Update from today. A ton going on. I would guess another month at least until we see this rising.

Renderings and signage up on the fencing/barriers.

They are also now excavating around the larger core caissons. This is definitely where the building core will go.

Usually happens when you're close to water I believe. 181 Fremont and Salesforce Tower are undergoing the same kind of foundation installation: Caissons/footings first and then excavation afterwards.

The central core is much easier to make out in this pic, thanks summersm343!

Is there any idea how far they'll be digging down?

The sheeting in the photo from Summersm is to allow excavation to the bottom of the lowest part of the core mat. The core mat has a 10 foot step in it, and will be placed in two pours. The lower portion is at bottom elevation -3.0 ft city datum, the site is at about +10.0 so the excavation needs to be sheeted to keep accessible areas around the deep part of the mat excavation. The bottom of the balance of the mat is at elevation +7.5, top of mat at +14.5, so the cut will be pretty minimal.

The core mat is 7 feet thick, with top of mat at elevation +14.5 except for the low portion of the mat, which is lowered to +4.0 for pits for the high-rise elevators that will service the residential levels above 28.

There are 19-8 foot diameter drilled piers under the core mat, that have bottoms around elevation -42.0 or so. The three that are exposed in Summersm's photo are in the low portion.

Ok, who let the guy in that knows what he is talking about? I'm not sure we can have this!

Cheers,
G.

The construction of the new FMC Tower at Cira Centre South is on schedule. As for the office space in the building, Brandywine is talking to a number of mid- to large-sized tenants — some of whom are considering moving into University City from suburban locations as well as firms that are expanding. About 100 of the 268 apartments in that mixed-use tower will be extended-stay and operated by the Korman Communities.
