If we're going to add in 740 N Rush, might as well add in Wolf Point East and South.

Between Vista, OBP, Wolf Points, and the new office towers. that middle section of the skyline is permanently altering the skyline. Chicago used to look like a suspension bridge with Sears Tower and John Hancock Tower serving as the two posts. Now it has a central post, too.

You are of course correct - CoStar's reported start month of October (trib reporter should have known better than to apparently take this type of CoStar data at face value) is indeed unrealistic....the developer's own targeted start date is approx Mar-Apr '18, so ~12 months from now.....

Could this be Bank of America's new Chicago home?

By RYAN ORI

Quote:
Bank of America is eyeing a potential lease of more than 500,000 square feet in downtown Chicago, with a Wacker Drive development along the Chicago River believed to be a top contender to land the deal.

The bank is in talks for space in a big office tower proposed for 110 N. Wacker Drive, according to real estate sources. That's where mall owner GGP's low-slung headquarters building now stands.

But two other locations also appear to be in the running: a proposed development on Franklin Street, and Willis Tower.

Quote:
The lease could wind up well in excess of 500,000 square feet.

^ Crains has an article today stating that B of A will move into the new tower:

Bank of America to move to Wacker Drive office project
http://www.chicagobusiness.com/reale...n-wacker-drive

Quote:
The developers of a planned 51-story office tower on the Chicago River have moved a big step closer to breaking ground after landing their first tenant: Bank of America.

The bank is in talks to lease about 500,000 square feet in the proposed 1.35 million square-foot high-rise at 110 N. Wacker Drive, according to people familiar with the lender's plans. Bank of America recently decided to commit to the project, one of three buildings on its short list for a new Chicago office, the people said.

The lease, one of the biggest in downtown Chicago in recent years, is believed to be large enough for the project's developers, Chicago-based Riverside Investment & Development and Howard Hughes, a Dallas-based investment firm, to begin construction. They plan to tear down the existing low-rise building on the site, currently the headquarters of GGP, the mall owner, to make way for the new tower, which the City Council approved last month.
Quote:
Bank of America picked the Wacker project over two other buildings it had considered: Willis Tower, about four blocks south, and a 51-story high-rise about a block east proposed by New York-based Tishman Speyer.

Depends on what part of the building they occupy the floorplates get smaller as they go up. The building is 1.35 million sqft so lets say less than half of the total floors more than 1/3rd

From the same article..

Quote:
The Charlotte, N.C.-based bank plans to move employees to the new building as part of a broader consolidation of its Chicago operations. Bank of America currently rents 827,000 square feet at 135 S. LaSalle St. under a lease that expires in July 2020, according to CoStar Group. It also leases 322,000 square feet at 540 W. Madison Ave. under a deal that ends in December 2022, according to CoStar. It's unclear how those buildings would be affected by the Wacker Drive lease.
Quite the reduction in space if they plan on consolidating everything.

For comparison, the recently completed 200 N Riverside Plaza, AKA River Point, is 50 stories and 732 FT in height. Add a couple of stories, have a taller lobby, and there's an extra 40-50 feet in height.

In case the developers of this project are reading this forum...

The small cube at the north end of this building looks very similar to the space Momofuku has in Toronto: https://www.google.com/maps/@43.6495...8i6656!6m1!1e1

Chicago could use a Momofuku...

According to NBC 5 bank of america officially sign with 110 wacker. Seems like a bummer for 130 franklin. Maybe theres still a chance for 130 this boom if they can steal a big tenant from another building or city. Theres still has to be some big ones looking to move.

Whatever happened to Walgreens moving into the city? I imagine the Old Post Office owner must be talking to them too.

Bank of America to anchor planned skyscraper along Chicago River

Chicago Tribune staff Contact Reporter

May 4, 2017

Quote:
Bank of America will be the anchor tenant in a 51-story office tower to be built along the Chicago River.
The bank has signed a lease to fill nearly 500,000 square feet of the building to be constructed at 110 N. Wacker Drive, Mayor Rahm Emanuel will announce Thursday morning. The 1.35 million square-foot office tower will replace a low-slung office building now occupied by GGP, formerly General Growth Properties.

Development partners on the project are Riverside Investment & Development of Chicago and Dallas-based Howard Hughes Corp. In mid-March, John O'Donnell of Riverside Investment said he would like to break ground in spring or summer 2018 and open the building in the third quarter of 2020.

Designed by Chicago architects Goettsch Partners, the glass-sheathed tower would fill a narrow, trapezoidal site on the east bank of the river's South Branch. Its most distinctive feature would consist of a tall overhang, framed by V-shaped structural columns, that would shelter a 45-foot-wide riverwalk at street level that would be open to the public.

Here's why Bank of America wants to be on Wacker

By ALBY GALLUN

Quote:
Bank of America has agreed to be the anchor tenant in a new 51-story office tower on Wacker Drive because it wants its local employees who interact with customers all to work in the same place, the bank's top Chicago executive said today.

The Charlotte-based bank confirmed Crain's earlier report that it signed a lease for about 500,000 square feet in the proposed 1.35 million square-foot high-rise at 110 N. Wacker Drive, a deal the project's developers say is big enough for them to break ground.

The bank picked the Wacker Drive project for its flagship Chicago office over other buildings, including Willis Tower and a proposed tower one block east.

"It's a beautiful building," said Paul Lambert, the bank's market president for Chicago. "It's very close to transportation. It puts us in a great position around the revitalization of the river front."

It would be funny if BoA provides the construction financing.

Quote:
The construction loan will probably account for about 60 to 65 percent of the project's cost, which O'Donnell and Layne declined to disclose. They expect to break ground in second-quarter 2018 and complete construction in late 2020.

^ Kind of surprised that gonna take that long before they break ground considering already have a substantial lease signed..figured they would be starting by fall...perhaps removing the current building will start then and by time site is cleaned and ready for caissons it will be second quarter of 2018?...still seems bit far out...
