Does Nelson Partners know something about 5th and Brazos that we don’t? Magellan still owns that lot. This is the project I’m most surprised never broke ground. I’d heard a leasing and marketing team had been assembled and that it was a couple months from dirt moving. That was like 2-3 years ago now.

The last height we heard about was 375 feet, and that update came long before 6th & Guadalupe was even a rumor. It was at its 504 foot height as far back as August of 2013.

It was chopped to 356 feet with 33 floors as recently as August of 2016.

Yeah, it seems to be.

That building has been listed at 356 feet, 375 feet, 402 feet and 504 feet. Look at it compared to the Block 71 Tower which is supposed to 555 feet, unless the FAA gets their way, but I think it's at 555 feet in this model. 5th & Brazos sure looks tall there compared to Block 71.

They put a lot of work into their downtown model. But that's only the center of downtown. The best tower cluster around Greenwater/Seaholm is missing as well as the entire east side by I-35 and Rainey. It's amazing how much downtown Austin has boomed.

Here are a couple of new renderings albeit not significantly different from older renderings.

I haven't seen those black bars going across the north side yet, maybe that's a somewhat new addition?

Needless to say, I'm excited for this building. This sort of thing looks like it could be built in Chicago or NYC with the exact same design, which isn't something that could be said about almost any other buildings being built in DT Austin right now.

Around 140 permits were filed today for finishing out the units which is what recently happened with 48 East. I suspect they are renting out the building for SXSW and hopefully demo starts after that.

One of the Congress-facing windows has an unrelated art installation loaded inside, and the other has poster board pics of the latest renderings. So . . . I guess at least they're displaying themselves a little more aggressively. That's gotta mean something.

There's also a nice model of the building in one of the windows!

Wow I don't know how I missed it!

Unless it was small, or under a tarp.

It's pretty small. Not sure if it's still there, I saw it a couple weeks ago when I was walking in the area during SX.

It was there this weekend.
Facing Congress.... left side of the window.
It's indeed small.

I need to do some yardwork, but a cold depressing day like today is better suited for internet searches. Here are some new renderings:

really like this building.
Love how it compliments the State Theatre , and still remains its own version of modern.

I always can’t believe how narrow this building is. Does it only take up 1/4 the block? It just seems like there won’t be much space for hallways and such, must be smaller apartments.

I thought today was perfect for yard work. Did a whole lot that I normally wouldn't in hot and humid weather. Glad you found those awesome readings though.

Let's get this started already!

Ha! I got some yard work done on Friday before the yucky weather. The Oak trees have already dropped all their leaves and are just about done with their pollen. I've already filled about 2 dozen trash cans over the last two weeks.

Yeah, it's really skinny. The building that it'll replace is only about 40 feet wide. Basically, this building will be about as wide as a city bus is long.
