They're planning on having a bunch of retail in the podium like Aura?

It will have three floors or retail total: One floor underground (essentially an extension of the area's PATH system) and two above ground with a major anchor tenant on the corner.

Got some wild speculation out of Southcore for you guys that love SPECULATION!

Anyways, over at UT, there is word that construction has halted (or at least substantially slowed) on the two Harbourplaza Condo Towers (234 meters/224 meters) so that Menkes (the Developer) can pour additional resources into completing the Office Tower (Sunlife Tower - 174 meters) portion of the project. The rumour is, that the developer (Menkes) as reported by a Salesperson, is going to try to get additional floors (possibly 4 floors) added to both towers, through the committee of adjustments (COA) process. That would take the project to the roughly 240 meter mark (on the taller tower of course), if it happened, and of course and more importantly, it IT'S TRUE! (which it may not be because, hell, it came from a Salesperson, right?)

I saw pictures of that underground level of retail. I pitty the people who will work there, it's depressing AF.

Don't worry. Only one or two people actually work in the basement of Aura. It looks like another vacant retail condominium bought by overseas investors. At least it's downtown. It's shocking how many you see in suburbia completely vacant with more being built right next door. Actually, anyone that thinks investors aren't driving the residential condo market should go and check out some of the office/retail condos being built.

Aura... The retail level accessed from PATH. I can't find the article, but it showed how minimalistic and bland it was. They wasted a great opportunity to do something nice

Very small units.

I'm aware of the crappy underground retail at Aura but I was talking about One Bloor above. I've yet to see any indications of how it will turn out but I don't think they're going with a format similar to Aura in terms of micro retail units.

Yep my bad, I noticed later. One thing I would try to avoid is small units lined up in a small corridor... People don't like to feel squeezed, especially when they shop.

I have a love/hate relationship with speculation. It excites, but usually turns out to be bullshit.

Well, the one thing that rings true is that the condos haven't yet moved off the podium. So it could be because they are pouring resources into the Office Tower, or it could be because they are delaying the condos, to apply for the variance.

It reminds me of the Pacific Mall except with no sunlight. I'll never go in it again. I only used it last year when they had the sidewalk closed and forced people to go through it.

There's actually a really good Japanese curry takeout place in the basement of Aura. It's a shame how terrible the rest of the mall space is. Pretty much all investor owned I'd guess. Sounds like the office condos at Hullmark in North York may turn out that way too.

Even though Aura is now complete and off the list, I thought these shots were pretty nice:

This is the first time in over 7 years there hasn't been a building U/C on the list over 270 meters. Aura was on the list for almost 5 years.

Nothing on the horizon with that kind of height either, the closest is possible 160 Front at 265 meters getting a surprise start. Otherwise Bloor will rule the roost for the next couple of years at 257 meters.
