3737 Chestnut won't be RPG's only project in West Philly. They're currently working on a dynamic 16-story building at 3201 Race Street, which will contain a mix of apartments, a large childcare facility and a public green space that overlooks the train yards and directly at the skyline. At the time, Yeager called 3201 Race Street "the next stepping stone" to complement their work at 3737 Chestnut and also hailed it as a "driver" for Drexel to recruit staff and keep them nearby. The project also includes 12 separate town homes to the north of the development.
3201 RACE ST. APARTMENTS
RPG is the developer, owner and asset manager of this $55 million, 175,000 square foot mixed-use development in University City on Drexel University’s campus several blocks from 30th Street Station. The project is comprised of a 16-story mixed-use tower including a 180-person early learning childcare center on the lower two floors and 164 market rate apartments. The apartments will provide 1-bedroom and 2-bedroom units and will cater to the dynamic “Eds & Meds” market in University City. The development includes a community plaza/garden, underground parking and residential amenities including a fitness center, game room, library, communal gourmet kitchen and a rooftop deck with a gas fire pit, grill and seating with spectacular views to downtown.
The project received full land development approvals in April 2015 and is planned for construction in early 2016 with completion in Spring 2017. The development is in partnership with Drexel University subject to a long term ground lease.
Childcare Mixed-Use/Residential Development (Radnor Property Group): The University has signed an agreement to enter into a ground lease with Radnor Property Group for the development of a mixed-use childcare and market-rate housing development at 3201 Race Street. Nobel Learning Communities will be the operator of the 180-person childcare facility. The childcare/market-rate apartment portion of the project will be 176,000 square feet, and the owner-occupied townhome component of the project will be 13,200 square feet (12 units). Construction is scheduled to commence in March 2016.
This is a few floors taller than Millennium Hall and is very close by. I'm surprised I don't see it in the renderings. In any case, it will certainly very visible. As for the building itself, it's quite generic and has too much cheap paneling. The height is very respectable.

The project will have 13,837 square feet of retail space that has been leased to Nobel Learning Communities, which operates day care facilities. The development is being constructed on a .68-acre parcel on Drexel University’s campus.
Glad to see a childcare facility go up near there to make the area more family friendly. I have no doubt John Fry was hoping or actively tried to make that happen. I hope to see a new high school on the science center site modeled on Penn Alexander. Full gentrification of Mantua and Powelton seems inevitable now.
