A group of foreign investors is planning to build a high-rise condominium project in Houston’s Greater Heights area.

Fabian Trujillo, a luxury home Realtor with Houston-based Keller Williams Metropolitan, is working with unnamed private investors — primarily from Central America — to develop a condominium tower on about 2 acres of land on the northeast corner of Interstate 10 and Shepherd Drive, near the White Oak Bayou.

The 35-story condo tower would have between 120 to 150 units, ranging in size from 1,200 square feet to 3,200 square feet and in price from $230,000 to $1.2 million. The units would feature naturally heated and cooled floors and high-end finishes.

The yet-to-be-named condo project, designed by an Italian architect, would consist of three glass and steel towers over a podium parking garage.

Two of the towers would feature a rooftop amenity deck with a resort-style pool, landscaping with a river-like water feature and a pet area. The taller third tower would feature several two-story penthouses, possibly with private pools, as well as a rooftop helicopter pad.

The condominium tower would be outfitted with special solar panels that would help power about half of the building’s energy usage. Other building amenities include a residents' lounge, common dining room and catering kitchen, fitness center, and a restaurant and a wine storage facility on the ground floor. The investors also are looking at including a daycare center in the condo tower, which would likely attract young working professionals looking to live close to downtown.

“We’re going to make it convenient for our tenants,” Trujillo said. “We’re going to bring in everything so our tenants don’t have to go elsewhere.”
Trujillo — a professional cyclist turned chiropractor who is looking for his third career change as a real estate developer — is currently working to attract additional private investors from Central America as well as China to help finance the project. He hopes to have a sales center open by the fourth quarter of 2016 and break ground soon afterward.

“We see an opportunity for condos in Houston,” Trujillo said. “The younger generation isn’t looking for the white picket fence in the suburbs anymore.

More investors angling for EB-5 visas? They better hurry; Congress seems intent to eliminate the program.
