A Sneak Peek At 700 Washington Boulevard, LeFrak’s Latest Project

A modern residential building with over 16,000-square feet of ground floor commercial space could be coming soon to Jersey City’s Newport neighborhood, as LeFrak went before the Planning Board Tuesday night to pitch their latest project.

The company, currently finishing up work on their Ellipse development just a stone’s throw away, actually had three separate applications go before the Board at Tuesday night’s meeting. But a two-tower project at 700 Washington Boulevard is the headliner. It would bring 338 residential units and 16,490-square feet of commercial space to what is known as Newport’s Northeast Quadrant, one of the last undeveloped parcels along Jersey City’s waterfront.

Designed by New York-based HLW International Architecture and Engineering, the two taller components will rise 24 and 12 stories respectively, while a five-story middle section will connect them and feature a 3,324-square foot rooftop amenity space. The building will sit directly along the Hudson River Waterfront Walkway with an exterior that will utilize insulated glass window walls, metal VTAC louvres, and light gray stucco.

The proposed breakdown of the units in the latest building is 38 studios, 134 1-bedrooms, 129 2-bedrooms, 35 3-bedrooms and two 4+ bedroom units. Select apartments would have private terraces according to the building plans. Because the project falls within the Newport Redevelopment Plan, no units will be set aside as affordable housing.

The project would also create an extension of 18th Street from its current end at Washington Boulevard that would run towards the Hudson River before dead-ending. Some additional auxiliary roads would additionally be built on the property, which is currently closed off to the public and not accessible by car.

Construction Appears Imminent at Jersey City’s 700 Washington Boulevard

The property of the future 700 Washington is currently inaccessible by road, so LeFrak will be creating an extension of 18th Street from its current end at Washington Boulevard. A cement mixer sat on the land for years but was recently moved off-site and construction activity has begun. While LeFrak hasn’t officially announced anything or given an official name to the building as other Newport properties have, pile driving has started to take place at the site.

LeFrak has not responded to a request for comment on their next move, perhaps because the company is currently completing the Revetment House along 10th Street in Hamilton Park. The company does have a few other projects approved, including the office-driven Pier Six and another mixed-use development along 18th Street.

After the real architectural upgrades of Aquablu and the Ellipse it's just disappointing this is the best they could come up with. The other likely developments left near the Hoboken border are supposed to be even worse... . two 10 story developments. Hey, we're NOT in Hoboken... you can go 25-40 stories here. Then again, who knows in the post COVID-19 world what we'll get, if density and height is something that people start to shy away from. Hopefully not, but you never know.

What a boring waste of waterfront land.

I never cease to be amazed by LeHack in how every new building added to Newport seems to either exactly match or outdo the previous buildings in terms of absolute, soulless banality.

Nothing built in the ~35 year span of Newport's existence has warranted any degree of architectural merit. The biggest architectural innovation in the history of Newport is the use of an ellipse rather than corners. And even that building only stands out at all because the land it was built on literally stands out from the shore. At least it makes use of vacant land.

Ellipse is nice enough, and the Aquablu and the condo towers with Morton Williams in their base are at least passable. But overall this whole "neighborhood" is awful. Then again it was originally built in a time when the rest of Jersey City was much less hospitable. Big parts of it could do with a bulldozing and rebuilt though.

‘The Wave’ at Newport Now Expected to Include 336 Units and a Pool

A handful of minor changes are in the works for a new development that is being built in Jersey City near the Hoboken city limits.

The Jersey City Planning Board is scheduled to hear an application for Amended Preliminary and Final Major Site Plan approval during a meeting over Zoom on Tuesday, June 9 at 5:30 p.m., according to a legal notice. The application pertains to The Wave, a complex with five-story, 12-story, and 24-story components at 150 River Drive in Newport.

The proposed modifications by Wave Property, LLC include a reduction in the number of residential units from 338 to 336, “an expanded amenities lounge inside the building,” the addition of an outdoor swimming pool, and architectural adjustments, according to the notice. The plan includes 13,122 square feet of retail or commercial space, according to the general development application, but does not call for any “affordable housing units.”

Renderings from HLW International illustrate changes to the overall design of The Wave, while plans that were issued by Melillo + Bauer Associates on May 29 highlight the visioning for the project’s grade level and sixth-floor rooftop landscaping.

This hearing comes just a few days after a concept involving nearly 2,000 residential units at another location in Newport was revealed.

Let's hear more about the future Le Frak fill out... besides the new towers by the Sixth Street pier waterfront the 33 story new tower proposed as well... and hopefully they don't do the terribly unimaginative 10 story wastes they had been talking about using the remaining space closest to the Hoboken border. The Wave is a disappointment compared to the stylishness of the Ellipse... not terrible and not going to knock it too much, but try to be imaginative and bold and not do something that looks, as some have noted, like something out of Miami stuck in Jersey City.
