Thanks for the DelDOT link (http://www.deldot.gov/static/pubs_fo...nal_fy2007.pdf ), there's lots of interesting stuff in there. Oh, and I don't think DelDOT has ever taken before and after pics from the same angle. My fave is page 26 which shows the before of the AAA building from an airplane and the after from under a railroad.

Justison's Landing looks cool. I can't figure out where the 55 townhouses are going though. Too bad there's no trolley or whatever planned; a lot of space is going to parking garages.

New Development Opportunities on page 46 I found the most interesting though. It's color-coded but unlabeled . At one point, there was talk of a minor-league hockey stadium in the peach area but I don't think that went anywhere. I would love to see the 7th Street Peninsula made into a mini-Swedish Colonial Williamsburg.

Star Building: It says a 100,000 sf of office is planned in the Star Building. Anyone know what color this is on the map?

WOW, WOW, WOW!

that's an amazing overview of the riverfront development.

when you look at the page labeled Christina Landing - December 2005
know that every piece of land (old building) that you can see that doesn't have a new biulding on it is owned or optioned by a developer!

Harrah's tower groundbreaking starts casino development boom

The $550 million project will rise 47 stories, towering over any other hotel in the city, with 964 rooms.

The expansion, set to open in mid-2008, also includes an Elizabeth Arden Red Door Salon, restaurants and retail shops.

Another $100 million in renovations throughout the existing hotel casino is under way.

The tower comes as construction continues on a tower at neighboring Borgata, and a few months before Trump Taj Mahal breaks ground on a tower of its own.

From Associated Press and Newsday: "Investment bank Morgan Stanley has agreed to buy a vacant, 20-acre oceanfront parcel and is shopping for a casino company to develop what would be the 13th casino here...The Philadelphia Inquirer reported in Friday's newspapers that Hard Rock International of Orlando, Fla., would operate a $1 billion casino hotel on the site, but neither Scannapieco nor Hard Rock spokesman John Gogarty would confirm that. "

Wow, I take a week at the Outer Banks and all this happens.

That DelDOT slide show is a really good find. That street rendering is outstanding. BPG continues to amaze me with their ability to develop top notch projects in an urban environment.

Aerial shots are always great, and those were no exception. Thanks trance.

The Star Building is the name of the current Barclays building. Maybe DelDOT is referring to the development potential of the parking lot between Barclays and the Mitchell Associates building next to Harry's?

Actually the Star Building is the building that is west of the barclys building site on the other side of Justison Street. It's an old brick building thats been a rental storage building for years and years. Its owned by Pettinaro. Actually (if done right, and I have no confidance the Pettinaro will do it right) it could be a great project.

Has there been any new news about Trumps new tower? It seems lieka big race to get the tallest tower with harrah's and the borgata going for it, trump may just get in there and steal it from all of them.

Thumbs down Pettinaro vs BPG

You know, without Pettinaro's constant bumbling of construction projects around town, we probably wouldn't appreciate Buccini/Pollin Group nearly as much as we do.

Hopefull they'll surprise us on this Star Building though. (Based on your description, I think it's on page 29 of the DelDot slides on the right in the foreground.)

^^You must be talking about the two warehouses on Justison between the DCCA and Barclays. I'd say knock those down. I think they're interesting, but wouldn't be very usable for much. And you're right about the Barclays building, which was originally called the Gates building.

As for Pettinaro vs. BPG, maybe everyone's forgotten that it was Pettinaro that bought a couple hundred acres of rusting shipyards and warehouses and decided to develop it as a destination with a ballpark and shops. If it wasn't for that first step, it's doubtful that BPG would even be interested in the Dravo area.

Oh, and the WSFS Bank Center has some of its facade up on the 9th Street side on Jefferson. It's also lit with construction lighting at night, and makes for quite an impression.

Mglan, you’re right. Verino Pettinaro was far sighted to see the potential of the shipyard and there was a time and place for his buy it up cheap, build it up cheap and hold on development style. It did help get the ballpark built and it did prevent worst things from happing to the area until the time was right for real development. However,. I think though that if Wilmington is to capture the full potential of the waterfront area quality development needs to happen. (and Pettinaro could have been that driving force but verino’s son greg is neither far sighted or sophisticated enough to realize it.) This should tell you something. They are now (or already have) tearing down two buildings that pettinaro built in the mid 80’s. So pettinaro builds buildings for about a twenty year life span. I’m not so sure that BPG is so sophisticated either. But they definitely a huge improvement over Pettinaro.

..and yes, I believe the building that was torn down on the Barclays site was called the gates building.

^No, the current Barclays HQ with Connelly Ward is the Gates building. The there were three warehouses on the site of the new Barclays building, all of which were demolished (obviously). Warehouses built today usually aren't designed to have a lifespan of longer than 30 years or so; they will probably be outmoded by that time (either clear span height, or utility needs) so why put in the extra nickel.

I do agree that Greg doesn't have the sophistication to see how an urban environment works or needs to be developed; they built and eventually got out from under Town Estates, which is where I assume Soynog lives. Pettinaro can build apartment complexes in Middletown and Bear, and townhouse condominiums in Sussex, but just don't "get" the way things need to be built in town.

BPG is much better at delivering a product with the slick finishes and style that is urban and new, but they still make it compatable with the realities of the location. I don't expect to see anything that looks straight out of Midtown; it is Wilmington after all.

aaah, know all about Towne Estates. In fact I drew about half of the plans used to build them. I also worked on the clubhouse. That was a few years ago let me tell ya. I was fresh out of school. Those things were pretty much slapped together. Although they did win a design award.

Yeah, I get those buildings confused. I think maybe (at one time) they called the big yellow warehouse that they tore down the Kirk Building because Kirk Plumbing was in it for a while.

So how far up is the parking garage on the Barclays site? any new pictures?

Hey RYUKOVA,

By any chance did you have anything to do with the electrical schematics? I want to know why my fuse box is set up like this:

1: upstairs porch/downstairs bedroom/one kitchen plug
2: upstairs bathroom lights (but not outlets)/downstairs hallway/one kitchen plug
3: etc.

It makes it hell figuring it out if I have a shorted out lamp or the fuse goes bad.

Hey,

At least I've had an excuse to buy a bunch of junk at Home Depot to test outlets, change fuses, and do some selective rewiring. And I've started to see the zen humor in nearly all the electrical panel labels saying "kitchen".

I've often wonder how much damage my youthful incompetence at Dupont caused.

Luxury condos eyed for Milford waterfront

The area around the Mispillion River in Milford isn't in the best of shape. It's strewn with beer cans and trash, lined with old industrial buildings, and some homes are missing siding or covered with graffiti.

But developer Randy Burton of Lewes has plans to change all that with a new waterfront luxury condominium community called FisherHawke Landing.

Burton's development model involves "taking under-utilized properties and bringing them back to their full potential."

He added that most people don't take on projects of this nature because of the time, money and creativity involved. But for Burton, it's worth it.

"The payoff is greater all the way around," he said.

Burton not only makes a profit, he also gets the satisfaction of improving a once-undesirable location.

Along with partners, Burton plans to build 120 condominiums on 10 acres.

But he doesn't want the condo community to be a neighborhood separate from the rest of Milford. He said he plans to incorporate FisherHawke Landing into the downtown area, utilizing the city's small town charm to create "real urban living."

He sees the housing development as a way to revitalize the entire city of Milford. "Milford is sitting at a point where it can become one of the greatest little communities that exists," Burton said. "It's a diamond in the rough."

Burton said two and a half acres of land adjacent to the property is being restored in order to create a nature preserve with indigenous trees, vegetation and a frog pond. The walkway will go through the nature preserve and across the river via an elevated walkway that leads to and around Goat Island.

Burton said the river walkway, which will run from Goat Island to Silver Lake in Milford, will allow people to enjoy a nice walk through a natural setting and will enable people to travel by foot into downtown Milford.

Burton said Milford's city arborist, Bill Pike, is planting all the vegetation and designing the walkway through the preserve.

"He's got a vision down here -- he knows what he's doing," Burton said.

The land FisherHawke Landing will occupy has a bit of a history. In the 1770s, Milford was a thriving ship building town, and Burton's site was once the William G. Abbott Shipyard. It was the last functioning shipyard in Milford and launched its last vessel in 1917.

Burton said the condo community will offer three different models of housing which are named after boats that were built in the old shipyard. Interested buyers can chose from the Abbot Model with 2,000 square feet; the Albert Paul Model, 2,156.25 square feet; or the Governor Stockley Model, 2,381 square feet.

He said prices range from about $279,000 to about $309,000, which he feels is reasonable compared with the cost of waterfront property in the southern beach areas such as Rehoboth and Lewes.

Burton's vision of a better Milford won cooperation from the city, which worked with him on acquiring extra land for the project. Burton said when original plans for four-story buildings garnered criticism from some residents, the city helped him acquire additional property to build the same number of units in three-story buildings.

In addition, he said, the city plans to build a park and outdoor amphitheater across the river from FisherHawke Landing.

There is also a kayak launch planned for the community, Burton said, and he'd like to work with Quest Kayak and Fitness to organize kayak trips along the Mispillion River.

Burton said there is already a demand for FisherHawke Landing condominiums even though they have yet to be built. On Feb. 18, owners released 24 units for sale.

"We sold all 24 in seven and [a] half hours," he said.

Burton said 24 additional units will be released on April 29 and construction will begin in early May. He said he hopes to have the project completed in 2008.

Fisherhawke Landing sets record sales in Milford

FisherHawke Landing, a luxury condominium community designed for the Milford Riverwalk, recorded some of the quickest sales ever seen in Sussex County.

The developers of FisherHawke released 24 units to the public during an all-day event Feb. 18. By 5:30 p.m., all 24 units were sold.

Randy Burton, a principle for the development group, said he had never seen such an interest before. “I didn’t anticipate they would all be gone in one day,” said Burton. “I couldn’t have asked for anything better.”

At build-out, FisherHawke will feature six buildings with 24 condominiums in each - 120 units total - stretching along the river, with access to local shops and restaurants. Each building will have three condominium designs, ranging in price from $279,000 to $309,000, featuring sunrooms, foyers and large master bedrooms.

The three different models feature granite counters, upgraded cabinets, wood flooring and Moen faucets in the kitchen, gas fireplaces in the living rooms and designer carpet in the bedrooms. The master suite features a garden tub with separate shower and large walk-in closets. A semiprivate elevator will serve the units.

Burton said the buyers varied throughout the day. The morning of Feb. 18, those who preregistered were invited to the earliest session from 10 a.m. to 1:30 p.m. to look at the units, while the general public was not invited until 1:30 p.m. That night, Burton said, the developers held a reception for about 150 people including politicians and local officials.

He said many buyers were looking at the condominiums for retirement, but others were from Milford just looking for a step up. Some buyers were relocated to the area for General Motors.

“Milford is a good location,” said Burton. “This geographic location is close to the water with luxury condos in a downtown environment that is close to northern cities and the southern beaches.”
