BALTIMORE | Four Seasons Hotel and Residences | FT | ~29 FLOORS

Revived from recession. Construction was stalled for many years but might start up soon. Currently it is seeking design approvals so technically part of the project is still proposed and may gain height based on sales.

Note: Emporis lists this as canceled, but it was on hold. This is not dead. Although it is completed in a sense and functioning, the project seeks a 8-10 floor extension.

Details: 63-83 residential condo units in addition to 356 hotel rooms and 25,000 sq. ft. of retail space already existing

Status: In Planning Stages/Preliminary Design Approved. Originally planned as a 44-story hotel/condo high-rise, the hotel portion was built on the first 21 floors, but the rest of the project was delayed due to lack of financing during the recession. The project has recently been revived to complete the condo section, but with only 63-83 units over 6-8 floors, compared to the originally planned 150 units over 23 floors. The developer plans to build and show model condos to prospective buyers this summer to gauge interest and determine how tall the addition should be (or even if it should be built at all) to extend the building. If all goes to plan construction should begin this fall.

Condos at the expanding Four Seasons are about to hit the market

The hotly anticipated Four Seasons condominiums are being readied for sale by a new real estate firm formed by the sales director of the Ritz-Carlton Residences on Key Highway.

Harbor East Management Group has selected the new firm, Prime Building Advantage, to take over sales and marketing of the condominiums that are under construction atop the hotel tower. The move is notable because no new waterfront condominiums have hit the market since the Ritz-Carlton Residences went up for sale in 2008 (several of those remain on the market).

Harbor East Management and Prime Building Advantage officials declined comment, so it's unclear what the price range will be. Three years ago, the Ritz-Carlton Residences were being sold for between $985,000 and $1.2 million.

Luxury Condos Built Atop Four Seasons Hotel in Baltimore

Harbor East Management's larger, lingering plans for the waterfront property initially called for a 44-storey hybrid between hotel and residential uses.
