Waller Park Place or 99 Trinity get built though, this location could be a great little "bridge" between the Rainey st. area and Congress.

I also think of how those could tie in with Fairmont and with whatever is proposed/planned/dreamed of at 4th and Red River. While there's not a lot of height around there because of the 6th Street district and the CC, it could spur more growth on 5th street south of the 6th street 2-3 stories buildings (hopefully with appropriate sound proofing, of course).

I totally agree -- as that area gets further built out the character will definitely change. But just from our conversations here I'd be surprised if we're not still a decade away from more density along Cesar Chavez in that spot. I hate it, and wish it weren't so, but barring an under-the-radar surprise I just don't see it just yet.

And Drummer I agree with you, too -- that area between Red River and I-35 and Fourth and Cesar Chavez is going to pop sooner rather than later. There's just too much potential. My assumption is that whoever owns in that area is waiting for infrastructure questions to be addressed -- what will happen with I-35 expansion, Palm Park, and the expanded downtown Cap Metro rail station -- and then will be able to move forward in earnest.

The street level stuff is great but really, more "blue glass with eclectic gray panel pattern"? Lame. The Aloft and the Westin are all we need out of this lazy design trend.

Another backup file was added to the Design Commission meeting presentation this morning. There's more info and renderings. Here are a few of them:

There are two demo permits. Click on the link under the Streetview Photo for the second one.

Well lookey there, another big blank wall! At least it's on the back side not facing a street. But it'll still be highly visible until something bigger is built where all those restaurants currently are.
