8/29/15 Update

The frame of the attached garage is now nearing completion.
Along with more detailed iron work being installed on the frame of the office portion of the building.

Update on Oregon's first IN-N-OUT... Word is that they are shooting for a 9/9/15 update.

PRS Main Manor Building Re-clad

If you've driven through south Medford, you've most likely seen the 10-story, 1960's green Main Manor building on the Pacific Retirement campus on Barneburg Hill between exits 27 & 24.

For the last year, they have been updating the windows and other components to make it more energy efficient. The nice part is in doing so, they decided to update the iconic building with modern exterior re-clad. So long seafoam green.

Total project cost approx $6 million. 18 month project should be finished by next spring ('16).

We are certainly no massive metro area...

However, the Medford MSA just passed 210,000 people (and growing)

Furthermore, its the primary city for over to 450,000 in the retail trade area.

Come on down and visit. we have lots and lots of sunshine

Hilton | 4 floors | 78k sq ft

Southside will be getting another new hotel...

a 4-story, 78k sq ft Hilton Garden Inn will be build next to the existing Hilton Homewood Suites off Elllendale in South Medford.

Site work and grading is happening now. Directly east of the Exit 27 & Highland

The Rogue Valley Manor has finished its multi million dollar re-clad of the iconic 10-story, 270 apartment main building about 4 month early. So long Sea-foam green, you won't be missed.

MPD Downtown HQ & Garage Update

Here is a quick update on the Medford Police Departments new Downtown HQ & Garage Complex.
(I hope to do a few more updates for other area projects as things begin to ramp up and I can get to other parts of town that I'm not usually in) #Enjoy

With the second phase of Northgate Marketplace on its way, northgate office park in the works, as well as northgate business park, I would be very surprised if that area doesn't get a huge facelift. Almost EVERYTHING new and exciting in Medford is in that small tiny area. In 'n out, REI, Trader Joes, Dick's, Homegoods, etc. Maybe we'll see apartments in the third phase of Northgate? Maybe like apartments above retail, or 3-4 story apartment buildings going up around northgate. I will be greatly surprised if no developers seize that opportunity.

Stewart Meadows Village

Stewart Meadows Village is a $250 million dollar development (designed by ORW and KOGAP) beginning to take shape in south Medford. It will incorporate several mixed use application. The first tenant has been announced. Providence will build a 64k sq ft facility on a pad they purchased. Other key components include the relocation and expansion of a creek that goes through the property as a focal point. Housing, Retail, and senior living facilities. Currently work it being done to build bridges over the creek and other infrastructure improvements.

This 4-story, 160k sq foot retirement village broke ground earlier this week in NE Medford. Leveling and ground work as of right now.

Almond Street Apartments | 22k sqft | 5 floors | 54ft tall

Proposed Almond Street Apartments just southeast of downtown. Would be located fronting the Medford I5 Viaduct. Features secured underground parking for 118 cars, along with a multi-module transit design which incorporates bicycle and RVTD hubs along with direct access to the Bear Creek Greenway and downtown. I love the design personally.

The Village @ Medford Center Remodel

Los Angeles based LBG Real Estate purchased the 430,000 sqft 50+ year old Medford Center just east of downtown. It was originally built as a single level enclosed mall, but was opened up as a lifestyle center about 20 years ago. The new owners plan on updating the Promenade into "The Village" (pictured below). Overall cost will be $10mil for the update. Scheduled to begin in early 2017.

Providence has made good progress on their new Stewart Meadows Village campus. Located at the coner of E.Stewart & N.Riverside







(Sidenote: Several other projects have been completeted and/or nearing completion. I will hopefully post those soon. Along with other projects gearing up) #WeTheSouth
