We've been aware of this one for about a year, but now the elevations are appearing and there was at least one set of renderings released a while ago. I would assume the design shown in the elevations is the farthest along since it's the one they're presenting to the City of Austin.

The elevations show it to be 380 feet to the top of the mechanical roof and 338 feet 10 1/2 inches to the main roof with 31 floors.

Tower Planned for 70 Rainey Street

Details are emerging for Riverside Resources’ planned multi-use tower at 70 Rainey St. across from the MACC.

The firm, which also developed The Whitley and The Crescent, has filed an administrative site plan application to construct 182 multifamily units, and another 3,600 square feet of ground level restaurant and retail space.

Austin’s swiftly evolving Rainey Street district is about to undergo even more change: A planned 35-story luxury condominium tower that will continue the transformation of the once-quiet downtown neighborhood.

New York-based development company Sackman Enterprises Inc. told the American-Statesman that the project — named 70 Rainey after its address — will have more than 160 residences priced from the $300,000s up to $3 million. The company plans to start construction in the fall and is targeting a late 2017 opening. Sackman bought the site from Austin-based Riverside Resources, which had a city-approved site plan in place.

The condo tower is the first Austin project for Sackman Enterprises, but more are on the way, said C.J. Sackman, the 27-year-old director of development for Sackman Enterprises. The company plans at least six projects in Austin over the next several years, Sackman said.

“This is the largest expansion for Sackman Enterprises outside of the Northeast in its 45 years,” C.J. Sackman said. His father, Carter Sackman, is president of the firm, which was founded in 1969 by Carter Sackman’s father Alan Sackman.

The elevations also show that they're planning removal fiber glass panels that contain planter boxes. So I guess they're planning to keep the greenery on the parking garage.

Latest Rainey Street tower moves ahead after compromise

Tension between a New York developer and Austin planners appear to have been diffused as City Council unanimously approved an agreement Tuesday to facilitate the construction of a 35-story condo tower on Rainey Street downtown.

Developer Sackman Enterprises will pay $400,000 to use a city-owned empty lot at 64 Rainey St. as a construction staging area for a minimum of two years. The developer also agreed to pay for the design and engineering of public right-of-way between its "70 Rainey" high-rise and the nearby vacant parcel of land at 64 Rainey St.

Currently, some site work is being completed at 70 Rainey St. Sackman said he hopes to have construction at full strength in November.

Hunt Construction Co. is the contractor. Page architecture is the designer. New renderings are now being developed, Sackman said.

Another major project in the Rainey Street District is preparing to break ground: 70 Rainey, an upscale residential condominium tower, which will include a street-level restaurant and parking structure that will accommodate some public parking.

Coleman said the exact timing of construction has not been determined but will take 24 to 26 months to complete.

The construction parcel is small — less than an acre. The building will include eight levels of parking, a ground floor restaurant and an outdoor amenity deck dubbed "the park in the sky." The base will be topped by 164 residential, for-sale condos — all with balconies.

The tower shaft of this building will sit at an angle on its podium. So it'll at least be that different. Plus, the next taller building will be more than half a mile away, so it's going to stand out quite a bit.

I think boxes are good for Austin as the skyline is fleshed out. If everything was a signature tower with crazy architecture, then it wouldn't stand out. Eventually, we need 2 or 3 that do standout from the herd of boxes.

A revision of the design has lowered the height to 418 feet 8 inches. The design is mostly the same, but they lowered the floor-to-floor heights. The elevations are here, files 28(1) and 29(1). This project broke ground this week.
