I don't know if they're using panels or brick but I'd rather see a different colour then that orangey brown.

It will complement Fortis, though. And hide the Great Wall of Delta.

I think so too - depending on the materials of course.

I'd still like to see blue panels or some brighter colour. Add a bit more interest.

I'm pretty hopeful that construction can start this season. Council wants to give this top priority, assuming so that they can start excavation of the site in the early summer.

Another nice addition to the west-end skyline. Now the big wildcard will be what the Salvation Army plans on doing with their site.

From the latest council agenda - Report from the Heritage advisory Committee, Page 27

Potential Removal from Heritage Area 3 in relation to Proposed Manga Hotel
At its meeting on March 13, 2015, the Committee reviewed the revised design for a 12-storey
hotel proposed for the northwest corner of New Gower Street and Springdale Street. The subject
property is in the Heritage Area of the St. John’s Municipal Plan and in Heritage Area 3 of the
St. John’s Development Regulations. The Committee was generally supportive of the building
design in the context of its neighbourhood; however, requested the City to investigate and report
back on the implications and advisability of removing this site from the heritage area. A
memorandum dated March 23, 2015 from the Chief Municipal Planner is included with this
report, and the Committee recommends approval of the recommendation contained therein as
follows:
That the eastern portion of the subject property at 150 New Gower Street (corner of
Springdale Street) be removed from the Heritage Area of the St. John’s Municipal
Plan and be removed from Heritage Area 3 of the St. John’s Development
Regulations. The western portion of the property, which may be subject to an
application in the future, is recommended to remain in the heritage area.

Another hurdle crossed but I wish there was a picture of the design they reviewed. I am still nervous that the ugly brick design is the one they are going with. Would be nice to see something official on the design.

It seems strange that they would recommend removal of the eastern portion of the property from the heritage area but keep the western portion in. Remove everything and open up the area to more potential. I think most of us here are in general agreement that this should be our new modern downtown.

I thought the same thing. I guess the HAC wants to be able to have a say in whatever eventually gets proposed for there.

I drove by the site last weekend and noticed what appeared to be construction materials stored on site, perhaps for a construction fence, couldn't get a good look. It would be great news to see shovels in the ground on this one.

The render posted by JCE looks nice surprisingly. It's nicer looking than the boring Delta expansion in the background. Let's hope the building (if built) looks like the render.

Did I hear correctly that this piece of land was removed from the heritage zone last night, allowing it to be 12 stories?

Essentially. I believe the amendment received approval-in-principal to redesignate the eastern portion of 150 New Gower to Commercial Downtown, remove from heritage area, remove height and floor-to-area restrictions, and remove light-angle requirement of Springdale Street.

I thought this was already done? I also thought this project was going to be a priority for council? This doesn't seem like priority.
