But now, in the borough’s Bloomfield neighborhood on the far western side of the island, new job applications have been filed for an office building that will span just shy of 325,000 square feet, with a design by CetraRuddy Architects.

The site is part of an existing office park, but the design for the new building will be substantially more attractive than those surrounding it. While the DOB applications indicate the structure will have no parking within its walls, the design will unfortunately conform to the prototypical suburban office park, with vast fields of surface lots stretching beyond the actual development.

The project will consist of 20 four-story apartment buildings and one 11-story apartment building spread across nearly 222,000 square feet.

There will be three studio, 98 one-bedroom, 132 two-bedroom and seven three-bedroom apartments, and the complex is estimated to get $40 million in tax-exempt bonds during construction.

Despite the constraints of the location and occupancy, the plans for the structure are quite attractive, employing a restrained pallet of neutral colors for the facade. The base of the building will feature large floor-to-ceiling glass windows, opening the project to the street, and its envelope will also conform to the sidewalk, enhancing the neighborhood street-wall. The rendering also shows greenery cascading down portions of the exterior, though whether that is realized remains to be seen.

Per the Department of Buildings, 11 Avenue C will rise ten floors and 109 feet to its rooftop, with a total construction area of 49,972 square feet.

Within that, there will be 4,131 square feet of commercial space, topped by 38,162 square feet of residential space. The latter component will be divided among 45 apartments, for an average size of over 800 square feet.

SLCE Architects is the architect of record, but Rotwein + Blake Architects handled the actual design of the building. As described by the firm.

As for the building’s appearance, it will use the same attractive grey brick facing 17 Convent Avenue, though the similarities end there. Differences in the two lots result in a substantially more varied appearance to the exterior of 52 Convent Avenue, with windows of several different shapes and sizes characterizing the 130th Street-side facade. Alexander Compagno is the site’s architect, and the building will total 21 units and 23,263 square feet of space. Given the average unit size of over 1,100 square feet and a design that does not disappoint, it seems all but certain that the product here will be condominiums.

Many of the residences will feature their own balconies, and while balconies can often be an aesthetic scourge, in this case, they mesh well with the building’s exterior. The project’s facade will be extruded and layered to match the diagonal of Convent Avenue, which left the architect with a unique opportunity to finish the furthest of the envelope’s extrusions with balconies instead of interior space, turning them into an integral component of the structure instead of a mere afterthought.

Besides that rarity, the building’s grey-brick facade will blend in nicely with the site’s pre-war neighbors, and its windows will also lack PTACs. When it comes to new construction in non-core neighborhoods, 17 Convent Avenue is an extreme rarity on several fronts.

Kane Ventures is the site’s developer, and completion is likely by the end of this year.

When it comes to integrating PTACs into new buildings, the outcome is almost always disastrous from both environmental and aesthetic perspectives. While the environmental problems are difficult or outright impossible to mitigate, YIMBY may have found one of the very first examples where the aesthetic issues have been successfully solved, in the Bronx’s Morrisania neighborhood, though whether the renderings for 1007 Union Avenue translate into reality remains to be seen.

Today’s reveal comprises an oddly-shaped site that starts with an existing church at 1007 Union Avenue, and extends to several low-rise residential buildings on the same block, which will ultimately be demolished to make way for a very substantially-sized mixed-use project, containing both housing and community facility space. The development will be divided between two buildings.

The community facility space will be used by the existing Victory Baptist Church, and located on the ground floor of the larger building, comprising 7,903 square feet. There will also be 84,106 square feet of residential space between the two new structures, with 95 units located within. At an average size of 880 square feet, rentals appear to be likely, and Aufgang Architects is behind the design.

The exterior of the project will be quite attractive, with what appears to be concrete dominating the envelope. Windows will be enhanced with metallic and wood accents, and the design is also PTAC-free, which always helps.

Compared to the vinyl-clad housing that dominates 91 Diamond’s block, and the rest of the neighborhood, the new development will be a definite improvement. While it won’t have any retail space, the building will still be a substantial upgrade from the existing vacant lot.

DOB applications for 91 Diamond Street were filed back in March of this year, and completion is likely in about two more years, by the end of 2019.

well 9-19 ninth avenue in the wv/meatpacking district finally looks to be pretty far along after several years of rebuilding and renovation. it formerly held pastis restaurant and is supposed to have a restoration hardware shop:
