The mall expansion (and theatres) will drive much more traffic than 201 residential units, especially when half of those are rental. West Van is shrinking, the traffic growth is largely due to contractors working on monster houses and people commuting from Squamish. Obviously most people here get that but it should be said more often during proposals/public hearings.

North Van is a different story, population growth is actually happening there and traffic is also much worse than in West Van.

If they do that, I would suggest converting Lions Gate Bridge to a "pedestrian and bike only" bridge.

I don't think people realise how desperate the situation is on the North Shore and how long solutions take to implement.

I appreciate the connector work around second narrows, but where is the conversation about more East/West connectivity across north shore? Sky train? Light rail?

Even if agreed upon these projects take a decade minimum to come online, but there isn't even much of a conversation, which means were 15/20 years out from major infrastructure upgrades.

I don't mean to sound dire, but I simply cant imagine traffic over the bridges, and on the north shore in the next decade, if the growth continues like it has over the past decade.

Nice pics

Anyone find it weird the Boutique hotel at the shipyards is being made out of wood? Its supposed to be a 4 star no? You'd think it would be made from cement for the sound proofing

Sadly, indigo on marine drive is shutting down. June 24th is their last day.

Place was kinda huge, but this really sucks. I hope they will open a mid sized one on Lonsdale.

I don't think they would do any better on Lonsdale, probably worse if they didn't have good onsite parking.

I believe the foot traffic on Lonsdale has reached a solid tipping point. It is constant, and a good amount

But there aren't that many units along Lonsdale that might work for them unless they head up the hill.

The Montroyal Road bridge replacement project is progressing nicely. The eastbound lane is using the new bridge outside of construction hours. It's not paved yet but the sidewalks are in place and the subsurface is there as well.

EDIT: There's a layer of asphalt now, roughly 2/3 of the width of the bridge. Enough to have two-way traffic after hours.

I'm genuinely interested in long term traffic implications of densifying that particular intersection.

The back up along Marine and up Cap road can be epic - I don't imagine having a few hundred units right there would be of much help, even if it means something as simple as an additional light controlled intersection being put it to allow exit/entry for residents, the green/red cycle would be enough to compound into a mess up Cap.

Well I know that they are removing the entries/exits that face Marine Drive west of the Cap intersection.

I wouldn't worry too much though with this new development - remember that vehicle volumes over the Lions Gate have actually decreased a slight amount since 2005, even with all the new homes along Marine in North Van. Most of the increase in movement has come in the form of additional bus trips.
