Not to nitpick but I wouldn't consider this building an "office building", rather its a mixed use. Also, wouldn't the Quebecor tower (19 floors) built only a few blocks south count as an office building in "downtown"? Silly yahoo.


That being said, this is all good news! Been looking forward to see this thing go up for a while!!

Now you're talking! this is a pretty high profile corner, and 23 floors would be just about perfect in this spot given the natural elevation.
Next step: blow up the gas station and make the corner of st laurent more appealing to foot traffic.

Completely in agreement. Everytime I pass by this spot I think the same thing, high-progile corners should always have high profile development. This is a rule that should also be applied asap to Maisonneuve/St-laurent, Jean-Talon/St-Laurent, and so on..

I couldn't agree more. I hate that gas station. If I had a nickel for everytime a friend vomited on said gas station...

You're right, I almost forgot - it does have a tim hortons attached.

I couldn't think of many things less suited for this corner than the godawful Little Laval combo of a timmies and a gas station. I suppose we should be glad it doesn't have a drive through.

Rico, I agree completely re: Jean talon. About st Laurent, I think the most depressing part is the number of aborted projects we've seen for this block. At any given point there is at least one dead-on-arrival proposal floating around, which makes it hard to keep track of what's happening with this lot. I would say if it's going to take 20 years to figure out what to build on what has to be the most desirable vacant lot east of the main, at least make it a park or something in the meantime.
Then again knowing this city this may be a bad idea, we'd get stuck with goddamned shrubs forever.

Building over the Notman house seems pretty unlikely. It was designated heritage in 1979 and we all know that in Montreal that means you can't remotely touch it. Even though the structure appears to be behind where the Societé St Margaret was, we all know the activists will kill this.

Fingers crossed though as it is definately quite interesting.

Scope of Work
Optimization study of the Chaboillez Square site for a 2.4 million sq. ft. real estate development.

This 194,000 sq. ft. site was chosen for the construction of 2.4 million sq. ft. of office space, distributed mainly in three towers (25+ floors each) built on a 10-floor podicum. The personnel at Plania, Dessau's urban planning and landscape architecture subsidiary, created several different development scenarios.

This allowed the team to select the option that best balanced development costs, profitability and urban integration issues, while minimizing impacts on local traffic.

Challenges

* Reconcile urban, economic and functional requirements.
