It seems like they have no idea what the fuck they actually wanna do, they're even considering a two tower concept, we probably won't get an "official" design until the final hour.

More height is exactly what I didn't want...

This was might thinking when they first announced this. Might as well take the office space out of the podium and put it into the tower, and make it a supertall.

The base looks more of a mess, since they took the expensive metal paneling off and jumbled up the massing. They also took the torque out of the tower. But, the tower is actually now more detailed than it was. I really like the "creep" of the mullions up the side slowly disappearing as it reaches near the top. I'm also excited to see this has a crown (and an observation deck to boot).

Don't expect this to be the final design, apparently, they have multiple concepts to choose from which will be final in 2018.

The overall design is less coherent but the height increase is very welcome.

Side note: Whoever created the rendering put the Calder sculpture from Grand Rapids inside the tall glass room directly below the tower.

Nonsense. Dan Gilbert would build something big and relatively flashy here whether the building itself brought him good returns or not. He owns enough of downtown that this development is going to make his portfolio of properties instantaneously more valuable.

I want a better look at the crown, but I'm glad there's an observation deck. The base is a little busy, but I'm sure SHoP will work it out.

Geez this new design is a train wreck. WTF is that on the top? On a side note, I never thought I'd see the day where Detroit would have a tower in the proposals section with an 8 being the first digit of the height figure.

OMG, I think I just realized looking at the rendering that the "crown" is actually a glassed-in overhanging obsesrvation deck with a partial glass floor. That will be a crazy view. I'm not super interested to see this from the south/river view. BTW, some more notes:

- The maximize views, they removed all the residential in the lower 15 floors of the tower in the original design, and they stacked it above floor 15. This is why the building is now so much taller. I imagine they've moved some office space to the now open 15 bottom floors of the tower.

- They took what retail was in the first basement and spread it along the remainder of the ground floor, particularly filling in the Farmer Street frontage which they say was originally kind of a dead space.

- The "podium" is no longer a podium. There is now a 60-foot wide walkway in between the tower in the small tower portion. Because of this seperation of tower and podium, the project is actually around 200,000 square feet smaller in total leasable space.

- The number of residences have gone up to 330, and the amount of office space has been slightly reduced.

- The skydeck will total 90,000 square feet.

Those sketches look so rough, this was clearly put together at the last minute.

They really need to hone these plans. I don't know if I have that much faith in Shop since a lot of their work can look downright awful, it's usually hit or miss for them.

Okay, so they still need to update it (still no revised floor count unless you want to try and count them on the diagram, and who knows how accurate that is), but the new revised site has a diagram up of the thing. And, yes, that thing you see in the rendering is indeed an overhanging observation deck with a glass floor.

The site does say that it will be 800'. I guess previously this was a bit up in the air given the reporting stating "now over 800'" when the press release came out.

I don't think it's been finalized. I imagine the 800 feet is a rough number. The chances of its being exactly 800 feet, anyway, when you include mechanical penthouses and such is not likely.
