I was up there recently and there's some construction. They're putting up a giant tv screen on the side of the shorter building. They had some renderings on the first floor and it looked like they're also adding a shaded area with tables and chairs, maybe a cafe? I didn't get a long look at it.

Hopefully a teaser that some University City towers are going to start construction, and they will re-situate the rooftop a bit for views in both directions...

Coming out of tunnel into 30th this morning and there appears to be a coring rig getting soil samples in the parking lot east of the High Line.

So BDN bought this 1 acre parking parcel. Any idea what they want to do with it since it is part of the SY. I thought Drexel back in 2011 already own this and other adjacent parcels on JFK Blvd.

And, if BDN is going to do something with this parcel in the near future, its stock price hasn't recently reflected it.

Brandywine purchased a leasehold interest, not absolute ownership. I assume it's a long-term (e.g., 99 years) ground lease from Drexel for development purposes, like Brandywine obtained from Penn for the FMC tower. In both cases, the universities retain ownership of the land.

Brandywine moves forward with land acquisitions for Schuylkill Yards plan

Kennedy Blvd., with plans to acquire another long-term lease for second one-acre parcel adjacent to the west at 3025 J.F.K. Blvd. for $20.5 million before the end of June, it said in a financial report this week.

Brandywine chief executive Jerry Sweeney said in a conference call with analysts Friday that the acquisitions will allow the company to complete design work for the tract, but won’t begin construction until tenants are secured for much of what’s expected to be a 700,000-square-foot tower planned.

The building is expected to be one-half occupied with offices, with the other half being used for residential units or life-science labs, Sweeney said.


The $3.5 billion Schuylkill Yards plan is slated to eventually involve 8 million square feet of development over 14 acres. Much of the land, including the J.F.K. Boulevard parcels now being acquired, is owned by Drexel University.

Brandywine began work last late last year on its first stage of the project, a1.3-acre landscaped park at 30th and Market Streets, between the train station and the former Bulletin newspaper building. The former Bulletin building, now known as One Drexel Plaza, is also to be developed during the early phase.

Schuylkill Yards is one of three sites in central Philadelphia mentioned as a potential location for Amazon.com Inc.’s planned second headquarters in the city’s proposal to the e-commerce giant.

Hum. "won’t begin construction until tenants are secured for much of what’s expected to be a 700,000-square-foot tower planned." Yet, Drexel's Fry recently said that a least three more projects, totalling around 1.5 million square feet, were either “tenant-ed or about to build.” So, are those other plots?

I think this is an area where Philadelphia has an real advantage over the other cities Amazon is considering. The city has a lot of room to absorb new residents without the risk of eliminationg affordable housing/neighborhoods.

We already have more public transportation options than the other cities and if Amazon is serious about putting $ towards transit expansion, as was mentioned in the article, that could help reduce traffic issues we already have.

The traffic scenario also gives us a much better advantage. We have way less traffic volume than New York, Boston, and Washington, Atlanta, Los Angeles, etc. Coupled with our relatively low cost of living (at least compared to most of those cities) we could be a viable dark horse pick, much like the Eagles.

Indeed. And Philly's advantage in terms of HQ2's potential effect on housing costs--especially when combined with its mass-transit and geographic advantages--is further supported by this recent Zillow study, showing HQ2 having a relatively small potential impact on rent in Philly among all 20 finalist sites:
