Harbor Point, Biloxi

Biloxi is asked to consider plan at Biloxi Harbor



BILOXI - The owner of McElroy's Harbor House approached the Biloxi City Council on Tuesday about putting a 26-story condominium on publicly owned land at the Small Craft Harbor that he controls through a long-term lease.

The development, which would be called Harbor Point, would include a McElroy's restaurant. It would be built within the footprint of the restaurant lease.

However, the proposal is far from a done deal. New lease terms would have to be negotiated with the city. Lawyers for Mickey McElroy and developer Steve Duvernay of Slidell said they wanted to go public with plans.

The new restaurant would have the same flavor and feel as the Harbor House, a restaurant with scenic views that was popular with both tourists and locals.

The $130 million development would have 234 residential condominiums ranging in price from $475,000 to $1.4 million. His lawyer, Jim Simpson, said the project would not have a casino.

Two residential towers planned in New Orleans East by 2008

a look at other typical modular residential towers....






A Las Vegas architect plans a factory in eastern New Orleans to crank out living units of 16 feet by 70 feet that can be quickly assembled and stacked into complexes as high as 12 stories above parking.

Brent Lovett, who was the general contractor for the $331 million Mandalay Bay Hotel and Casino and the $129 million Paris Hotel and Casino in Las Vegas, says that by June 2007 his eastern New Orleans factory will employ as many as 500 people and will begin producing 3,500 living units a year.

Unlike most modular construction, which is produced at a factory and trucked to a site for assembly, Lovett plans complete living units that are furnished, wired, and equipped with all plumbing and finishes. They will have steel frames, concrete floors and exterior walls made of orient strand board or resin-fiber board. The exteriors will be covered with brick veneer.

One-, two- and three-bedroom designs will be available, with the units averaging 1,100 square feet. Unit prices will depend on the finishes put in the modules, but they will run between $60,000 and $120,000.

The units will be available for purchase by individual homeowners looking to use them on vacant lots. But Lovett also hopes to market them to developers and landlords who could use them to create larger apartment-like complexes by stacking them in rectangular or star shapes and installing elevator and stair shafts. Such complexes would allow for parking underneath to ensure that the structure is raised to flood map requirements.

Lovett plans to have two residential towers near his plant for employees in 2008. By the end of this year, Lovett plans to close on the $3.7 million purchase of three warehouses east of Jordan Road and near New Orleans Lakefront Airport that will become the site of his factory.

The largest warehouse is 92,000 square feet and the other two buildings are about 72,000 square feet and 15,000 square feet. Lovett plans to invest $10 million on an initial retrofit of the hurricane-damaged property and a total of $240 million over the next three years.

Lovett has built 4,000 traditional homes, mostly in the western United States where he does business as Bay Resorts International. Lovett is also building two timeshare towers in Las Vegas. The New Orleans factory will be his first project in the local market.

Promising projects for New Orleans and the Coast..thanks for keeping us updated fla tiger. 2007 promises to bring the appearance of many cranes in Metro New Orleans.

Henner Building



CBD apartment complex planned
Retail, office space is part of the deal

The 110-year-old Latter & Blum building, which is listed on the National Register of Historic Buildings, was sold Thursday to a group that plans to convert the property in a 108-apartment complex with office and retail space.

Maritime Building LLC, led by local architect Marcel Wisznia of Wisznia & Associates, purchased the building at 800 Common St. for an undisclosed sum and will embark on a $34 million conversion that could involve the addition of a 12th floor.

Originally known as The Hennen Building, it was finished in 1895 on the corner of Common and Carondelet is considered to be New Orleans first skyscraper and the first building to reach 10 stories. The building was known during its heyday for its rooftop restaurant venue, which offered good views of the Central Business District. It's made of brick, steel and concrete and decorated medallions of pelicans, eagles and Roman profiles.

the Fairgrounds Racecourse

It’s Thanksgiving, which in New Orleans means much more than eating turkey, watching football and remembering Pilgrims. Since 1934, with a few exceptions, the Fair Grounds has opened on Thanksgiving, and New Orleanians have come to celebrate. Among the many traditions Katrina killed, this one is being resurrected for the first time today.

The beautiful, historic track opened in Gentilly in 1865 and is the nation's 3rd oldest race course. It recently completed a $16 million renovation.

Tower at Edgewater



BILOXI - The City Council on Tuesday approved a height variance for the Tower at Edgewater to go up 29 stories instead of 33 stories.

The waiver for the 325-foot structure passed on a 4-3 vote. The developer received a variance to build 150 feet beyond the limit set by city law, which is 175 feet. The developer had requested 198 feet beyond that limit.

Chinese commerce center planned

A Dallas-based technology firm announced plans for a $20 million Chinese consumer market commerce center to be built in New Orleans.

Chinese investors will fund the center to aid the introduction of Chinese manufacturing into U.S. consumer markets, said NewMarket Technology, which announced the facility today during a presentation in Beijing.

NewMarket CEO Philip Verges said Mayor Ray Nagin’s economic development office was instrumental in landing the project, which will be a business-to-business center chartered as a U.S. corporation.

In 2006, NewMarket Technology was named the fastest-growing technology firm in Texas and third-fastest growing in the United States. It earned a quarter of its $70 million in 2006 revenue in China.

Royal Cosmopolitan Hotel

The New Orleans City Planning Commission recently voted to allow developers Angelo Farrell and Lee LaPorte to build an additional nine floors to a planned hotel tower in the 100 block of Royal Street. Developers say the project will revitalize the entire block of Royal Street. Last year the Planning Commission voted to authorize a 17-story, 178-foot tower. The recent vote allows the tower to reach 268 feet.

Farrell and LaPorte paid $3.2 million for the site in 2005.

Here is a rendering of the St Raymond Residences. Just a few minutes from Downtown. Construction of the taller tower starts in April with the shorter one following in September.

The huge site is just upriver from the Crescent City Connection between the popular Warehouse District and established Garden District neighborhoods.

Entergy New Orleans has sold one of its oldest, and perhaps most iconic, pieces of property to a Miami developer who has said he will redevelop the vacant Market Street Power Plant for public use, possibly including a museum, concert hall and shops. The land surrounding the building would be used for residential development.

Market Street Properties LLC, managed by Michael Samuel, paid Entergy New Orleans $10 million for the huge turn-of-the-century brick plant and surrounding property on Jan. 16. The plant began generating electricity in 1905 and has been out of operation since 1973.

The complex as it exists today, revealing evidence of 34 years of inactivity.







This redevelopment is very promising because of its desirable location along the River near the Convention Center and opposite a very large new condominium sector.

Lake Forest Plaza Mall, New Orleans East

Lake Forest Plaza, the beleaguered eastern New Orleans shopping mall that has struggled for years and been completely empty since Hurricane Katrina, will be demolished to make way for a new Lowe's Home Improvement store plus another million square feet of adjoining retail space.

In its heyday, the Plaza drew shoppers from throughout the metro area. It was built in 1973 and featured a popular indoor ice skating rink. The largest mall in the area, it accounted for nearly 25 percent of the sales tax revenue collected by the city of New Orleans. But in the late 1980s, the 1.2 million-square-foot mall had fallen into disrepair. Its anchor stores -- including Sears, Mervyn's and Maison Blanche -- began to close. And the complex developed a reputation for being isolated and crime-ridden.

Under the complex's new master plan being unveiled today, the Grand Theatre, which was heavily damaged by Katrina and remains closed, will be left standing.
