News: New 290-meter skyscraper slated for Shanghai skyline
Shanghai: According to Shanghai Daily, a new 290-meter (951ft) tall office tower will grace the city’s skyline before 2007. Shanghai Wheelock Square will be erected on a 12.675-square-meter plot on Yan’an Road opposite of the Equatorial Hotel in Jing An district and will have a gross floor area of 114.075 square-meters.
The project’s developer, China Wharf, a subsidiary of Hong Kong’s The Wharf (Holdings) Ltd., bought the land-use rights for US$ 25,6 million in 1995 and planned originally to build a mixed-use apartment/hotel complex. However, given the current situation of rising rents and fast falling vacancies for grade A office space in Jing An, the company changed its plans.
David Tian, general manager of Shanghai Wheelock Square Development Ltd., is optimistic that construction will commence before the end of this year although the tower hasn’t got the final approval of the city yet. Shanghai Wheelock Square is designed by renowned Kohn Pedersen Fox Associates in New York who were also responsible for Jing An district’s current tallest skyscraper: Plaza 66 at 288 meters (945ft).
Plaza 66’s main tower was completed last year and reached an occupancy rate of 85% within 12 months. Spurred by this success, construction of the second tower will start within the coming months. Construction is also scheduled to start before the end of the year on another mega-project, Concord World, within the district borders. Its three skyscrapers will rise 230, 250 and 270 meters into the Shanghai skyline.
