What is crazy is that One Bayfront Plaza has been approved @ 1,005 feet under this FAA map :

yet One Brickell City Centre was approved at 1,040 feet even though they are less than 10 blocks apart and in the same FAA height map. One Bayfront Plaza is in the heart of the CBD :

Tibor Hollo Wants Approval To Build One Bayfont Plaza At 1,049 Feet

The FAA previously approved a height of 1,005 feet above ground for the tower. Those plans were submitted in 2013 and approved almost two years later in 2015, and the FAA has eased up on height restrictions since then.

The application lists a construction schedule that begins in January 2018.

The project will include office space, hotel, and some residential, according to the developer’s website.

An existing office and retail building on the site with the same name will be demolished. A lease with Ross Dress For Less was signed in 1993, and runs for ten years with four 5-year extensions (the final 5 year extension is from 2018-2023).

Tibor Hollo’s Florida East Coast Realty has submitted new plans for a 92-story, 1049-foot tower at One Bayfront Plaza, according to the SFBJ.

The new plan calls for:

*532,000 square feet Class A office space
*Pedestrian bridge to Metromover
*902 apartments
*200 hotel rooms
*103,959 square feet of retail on the lower levels

In total, there will be 3.3 million square feet in a single tall tower instead of two shorter buildings – a reduction of about million square feet from last decade’s plans. Overall, there will be less office space but more residential and hotel.

Demolition of an older building on the site could begin as soon as January 2019 as leases expire, and construction would take 3.5 to four years.

Kohn Pedersen Fox is the architect. KPF also designed Espirito Santo Plaza.

That development time table is depressing. 1/2019. Two years from now before demo work begins. I'd imagine the foundation a year, and then 2 years for it to top out, remaining year interior, exterior work, etc.. Damn, so 2023/2025 at most. Hopefully it happens. A lot can happen in two years while we wait. What a wait for a super tall in the city. 6+ 300m or more in the pipeline, and none started yet.

^ I agree with you that the timetable is depressing but these are proven local developers and they own the site. It's in the heart of the CBD facing Biscayne Bay & the Atlantic Ocean with unparalleled views so a supertall will eventually be developed there.

We just have to wait !

New Renderings Of 92-Story One Bayfront Plaza

Easily the best design yet put out for this project! It looks like the hull of a cruise ship pointing outward towards the ocean...certainly suits Miami

Tibor Hollo: We’re Starting One Bayfront Plaza In January 2019

The building will top off at 1,049 feet, since that is the maximum permitted by the FAA in the area, Hollo said. He expects other developers will follow him and build at that height.

Most of One Bayfront Plaza will be devoted to apartments, with 1,052 units. The project will also include about 500,000 square feet of office space and 200,000 square feet of retail, along with a 200-room hotel. It will be directly connected to a Metromover station by bridge.

Residences will start on level 22. A sky recreation deck will have two giant pools, including one for hotel guests. A second amenity deck will be located on level 40.

Hollo is 90 years old. He currently has Panorama Tower under construction in Brickell, which is already the tallest structure in Miami. Hollo said that Panorama will top off at 867 feet, surpassing any other building in the area by 100 feet, and the tallest (residential) tower south of New York on the eastern seaboard.

It has been 11 years since this super tall has been announced.
The saving grace is that Tibor Hollo owns this property and has been developing high rises in Miami for over half a century so his track record is remarkable.

He is building Miami's tallest building with the Panorama Tower now.
Let's hope he lives long enough to see this built !
How many developers like Hollo are loyal to their cities & shape them over decades ?

^ Has less office space than it would demolish. So, office space shouldn't be a hindrance for this.

I think the residential component will really help the probability of this happening at the end. So far good, the project looks like its headed in the right direction. Had this been 80/20 :: office/residential, I'd say no way in hell this would happen without a serious downsizing. Once the cycle picks up, should be prime for 2019/2020.

One Bayfront Plaza Increased To 1,361 Residential Units

Developer Florida East Coast Realty already has a MUSP approval for a previous design, and is hoping to retain that approval and amend the design rather than go through a new approval under the Miami 21 zoning code.

According to the comments, it is up to Planning Director Francisco Garcia to decide whether the new design constitutes a major modification that will require an entirely new approval, including compliance with Miami 21.

The previous MUSP approval included 850 hotel rooms, along with office space. The redesign adds 1,361 residential units, and reduces the number of hotel rooms to 200.

Also noted is that the property is within a high probability archaeological site, and will require a certficate to dig.
