I'm not sure rents would be any better in HG3. Let's wait to see all of the commercial space occupied in VCC West before we think we need more.

Hmm. There are ground floor residences? That's kind of scary. I would never buy something that anybody could break in to

If you break in to my unit now, I know it's probably 1 of 7 people who have access to the floor!

That is retarded... why is the convention centre and the city's newest largest public plaza fronted onto by townhouses??? Ya ya, condos sell, but this is unbelievable. I only hope that they can be converted to retail eventually. There's going to be more going on down by Carderos than here.

People complain, and justifiably so, about the monotony of the green-glass condominiums. But freak-it, don't those black buildings with the outdoor piping, built back in 1969, look more hideous than hideous?

In the context of SFUs picture above (thanks for the picture updates!), I quite like them for the contrast they provide from all the light glassy buildings. On their own, they're not very nice buildings though.

@ozonemania: yes, absolutely. They're ugly individually, but do break the monotony, which, if you notice, started years back with the Guinness Tower (built around 1969) and Oceanic Plaza (a year or two later).

But this whole greenish-glass complex is WEIRD. Does it affect indoor lighting? Is it meant to harmonize with the rainy, woodsy Vancouver environment? Is it so that buyers will feel that they're getting as good a deal "here" as "there?"

It reminds me of the old Burt Bacharach song: "§ Paper Maché:"

§ ... twenty houses in a row, eighty people watch a TV show ...
§ ... paper people, cardboard dreams; how unreal the whole thing seems ... ... ... ad nauseum

With those exterior black pipes, and that paint that looks like industrial soot? I think they belong in somewhere like Norilsk, Russia. Well, Sverdlovsk, anyway. But to each his own.

Re: green glass.

The green colour in glass is determined by its iron content. The less iron in the glass the clearer it is. For small numbers of windows like on a single family home, duplex, or a townhouse the added cost of using clear low-iron glass is small in the context of the cost of the building as a whole. The same is true for streetfront commercial units. However for a highrise building that will require acres of glass the cost difference between specifying clear low-iron glazing and "standard" high-iron greenish glazing is significant. Moreover, if the window treatments or blinds behind the glazing are white then the greenish hue becomes much more pronounced.

In brief, why is there so much green glass in our city? cost.
