The prime blocks of the Upper East Side seldom see new developments, but renderings have now been revealed for the H.T.O. Architect-designed 27 East 79th Street. The project is the first new building to rise on its block in nearly forty years. The architect teamed up with the Parisian firm, Cabinet Albero Pinto, to create a structure fit for the neighborhood.

The classical style takes influence from the Beaux-Arts tradition that permeates the neighborhood. It’s most notable neighbor just around the corner, is one of the most widely recognized examples of the revivalist style, the Metropolitan Museum of Art.

The design for the project is sure to please many, with traditional motifs expertly applied. The lobby’s entrance includes a decorative glass marque and an art-nouveau door. Iron railing and thick metal beams painted black are consistent themes for the building’s façade, a modern twist to contrast with the stone bricks and ornamental details.


The 232-foot tall structure will create eight enormous condominiums, averaging 2,849 square feet apiece. There will be three single-story apartments, four duplex units, and a triplex occupying the top floors. A maisonette with a garden will be included on site.

I like classical architecture much better than generic glass boxes and the like. Wish we could see more of this in our cities but NYC is really the only city in America that builds projects like that. It would seem that with 3-d printing etc doing classically styled buildings would be easier and cheaper than ever now.

I know, but well-finished limestone, iron, molding and all, like in ancient times are ultra expensive. Only 5-star neighborhoods still can build it properly.

And I won't complain about that. Glass is provided with more light and all the modern inside comfort.

Besides, it's as pretty as pure crystal.

^That looks pretty freaking good. The Bronx is so badass. The amount of potential it holds and the explosion of investment it will recieve over the next decades will be amazing to watch.

Green = existing (we can ignore the green, we care about u/c, planned)

Purple = u/c

blue = planned/proposed/pipeline

Gives us an idea of the nodes and regions where most of the construction and parcel activity is occuring. As we can see, Queens is on fire. Even Manhattan.



Do note the Bronx. What will occur to an often neglected borough will suprise people in the years to come.

A lesser known high rise. Rendering appeared on site. There is literally so much going on that projects get missed until they are finished. The map above this post is missing a lot of projects. Mostly smaller ones in the range of 12-15 floors. But nevertheless, there is a shitload of them.

Any fading hope for a landmarked Provident Loan Society building on East Houston was dashed two weeks ago when the city approved plans for its redevelopment.

Despite grassroots support to protect the century-old structure – and backing from Community Board 3 in December 2015 – no such designation ever transpired. Instead, its longtime owners, Elsa and Dunnie Lai, will continue on the path of installing a twelve-story protrusion from the bank building. The development has been a years-long pursuit.

The Department of Buildings quietly okayed their proposal shortly after the new year (January 2). The layout now calls for 38 apartments, plus several recreational terraces and fitness rooms for tenants, all spread across 35,438 square-feet of floor area. There is also bicycle storage with twelve spaces and commercial retail, presumably on the ground floor (6,800 square-feet). Floors eight through twelve cantilever over the Mercury Lounge, made possible thanks to the acquisition of 9,238 square-feet of air rights from that property, as first reported here in January 2015.

Thank god the NIMBYs failed. They didn’t care about the building until the development was proposed, then all of a sudden, they want it landmarked.

This project will benefit everyone. The building will be rehabilitated, fixed up and will be preserved. The city gets more housing and that derelict corner will be enliven with retail.

Project Update: New Rendering for 15-19 West 96th Street

An updated rendering has been revealed for a potential residential tower at 15-19 West 96th Street, on the Upper West Side. The property is situated two lots west of Central Park and offers 60 feet of curb frontage. The Cushman and Wakefield firm has been retained exclusively to facilitate the sale of the site, which sits in an R9 zone and currently has an allowable residential FAR of 7.52. That could increase up to 10.0 thanks to a potential community facility bonus. The current asking price is $45 million.

Current ownership has already completed demolition and has received approved plans for a residential building, as previously reported by YIMBY.

The SLCE Architects-designed structure would rise 22 stories and offer a total of 60,310 square feet of mixed-use space. In order to qualify for the community facility bonus, the plans include 17,762 square feet across the first five floors dedicated to such a space. Potential developers would also benefit from an existing, fully executed contract for the sale of the community facility space to an end user for $29.8 million upon completion.
