The tower will be multi-use; the base of the tower will merge with the adjacent London Bridge Station (oldest train terminus still operating) which is set to undergo a massive modernisation programme in the coming years.

Floors 1-3: Entrance
Floors 4-28: Offices
Floors 31-33: Restaurants
Floors 34-50: Shangri-La Hotel
Floors 52: Spa
Floors 53-65: Apartments
Floors 68-72: Viewing Galleries
Floors 75-87: Spire

Some good pics including a floorplan of what a double-height apartment would look like. The floorplans also give an illustration at just how 'random' the building is externally.

It must be one of the most complex mixed-use buildings in the world (along with the new tower U/C in Osaka).
The only parts that are missing are a school, a parking garage and a shopping mall. (I'm actually glad that they're not there)

well it's connected to the station right? are there any stores in the station like a mall or something? and there has to be parking somewhere right?

The following image gives a better indication as to how the Shard integrates with London Bridge Station:



There are shops located on the National Rail station concourse (map here: http://www.networkrail.co.uk/documen...ion%20Map.pdf), but these are primarily for commuters using the National Rail and London Underground station complex (ie flowers for the wife, last-minute rummage for a dinner, a paper in the morning, etc...).

The problem with the station is that because it is so old (174 years) and the result of mish-mashed upgrades over several generations, the layout isn't conducive to a large retail presence unlike say that seen at London Paddington, London St Pancras or London Liverpool Street.

As part of the Thameslink programme, the station is due to be completely re-built and while this work won't start until after the Olympics have finished (which will also be when the Shard is complete), it should provide a larger retail experience for people working/living/staying at the Shard.

Of course the primary retail districts of London (the West End) are four stops away on the Jubilee Line which serves London Bridge Station and 1 minute walk from the station/Shard is the historic Borough Market.


From London Bridge Station you can reach 61 London Underground and 245 National Rail destinations. 15 bus routes run via the station. Naturally because of the rich number of routes available via public transport, there isn't much requirement for car parking - and because of the footprint and location of underground tunnels, the only parking I can think of would be under the adjacent development to the Shard (London Bridge Place - the small squat building in the above picture) and even then that would be severly limited.

And a better idea at what one of the apartments looks like; these could easily end up amongst the most expensive apartments on the planet.

I remember like five years ago, Piano would boast that the development didn't contain any parking space, therefore being a project in favor of public transportation.
Plans may have changed though.

Yes, I think the plan is still no parking. In that part of London, regular people travel by public transport - or taxi, if they are pushing the boat out. Big cheese city types have drivers, so they don't have to worry about trifling details like parking. So you can have a skyscraper with no parking in that part of London relatively easily.

It will be interesting to see how the area around the Shard develops, shopping-wise. Just over the main road is a big, Victorian food market, which is very trendy:

Around there are some old buildings that are just used as offices etc., but which you can easily see being turned into boutiques - like this awesome old hops exchange.

I think once the Shard kicks off, there will be a lot of rapid gentrification around that area, and no one will miss the lack of shops in the building.

I could be completely wrong - it's hard to see where and what type of parking is being included, I can only presume I was getting it confused with short-term parking.
