We worked on a proposal with a different developer back when the RFP first went out in 2014 and the security guidelines were so broad that dependent upon interpretation they bordered on rendering any use there unfeasible. In addition to not allowing any west facing windows with direct views into Dirksen, none of the south or north facing windows with indirect views of Dirksen could be operable. And depending on how we took the wording of the restrictions it almost seemed like they were disallowing windows with indirect views as well (like the whole south face of 220 S. State).

Interestingly the Citadel Center is actually closer as has more direct views than either of these buildings, but maybe there are no judges offices on the north side.

what the hell do they want to happen to those buildings exactly. they're not willing to redevelop them themselves, and theyre not willing to allow a reasonable residential use. just let them rot for another 50 years?

It's not clear from the article whether the fault lies with the GSA or the city, which was going to purchase the buildings from GSA and flip them to the developer. The immediate issue is that the city canceled its purchase agreement with GSA citing ongoing security concerns, but CA Ventures said the concerns were addressed.

Of course, given the background info provided by Ned, I'm not sure there was anything CA could realistically do to make its project acceptable to GSA. It's hard to do a highrise residential building with no windows on one side, and even harder when you're trying to repurpose existing buildings. Pretty much impossible to do a highrise residential building with no windows on TWO sides. I suppose if you abandon the idea of infilling between the two towers, there are other possibilities - but the loss of rentable square footage would require a corresponding drop in the purchase price of the buildings.

I'm guessing there is more going on here than just security concerns - somebody with clout didn't want this project to happen, or somebody at the city made demands of the developer (affordable housing, maybe?) that they weren't willing or able to meet.

Nealy Foods redevelopment at 900 W Fulton Market (Fulton Market & Peoria) next to the new Timeout Market. They will be keeping the existing 2 story building to the west and the existing 4 story building to the east. In the middle, they will build a new 9 story building that will be 124 feet to the very top. The very top section will be set back further to the north from the rest of the building beneath it (similar to what you will see in some parts of Manhattan like Lower East Side in newer buildings). It also looks like they will add 2 new floors to the existing 2 story west building and restore both existing buildings.

The ground floor will be retail and commercial while the upper floors will be office. The ground floor right now has a canopy over it and it looks like they'll put a new canopy in that's more open. Architect is Hartshorne Plunkard

Here's 2 more proposals for Fulton Market both on the 1200 block of W Carroll street. The first is from Sterling Bay at 1200 W Carroll (NW corner Carroll and Racine). A new 14 story commercial building at 227 feet high.

Architect is Gensler. 90 total parking spaces. Current usage is mainly a more industrial-like building.

The 2nd proposal is for 1200 W Fulton Market that will extend between something like half way between Elizabeth and Racine, which will go pretty close to Carroll. This proposal is from Ryan Companies. It calls for 2 new buildings - Retail and office totaling 556K sq ft with 335 parking spaces. The retail/commercial would total 150K sq ft. The first building at 240 feet tall and the 2nd at 300 ft tall. It looks like the existing plans for that might be dead (https://chicago.curbed.com/2017/11/2...q2-1200-fulton) and there this now instead..

Alright, 4th new high rise (by height) zoning application of the day. This one is for 1140 W Erie. Plans for a new 8 story building with 87 units, 31 parking spaces, and ground floor retail and commercial. This would go up to Ogden. Right now there's a surface lot there with a 1 story building closer to the freeway. 140 feet in total height.

Thank you for providing all of these! All look promising. I'm especially excited for 900 W Fulton due to the fine-grain nature. I understand they are probably only saving those side buildings and building taller between them because of the landmark district, but this is so much superior to knocking and building something larger. The city should look for ways to incentivize this development approach more often.

I love this stretch getting developed. Chicago-Lake on Ogden has great potential with the green line to the South and blue line to the north, expressway access, and cool streetscrape on grand in the middle. The area has potential to be way more lively than it is.

I'm not holding my breath. My initial thought was "lipstick on a pig" -- this is hulking mass of a building, and the glazing scheme, as depicted in the renderings, won't do anything to help.

This is Chicago, a "hulking mass of a building" is totally acceptable here as long as it is well dressed. See Sears, Merch Mart, McCormick East, Old Post Office, etc. In fact, in context this is but a wee lil building...

I believe there's an excavator on site....within a section of the lot that has been fenced-off.....so, not sure if this is the real thing (official site prep underway) or not yet - but I do recall reading something about a planned Dec. start of work for this tower.


Further south, it's incredible how quickly the 2111 S Wabash tower has topped-off. I'm not sure when exactly foundation work began for this one, but I don't think it was any earlier than Feb of this year:

Neat. They did a good job in getting the windows to line up across all three buildings. That should be great.
