That 24-story office building could be the first 300' tower outside of downtown/campus.

I would totally expect a 24-story office building to be well over 300 feet.

That's also an increase from the number I remember reading about those two buildings from the article that masonh2479 posted back in April:

ABJ also posted another article about the Domain and North Austin in general, saying the area is poised for growth.

Quote:
The plans are still in the early phase, but the new buildings will likely be between eight to 10 stories high and about 300,000 square feet each, according to Stonelake and HPI.

The new towers are tentatively being called Domain Tower 2 and Domain Tower 3.

Assuming Domain Tower II & III are adjacent to the (almost complete?) Domain Tower I, they would be located in the corner of the Domain at Burnet and Braker that just got upzoned to 300'.

From a marketing package on Domain Tower. I don't know if the package is public yet, but when it is it will be posted here: http://www.hpitx.com/

That would be the residential building in the rendering by Domain 3. But I had never heard of it before.

I don't know if that's the 24-story rendering of Domain 3, but it could be. The levels are hard to count, but that could be 12 floors of office and 12 floors of parking. Domain 4 looks like a twin of Domain 3.

That lone remaining IBM building sure had a lot parking surrounding it pre-Domain. Now it will have virtually zero when these projects getting started. I wonder how much longer the building has? It was known as Building 45 to those of us who used to work there.

What is in building 45? It must have some vital infrastructure like network fiber or something for it to remain as is.

This text was included in the sales brochure from 2012, when Stonelake bought it. (The bolded text is mine).

Quote:
Originally built in 1979, the Property has been meticulously maintained and updated to provide investors an outstanding opportunity to add a well positioned, cash generator to an existing portfolio. The building’s interior space consists of office and lab space, meeting areas, conference facilities, lunch rooms, full service cafeteria and more. Utilized by IBM for product development, the facility houses many of the company’s most secure and specialized R&D laboratories. The three-story building is located at the heavily traveled intersection of Braker Lane and Burnet Road moments from MoPac Expressway (Loop 1) and a wealth of retail, hotel and entertainment destinations.
Based on the comments about their lease being "recently extended through 2017" in the 2012 brochure, I would guess that IBM's current lease runs through 2022.

A Development Assessment permit was filed today for the Domain II and Domain III office towers and the residential tower. So this makes the ~17-story residential tower in the rendering that AuxTxDevelopment posted a legit project.

Real estate investment firm heavily involved in The Domain closes on $325M fifth fund

By Jon Prior – Staff Writer, Dallas Business Journal
Jul 17, 2018, 8:12am

Stonelake Capital Partners LLC — a Dallas-based private equity firm that has invested heavily in The Domain in Austin — has closed its fifth fund, raising more than $325 million for investments in Texas real estate.

Aboussie said they have already found five deals for the new fund but couldn’t disclose details on the properties yet. They plan to put in between $5 million and $40 million per deal.

Stonelake is one of the partners in the Domain Tower at Brake Lane and Burnet Road; now that the high-rise is complete, Stonelake and HPI Real Estate plan to erect two more buildings next door.

The ABJ has a long article about Broadmoor. There are no specifics concerning any buildings yet, but Brandywine is planning to have Phase I permitted and U/C in 2019. That would indicated that some permits should be filed soon. This area is referred to as "Uptown" in the article which I like much better than that "Austin's second downtown" nonsense.

A little bit of info was added to the Domain South Towers DA. The FAR for all three towers is 8:1 and the square footage was listed. What is being called Domain Residential Tower I will have 337 units.

This interesting. Capella has now submitted two bids for McKalla. The rendering below with no stadium, and another one that includes the MLS stadium and an office tower.

The office tower seems to be on their existing property, so apples to apples, it's not really part of their "bid".

Guys, after years of living with a roommate in Round Rock, I was finally able to buy my first house and it's in Austin! I'm so happy that I will finally be an actual Austinite again.

I lucked out and got a great deal. It's around the Braker and Dessau area. So, a super easy/low stress commute to the Domain and (in the future) McKalla Place.

Well, you are my neighbor. Welcome. Maybe we can share a ride to games.
