The Howard Hughes Corp. (NYSE: HHC) announced June 23 it will break ground in July on a 386-unit, eight-story apartment building in The Woodlands’ 66-acre mixed-use development, Hughes Landing.

The new project will include retail and a restaurant on the ground level along Hughes Landing Boulevard, according to a press release. The apartment project is still unnamed, according to company spokeswoman Lorrie Parise. The apartments will have an outdoor entertainment area and resort-style pool alongside Lake Woodlands, along with a top-floor sky lounge and wine storage space.

A construction permit was filed with Montgomery County by The Woodlands Development Corp., a subsidiary of Howard Hughes, for an $80 million apartment project at 2000 Hughes Landing on May 29. The permit called the project Two Lakes Edge.

The Houston Business Journal first reported in May that Dallas-based Howard Hughes said plans for the multifamily project were in the preliminary stages. One Lakes Edge, the first apartments in Hughes Landing that opened in 2015, is now 99 percent occupied.

The new apartment will have one-, two- and three-bedroom units that will come with quartz countertops, simulated wood flooring, stainless appliances, walk-in closets and washers and dryers in each apartment. Apartments will also come with Dwello home automation capabilities that can control door locks, the thermostat and lights.

Rental rate information was not immediately available.

The project should be completed by spring 2020. Parise said the 66-acre mixed-use development "always has room for additional projects," whether that's more commercial, retail or residential development.

CityPlace 1 will be built as the first multitenant office building in the CityPlace at Springwoods Village, the developers announced.

The development group, led by Partners Patrinely Group and including USAA Real Estate and CDC Houston, announced the ground breaking of the 149,600-square-foot CityPlace 1 office building at 1700 City Plaza Drive, Spring. Completion of the building, which will have 26,900 square feet of retail space on the first floor, is planned in the second quarter of 2019.

"CityPlace 1 is another major milestone as CityPlace continues to become the new urban center in north Houston," Patrinely Group president and CEO Robert Fields said in an announcement.

"With ABS headquarters, Marriott CityPlace and the HP campus nearing completion along with Star Cinema Grill coming soon, we are creating a truly unique, walkable, mixed-use destination."

The 60-acre mixed-use project just south of Exxon Mobil's campus in Springwoods Village is planned to contain 4 million square feet of office space with 400,000 square feet of integrated retail space, a Marriott Hotel and additional apartment projects. Fein recently opened The Mark at CityPlace, the Houston developer's second community in Springwoods Village.

CityPlace 2 broke ground in 2016 after ABS (American Bureau of Shipping) signed a lease for the relocation of its headquarters from Greenspoint.

A new retail and multifamily residential mixed-use project is coming to the River Oaks area.

The project at 2511 Willowick Road will be off Westheimer and Willowick, east of Highland Village, where the independent senior living apartment community The Georgian currently is located. North Carolina-based developer Crescent Communities stated through a spokesperson the company bought the property in 2015, but Harris County appraisal records show the land was purchased in May 2014. In 2018, the property was appraised at $11.04 million.

Officials with Crescent Communities said they bought the property in April 2015 from "affiliates of the property's original developers." The deal was brokered by Kyle Drake of Houston-based Drake Realty Group.

Harris County records show Houston-based developers Swain & Houck listed as a prior owner. Charles Swain and Harvey Houck originally developed the Westcreek Apartments on Westheimer where the River Oaks District stands. When complete, this new project slated for The Georgian will be less than a mile from the River Oaks District and a few blocks from Highland Village.

In an emailed statement, Crescent wrote it bought the property “with the intention of redeveloping the site in the future, when the time was right.”

“We’ve now started the process to create a mixed use community that will be supportive of the surrounding neighborhood with the addition of walkable, lifestyle retail and restaurants, as well as new multifamily homes,” the statement read.

Current residents received a notice that they must move out by Oct. 15, 2018, Swamplot reported. The letter stated that residents can get out of leases early and could get some financial assistance to move.

Another new apartment project is coming to Midtown.

The developers behind 2111 Austin, a 216-unit mid-rise apartment building at the corner of Austin and Gray Street, broke ground mid-June, a few years later than originally planned.

H Midtown LP, a group that consists of Houston-based developer Winther Investment Inc. and other private investors, bought two pieces of land in October 2013 from San Antonio-based Gray Street Development LLC.

Fred Ghabriel, a partner at Houston-based Bejjani & Associates Inc., represented H Midtown LP, while Greg Austin, who at the time was a partner at Berkadia/Hendricks & Partners, represented the seller. Austin is now a managing director at JLL.

Frederic Gautier, president of Winther Investment, planned to start construction on a 1.4-acre tract in 2015 but decided to put the project on hold due to the oversupply of apartment projects around town and the economic situation surrounding the oil downturn.

Now, the timing is right, said Mark Barron, contractor and project manager at LP Construction Management LLC. Houston-based Steinberg Design Collaborative is the architect.

A six-story, speculative Class A office building has begun construction about 2 miles northwest of Willowbrook Mall in the Champion Forest area.

Called Chasewood Crossing Three, the 156,000-square-foot structure is at 19350 State Highway 249 and broke ground on June 28, said Jaclynn Johnson Zimowski, a spokesperson for Houston-based Brenda Pennington Commercial Real Estate Inc., which is the broker for the property. The structure will be one of six office buildings slated for the $320 million, 32-acre Chasewood Crossing business park.

Chasewood Crossing Three is expected to be ready for interior build-out in 10 months and ready for tenants in 14 months, Zimowski said. It was designed by Houston-based Billy D. Tippit Architects Inc., and the general contractor is Charlie Graham Construction. Leasing prices are roughly $21 NNN.

Already, the business park has two six-story buildings constructed at 19450 and 19500 State Highway 249. The first was finished in 2008 and is 81 percent occupied, Zimowski said. The second completed in 2012 and is 93 percent occupied. Chasewood Three LP is the developer of the third building, which it is paying for in cash without a loan, Zimowski said.

When complete, the entire 110-acre Chasewood Crossing development is expected to include 32 acres of Class A office buildings — projected to finish in 2022 — several acres of pad sites for restaurants, 29 acres of medical tenants, 15 acres of senior living options and a 20-story, mixed-use condominium project, Zimowski said.

A new 80-unit, four-story building offering only affordable apartments will soon rise on a city block at the corner of Coyle and Napoleon streets in East Downtown, across the street from the new High School for Law and Justice and walking distance to the MetroRail Purple Line.

EaDo Lofts, a $18.4 million construction project, will be the seventh affordable housing project in Houston for Virginia- and Texas-based developer Mark-Dana Corp. The company closed on the 1.34-acre site it bought for a little under $3 million June 12, and David Koogler, president of the company, estimates the project will take about 14 months to complete.

“There’s a huge demand for affordable housing in that immediate area,” Koogler said.

EaDo Lofts qualified for a low-income-housing tax credit from the Texas Department of Housing and Community Affairs and will receive $1.5 million a year in tax credits for 10 years.

EaDo Lofts LP, the ownership entity of Koogler’s company, and tax credit investor U.S. Bancorp Community Development Corp., was represented by Houston-based Ingram Commercial Real Estate. Fred Ghabriel, a partner at Houston-based Bejjani & Associates Inc., represented the seller, a partnership between Hamilton Midtown LP, Yale Street Partners LP and Webster-Chenevert Ltd.

Some four years after Rice University bought out a ground lease for the buildings formerly known as the Village Arcade, the group that runs the school’s endowment has purchased additional property in the area and spent more than $5 million on the first of many changes planned in its long-term vision for Rice Village.

“The future of retail is in limbo,” Ceci Arreola of Rice Management Co. said on a recent tour of the property. “The center needed to evolve if it was going to continue to be successful.”

RESIDENTS OF the Memorial Club apartments at 955 Westcott St. now have 5 months left to beat it from the complex in order to make way for a new residential building that’s set to rise in its place. According to a letter that landlord Greystar sent out on June 11, the deadline to vacate is December 31. Up until then, the company “is engaging a relocation specialist” to assist tenants with their moves.

The photo at top shows the apartment’s yard sign, with an arrow (since covered up) pointing across Westcott to where its leasing office once sat within the demolished eastern portion of the complex. Greystar tore that section down in 2014, about a year after buying both halves of the complex and announcing a 2-phase redevelopment plan for the land, to include 550 units spread across a pair of buildings.

297 of them are already housed across the street in the 6-story Elan Memorial Park building — pictured below — that the developer put up in 2016:

Dallas-based Lincoln Property Co. recently broke ground in June on Lincoln Heights, a new four-story mid-rise apartment project near the soon-to-be-reimagined Houston Farmers Market off Airline Drive.

The first units will be ready by next summer, said Jerry Grove, vice president of construction. Lincoln filed building permits with the city of Houston for $31.25 million for the project.

This is the company’s first residential project in Houston in at least two decades, Grove said.

“It’s an area that we found attractive,” Grove said. “It’s inside the Loop, proximity-wise, has easy access to all parts of Houston.”

Located near the Heights, the area will likely start to see new residential and commercial projects crop up as the market’s new look is complete.

A local group has purchased the former Spaghetti Warehouse building with plans to renovate the historic downtown property, first developed in the early 1900s.

The building at 901 Commerce was inundated by Hurricane Harvey flood waters, and the restaurant operator began auctioning items from the building late last year.

The buyer, 901 Commerce LLC, is backed by a local development group, according to brokerage firm JLL, which represented the seller in the acquisition. A deed recorded in Harris County shows the owner has a Midtown address but does not include a name.


JLL would not divulge any information about the entity, but included a comment from a "spokesperson."

"We have always loved this building and jumped at the chance to acquire it," a spokesperson for the new ownership said. "We plan on working closely with the City of Houston and other stakeholders in the area to execute our vision. Our challenge will be to complete a historic renovation to a building that has a history of flooding. We believe in the property and this area, and are excited to take part in the downtown resurgence."

Houston artists Dan Havel and Dean Ruck are once again opening eyes to new ways to think about the city.

Their latest immersive “deconstruction” sculpture, “Open House,” sits atop a knoll at Sam Houston Park, looking like it has walls made of Swiss cheese. All those openings are portholes for viewing the downtown skyline and the park surroundings from inside, where the walls are also plastered with a collage made from thousands of vintage photographs.

“Open House” was commissioned by the Downtown District, which along with the Heritage Society hopes visitors will also explore the rest of the pretty park. Visitors will find a nice collection of historic buildings and a rose garden there as well as quiet places in the shade to relax.

“Open House” is ADA accessible and can be visited from dawn to dusk for the next nine months. Admission is free. Parking is available in the Heritage Society lot, across Allen Parkway from the park.

Houston-based multifamily real estate company Fein has acquired nearly 3.4 acres inside the 610 Loop for its next luxury project.

The project, called Reverie at River Hollow, will be at the northeast corner of Post Oak Park Drive and River Hollow Lane, according to a July 12 press release. That’s just east of the Loop and the Uptown Park shopping center as well as a mile north of the River Oaks District.

JLL’s Simmi Jaggi and Elizabeth Clampitt represented the seller in the land acquisition. Chris Bergmann, also with JLL, represented Fein. A purchase price was not disclosed.

Reverie at River Hollow is expected to break ground by August and be complete in the fourth quarter of 2020. It will offer 304 units, consisting of studio and one-, two- and three-bedroom options ranging in size from 558 square feet to 1,966 square feet.
