thinking about it as a plaza at 50'... sounds minute... but if we called it a 50' setback - we'd all flip out about it being too much

It'll make the State/Chicago intersection with its subway station more enclosed and urban, and make the plaza more cozy. At the end of the day, this is a residential building. It's not like they're looking to have big crowds hanging about in the plaza.

And I'd hope there's no bait & switch on the height. The massing steps back with a ratio that gives good form. Either they have to truncate form, or squish it all. Either way breaks the ratio. Not the same as cutting height on a monolithic box.

^ Speaking of McD's, once this project happens you just KNOW that the "Rock n Roll" McD's will see the value in redeveloping their land.

I mean, unless you have a neurotransmitter deficiency impeding your cognitive functioning, there is just ZERO, ZILCH reason for their vast parking lot. Who the hell comes to downtown Chicago to visit a McDonalds?

That facade alone made my pants moist.

I'm already expecting this will be a nice design, but of course we will have to see.

The only thing that concerns me now is NIMBY pandering. Otherwise I suspect this will be a slam dunk!

Regarding the NIMBY pandering, one part of the site is DX-7 and the other part is DX-12, which as of right allows for significant density, and DX zoning doesn't have a height limit.

I attend a lot of these meetings and every so often I hear someone praise or show enthusiasm for whatever development is being proposed. There are always a lot of people who concur, but they rarely make themselves heard, so the presentation usually ends up sounding like the majority of attendees are upset or against the proposal.

The facade looks awesome. This will be very much in the restrained old-school pomo style like No 9 or classic early pomo from the 80s. The facade is simple but well detailed drawing on both classic deco massing and miesian high modernism. If executed well this could be a gem.

There are a lot of things working in support of this proposal, so hopefully we won't see it cut down too much. Obviously the major thing is that Holy Name is involved in the development, so there won't be opposition from them. Second is that it's near the ward boundary, which in general means that a good chunk of the people nearby who are negatively affected essentially have their voices censored since they're in the other guy's Ward (of course, Aldermen coordinate with each other in cases like this, but they probably still care less about the other guy's constituents). Finally, as noted above, the land is already zoned pretty high so the developer doesn't have to ask for too much.

The facade looks so old school Chicago, I love it. Enough with all the precast concrete and blue glass! Time for some black Miesian steel!

The most shocking thing of all is that it appears to be utilizing a curtain wall... (as opposed to windows)... a very very rare site these days in this city...
