Fortunately, as NYGuy said, it's an old model and not going to be the choice. Of the several 1,400 + office towers coming up in the next go round, only 350 Park really excites me as something that makes a statement as part of the skyline. Tower Fifth doesn't, 15 Penn sure doesn't...I know NYGuy does make a point that these towers are built for the needs of the people working there, but aesthetics should play some part. You can't hide nearly 1,500 ft... and we have to look at them every day. FORM and function should be more equally important. In the end, they'll build what they want, but it would be a shame if quality and style of architecture doesn't play more of a part in what is built as opposed to the merely functional.

I think if its a box, so long as its a classy box, with a nice facade and all, it might be ok... but what we really can't hide is that terrible design for 15 Penn.

I agree wholeheartedly. Function is certainly important, but there's absolutely no reason a building can't look nice as well. I think I'd like that render I posted more, if it didn't have that funny angled chunk taken out of it. It looks like it's trying to be Torre Verre's chunky sibling and failing. Even straight up and down walls would look better.

And yes, 15 Penn sucks.

It's fascinating that a city could have such a strong economy that this is a financially optimal option.

And this is a particularly strong set of circumstances that makes this option for Chase a viable option. And the city gains in the process.

I'm hoping the height between the 57th floor and the roof gives us 1,403 ft. Maybe it signifies a crown of sorts.

I know its an early filing, but I hope they didn't reduce the height/scale on this one.

That figure of 1,322 ft is about what you would expect to be filed for a 1,400 or so tower. But you're talking about a difference in height of about 80 ft for a reduction of about 13 floors.(Even considering higher ceilings, that's a lot of height for that number of floors). The schedule A filing looks incomplete. We're a long way from the DOB approving any building application which would release any diagrams, and a long way from even beginning construction (should be early 2021). So, until renderings are released, we can't say exactly what is where.

I do expect this will be updated.

It's the initial Schedule A filing, so hard to tell exact height/size based on that alone. But I would bet we're getting the 1,403 ft. version, not the taller version.

But I don't particularly care about the exact height. I want an epic landmark tower.

Yeah, I was just now looking at the perimeter wall height, which also doesn't tell us anything definitive. We won't know anything until specific information
and renderings are released of the design. It's also possible that this is a different version of the tower, filed to get the ball rollin. Here's an overall comparison of the 57 floors here with the 66 floors at the spiral...it's a minimum of 1,341 ft.

So that's just wall height at the site perimeter. A setback could rise much higher.

That's where it gets confusing. The perimeter wall height is supposed to be the last enclosed floor that reaches ground level, or so I thought. For example, that height for the Spiral is 132 ft, where it is setback on all sides. We'll eventually get it.

In the meantime, 2 filings today for the new tower, one for demo...

I didn't understand why they changed the project. Why was it resized? Because we have gone from 70 floors to 57.

Replacing a 52-floor building with a 57-floor building? Such a waste of money and effort.

I kind of agree...they must be swimming in cash, and when you are, you spend lavishly....
