Not all of the island has an overlay. There's a small section at the bottom of Goose Island that has downtown zoning, and can be upzoned as well (see map below). That section is the parcel Onni is hoping to develop.

The views are pretty great.. food/drinks are decent. The whole Chicago Athletic Association Hotel is pretty killer.

The view that I wish people would have is from the amenity deck at Prudential Plaza. Killer views..

Does Prudential have a bar/restaurant up there though?

It's only for tenants as far as I know - they have a bar area up there but it's not commercial type of thing. A friend of mine used to own a company with office space there. He invited me up there a few times. The view is pretty awesome even though it's up something like 15 floors.

11th floor. been there

not super high but well placed to look down michigan and over grant park to the south loop and also west out on Randolph

intersection of randolph and michigan is super busy and fun to watch from that height. looks like nyc

The buildings look like it - but the park and lake look Chicago. If there was no lake there and it was a bunch of high rises then yeah I'd say that...

Regardless it's an awesome view and I'm sure looks better than last time I was there a few years ago thanks to a few new high rises/skyscrapers that have popped up in view, like NEMA.

I mean just that intersection reminds me of intersections at corners around central park, not the whole vista

Union West This is the Northern part of the development. Seems to be below grade parking.


Milieu West Loop This is growing like a weed. Renderings look good.

I believe a majority will be above ground and most of the high profile projects in the West Loop planned have parking podiums so I doubt there will be a paradigm shift anytime soon. Good news is, of said parking podiums they look tastefully done.

^ That’s not really true. Union West has all parking either at grade or underground, with only a handful of spots at grade and screened by retail.

I’m not really seeing any West Loop projects with River North style podiums. Most of it is true midrise with only one floor of parking, either at grade or 2nd floor and screened with retail space and concealed in the back. Of course, then you have other buildings with large podiums, but they actually don’t contain much parking, it’s mostly active uses. Hoxton Hotel comes to mind.
