Does anyone remember the details of the old plan and know how this compares? I looked for the old plan by the prior developer didn't find much.
We're looking at a difference of about 500 units and the addition of a hotel; great(er) use of the space than the previous plans had. Keep in mind, Pearl also is about 22 acres so that kind of density in that area will definitely have an affect on the surrounding neighborhoods around Roosevelt Park.
But you're right about the gated part; I too hope that it loses the "compound" feel and integrates itself a bit more to Lone Star Blvd.

I have a feeling that this is the beginning of a "transition" phase for the area south of downtown just as when the museum reach north of downtown was completed. Look how much has happened and will continue to happen along the River North district. We're watching SA changing before our eyes!

More info posted about Blue Star. Went by there this past weekend and there was a decent amount of activity, which was nice to see.

This is all I could grab from the HDRC proposal for Blue Star II, when I tried to go back and grab some more images, it was gone. I think it was all pre-conceptual type of things though, just showed what the feel of the project was going to be (shared street, etc.). Looked okay. I'm more excited about the addition of residents to that area.

I saw the stories recently about the heavy rains and the flooding on the south side. I was surprised by the amount of damage being reported for the trails themselves. How long has this stretch of the trails been open?

If only they improve the parking situation. One way in and out, with very little room to turn around when full.
