St. Louis, Missouri, may be getting a new building or two from Tatiana Bilbao if plans for a new complex move forward. The St. Louis Post-Dispatch recently reported that an unconventional team of developers has assembled to redevelop a mostly vacant block in the city’s Grand Center Arts District. The team plans to recruit other high-profile architects to design housing and amenity spaces.

The development’s site is a block bounded by Vandeventer Avenue, North Spring Avenue, Olive Street, and an alley on its southern edge. The historic Henry L. Wolfner Memorial Library for the Blind sits empty on the site, and the developers have agreed to maintain and refurbish the building’s front facade while tearing down the back and repurposing the interior for a “clubhouse” for the development. That renovation is being led by St. Louis firm Axi:Ome.

St. Louis’s Grand Center Arts District is a historic neighborhood home to many old and new cultural institutions like the Tadao Ando-designed Pulitzer Arts Foundation and the Allied Works-designed Contemporary Art Museum St. Louis, which both stand just a block from the proposed development’s site.

The development team is led by philanthropist and arts-patron Emily Rauh Pulitzer, who is joined by James Maloney and Owen Development’s Steve Trampe, according to the Post-Dispatch. Pulitzer was the force behind the eponymous arts foundation building nearby.

Although the team wants to bring big-name designers to the project, they apparently intend to keep the development affordable to middle-income buyers and have stressed that their intention is not to maximize profit but to boost and revitalize the local neighborhood.

The budget for the project comes to $30 million, and it will potentially include “23 housing units in 17 buildings as well as an apartment building with 20 or so units,” according to an earlier article from the Post-Dispatch, and the developers hope to start construction early next year.

^ Maybe the thought is to ride the momentum of phase II. I don't think we will be seeing a 5 year gap between phase II and later phases. Also I'm sure Cordish is intimidated by developments like 300 Broadway, they surely don't want other developers stealing their gusto.

This isn't for future phases. What this is for. I learned, is for changes to some design at the Office Building. No new towers yet.

Also, the One Life Fitness building should begin soon. Fencing is going up for it and the permits have been issued. This will result in the Busch 2 Infield being closed for the removal of the stage and the TV. It should be open by next June.

Sorry for the crummy picture. the trees got in the way but this view will be great once the tower goes above floor 3 or 4. The only other location that is better is in the Chase Park Plaza's Zodiac Room.

This 26 unit project will add 6000 Square Feet of retail to Tower Grove South. It's sister development is a Block South and is on the previous thread page. all apartment unit windows are in now brick work and store front glass should be installed. This should be open by the first week of December.

Fields Foods Planning Downtown Grocery

Independent grocer Fields Foods is planning another location along the western edge of Washington Avenue in Downtown St. Louis. The location on the first floor of the Monogram Building at 1706 Washington Avenue will bring a new option for residents of Downtown, Downtown West and the neighborhoods immediately to the north that have remained a food desert. A $900,000 building permit application for interior and exterior renovations was filed this week. Paric will serve as contractor for the project.

The nine-story brick and terra cotta building was renovated last year into the Monogram on Washington with 168 luxury apartments. That $36 million project transformed the vacant former CPI Corporation headquarters, originally a millinery factory. The structure was built in 1912 and was designed by architect Albert Groves. It is listed on the National Register of Historic Places.

Fields Foods is not the first grocer to consider the western side of Downtown. Two years ago, Lucky’s Market considered taking the first floor of the Ely Walker Building two blocks east on Washington, formerly the English Living furniture store.

In 2009, Schnucks Market opened a 26,000-square-foot Culinaria at 9th and Olive Street which currently is Downtown’s only full grocer. Paul McKee’s Northside Regeneration is constructing a $3 million, 20,000 square foot GreenLeaf Market on Tucker Blvd. north of Downtown.

The Downtown Fields Foods will be the company’s third location. The grocer has announced their second location on the ground floor of the Hibernia at 6300 Clayton Avenue in Dogtown. That $25 million apartment project broke ground in March and will bring 100 apartments just east of Tamm Avenue. Fields Foods seeks to offer a wide range of options while specializing in products that are locally grown, sustainable, pesticide-free, organic, non-GMO and gluten-free.

Olive Street’s “Last House” Gets New Life as JEMA HQ

The Boulevard Gains New Renderings and Tenants

Near Clayton lies the Galleria mall and across the street is a development known as the Boulevard. Phase 2 has been planned since 2005 but after the recession and other issues, the development is finally ready to move forward. An Apple Store is rumored on top of First Bank being confirmed as an office tenant. Another office tenant is a medical firm. Combined, the two firms will occupy 3 floors of the office building that fronts Brentwood Boulevard. On the Apple store side of things, one was planned back in 2011 but failed when GGP didn't let it go from the Galleria and, at the time, the Galleria store was just renovated. Now as Apple buildings their new stores, this one appears to be a concept of a flagship store. The development will also include 75 luxury apartments and a parking garage. Construction is set to get underway by December and be completed by the Summer of 2020. Total cost: $130 Million. The developer is Chicago based Condor Partners.

Fields Foods opening grocery store in Central West End

Fields Foods will occupy 8,186 square feet of space at the property at 625 North Euclid Avenue, the chain said Tuesday. The store will open later this year.

"We are excited to be the corner store in a tremendous development like Lofts@Euclid, where residents can literally take the elevator down and shop in their pajamas,” Fields Foods owner Chris Goodson said in a statement. “We are equally excited to work with many others to crack the ‘Delmar Divide’ and continue our mission of turning food deserts into former food deserts.”

Developed by Cullinan Properties, the Lofts@Euclid opened in 2016 and has 86 residential lofts.

Fields Foods opened its first store, just south of downtown, at the beginning of 2014. The Central West End location is about a fourth of the size as the initial location.

Another Fields Foods is soon to open at 6300 Clayton Avenue in Dogtown in a $25 million, 100-unit apartment complex called Hibernia that is expected to finish construction before the end of the year.

And earlier this month, Fields Foods said it planned to open a grocery store at 1706 Washington Avenue downtown.

Goodson said he's attracted to opening new stores in mixed-use developments where there are an influx of young professionals looking for convenient grocery options.

Goodson and Cullinan are also in discussions about another Fields Foods in the Streets of St. Charles in St. Charles, a mixed-use development built and owned by Cullinan.

Crestwood City Center Unveiled

The project is in suburban Crestwood and sits on the site of the former Crestwood Mall. Urban Street Group of Chicago failed to build their plans for a mixed use neighborhood on the site. $3.9 Million in TIF Subsidies will be forwarded to Walpert Properties to build this right $300 Million development. An office building (first rendering) will be built first and will open sometime in 2020.

America's Center to be Expanded and Renovated

Today Mayor Krewson, County Executive Steve Stenger and Explore St. Louis President Kitty Ratcliffe unveiled plans for a $175 Million expansion of the America's Center Convention Center. The expansion will include 65,000 square feet of ballroom space, 92,000 square feet of additional convention space, a new park space to the west and 28 new loading docks. The renovation will include a refresh of the Washington Avenue façade to have a beautiful LED wall and other facades will be refreshed to include public art. This $175 Million project will be paid for by bonds that will be issued by the City an County for 40 years.

Similar to the last MLS proposal, the Taylors and Kavanaugh are eyeing the same land just west of Union Station, along Market Street, for a downtown stadium. The land, currently owned by the Missouri Department of Transportation, is expected to be freed up as part of a revamp of the Jefferson Avenue interchange with Highway 40 (Interstate 64). A city option on the land recently expired but is expected to be renewed by the agency as soon as next month.”
