Interesting that they have not backfilled the basement of the old MLHU building although there is some piled crushed stone and gravel on the east side of the pit. Might be storage for the Ridout St downtown loop reconstruction happening this summer. Still no signs of a rezoning application being filed by York with city committees as of yet. The application would have much more in the way of details about number of floors and number of units.

Noticed some new fence signage from York promoting future living on the site. Still no signs of any zoning application plans on the city website which would include much more detail on the size of this project. ie: number of floors above and below ground and size of commercial space. They might be working with city planning staff now but nothing made public as of yet.

Crickets! I suspect York has hit the brakes on starting any new high rises given the new fiscal realities with financing these projects. Would not be surprised that they pause after topping out their 31s on King St this spring.

These developers are not building for the next few years, they are building for the next 50 years. The demand for housing in Ontario to accommodate 1.5 million new residents in the next 10 years means we will probably see more projects like this, not a pause. I think they spent $35 million on the land.

Never suggested that they would stop building for 10 or 50 years. In York's case they haven't moved on any of their many proposed projects. In fact they stopped all work after already pouring some footings on their 17s up at Wonderland and Fanshawe, why?. Considering they have been building non-stop since the two buildings started on Fanshawe some 6 years ago. They also have built the 13s at Springbank and Wonderland and the 17s at Bostwick and are nearing the end of construction on their 31s at King St. You'd think they would have continued with the project on Wonderland rather then stop. Or started another tower at the Bostwick location. We might see no new York construction project for a year or more after the King St 31s tower is topped out this spring. The fiscal realities may result in a pause for the short term future. I see a lot fewer tower cranes on the horizon in the next year. A year from now are we over or under the current number of tower cranes in London?

I do think in York's case we have seen a slight pause, some of that may be borrowing rate related but I also feel a larger aspect might be that they want to see a few of these projects get finalized before moving onto bigger things.

There was an article in the LFP this week which said they are submitting the proposal to the city this year. The details are found when you click on the google map, but here is what it says:

PROPOSED
- Builder: York Developments
- Two towers, each more than 40 storeys, 800 units combined, at the forks of the Thames River
$350 million
- Site plan application expected in 2023

Great news if they do follow thru and submit the zoning application and a detailed site plan. Hopefully it gets unanimous and quick approval at city hall. Sadly i fear some misguided imbecile will file an OLT appeal that will effectively result in a 12-18 month pause while the endless OLT process plays itself out. Meaning construction start is likely late 2025 at earliest and completion of the project is 2030.



Really looking forward to seeing this project built.

The city has received York's zoning application for their proposed redevelopment!

York is proposing:
  • A mixed-use development with commercial, office and residential uses;
  • Two apartment buildings of 43 storeys and 53 storeys (176m) with a 4 storey podium;
  • A total of 550 vehicle parking spaces and a reduced number of bicycle parking spaces of 350 whereas 837 are required;
  • A density of 1,175 units per hectare with 800 residential units and 13,785 square metres of commercial, retail and office gross floor area.
  • Retaining the existing heritage courthouse and gaol buildings along Dundas Street.

Great news to see the zoning application finally submitted. This is a huge win for the core and should get unanimous approval from committees and council. Hopefully the detailed site plan application is submitted soon afterwards.
