BioMed Realty is targeting a fall construction start for Dexter Yard, the new name of its 15-story project on a full block in Seattle's South Lake Union neighborhood, the developer said Tuesday.

Located at 700 Dexter Ave. N., the two-building Dexter Yard will have around 515,000 square feet of tech office or life sciences laboratory and office space and 25,000 square feet of ground-floor retail space.

The newest version of the plan has an extra floor on each tower for 165,000 more square feet than previously disclosed.

Dexter Yard is a major change for the property where an industrial dry cleaner and auto-repair shop once operated.

martin selig real estate's proposed addition to the old firestone building at 400 westlake ave. N. Had its first design review in december of 2016. The second and likely final review is set for 6:30 p.m. Wednesday, april 18 at queen anne community center, 1901 first ave. W.

The original white terra cotta facade — hidden beneath yellow paint that's now being removed — and f medallions will be preserved.

Inside the historic shell, a modern office building will rise to either 15 stories, under the old zoning, or 16 stories.
400 westlake will have 7,500 square feet of ground-floor retail. Office space would begin on the second floor.
selig says he hopes to start construction in two or three months.
