Asia Plaza Relaunch?

Farestern Group general manager said company is considering relaunching Asia Plaza project and seeking finish construction within 10 years, due to expectation of growing commercial demand in Kaohsiung. The new Asia Plaza will be higher than Taipei and 103fl in total.

Personally, it is more sense they can finish construction of 2nd stage of development which is 40 Fl shopping centre if you look at current leasing rate and commercial activity in the area. The final stage, which is 103fl tower, will heavily depend on Kaohsiung performance in next dacade. But current performance is not promising.


遠百攻高雄 要蓋台灣最高樓

遠百總經理徐雪芳表示,純粹單一業態的百貨公司已式微,遠百在台灣和大陸都要朝大型購物中心發展。

百貨業龍頭遠百集團總經理徐雪芳表示,看好高雄市未來商務需求大增,遠百十年內要投資數百億元,在高雄大遠百旁新建兩棟大樓,一棟是結合商場與飯店的40層大樓,另一棟商務大樓樓高103層,將取代台北101,成為全台最高大樓。
遠東百貨目前全台共有十家據點,2011年底開出台中大遠百、板橋大遠百後,加上轉投資的太平洋SOGO百貨,去年遠百集團在台營業額達801億元,首度超過新光三越。

徐雪芳指出,除了在高雄興建兩棟超過大樓,遠百在兩岸仍會持續布局,台灣部分,今年起板橋大遠百也正擴建二期,信義計畫區的A13案也將規劃成購物中心;大陸市場現在仍看不到天花板,除了深耕四川開店,未來也不排除結合集團優勢,在亞泥著墨頗深的武漢等地,合作開設百貨公司。以下徐雪芳接受本報專訪摘要:

問:怎麼看今年百貨零售業景氣?

答:根據統計處的數據,今年前二月台灣的出口年增率,已連續七個月正成長,今年前二月合計的商業營業額也創下歷年次高紀錄,這不僅代表國內經濟景氣出現復甦現象,同時也顯示出全球景氣正逐步復甦。零售業是產業的末端,預期下半年國內的百貨零售買氣也會連帶好轉。

不過,目前看起來國內電費將確定調漲,這對百貨業而言是一大隱憂,盼藉由業績帶動營運持續成長。

問:遠百集團從2011年起陸續在台灣開出3家新店,帶領遠百成為百貨龍頭,下一個布局目標為何?

答:高雄大遠百旁邊還有2,000坪至3,000坪的素地,目前為停車場使用,此地目前為亞泥的土地,當初規劃高雄大遠百時,有一至三期的計畫,高雄大遠百為第一期,現在開始要規劃第二期,遠百計畫要蓋樓高40層的複合式大樓,12樓以下規劃為商場,13樓以上為飯店,計畫在三至五年內開出,未來高雄大遠百的營業面積將變成5.2萬坪,與台中大遠百的量體差不多,成為另一個City系列。

由於高雄地區有高雄港,其實頗具發展潛力,預估未來10年後,商務需求將大增,因此高雄大遠百的第三期計畫,要蓋樓高103層的商務大樓,這棟大樓預計在十年內興建完成,整棟大樓的高度將超過台北101,成為全台最高大樓。

北部也有加碼投資計畫,北部的板橋大遠百二期正在興建中,未來二期會新增數千坪的商場,已經確定會進駐優衣庫、ZARA等快速流行品牌,並且精品業種也會增加。預計到今年底,板橋總部營運後,會新增5,000名的遠東集團員工,另外,板橋大遠百、板橋中山店的餐飲需求將大增,隨著市場需求會強化餐飲。另外,信義計畫區A13目前有多個設計案評估中,將朝向購物中心的型態發展。

問:遠東百貨在全台加深佈局,粗估投資金額有多大?

答:目前還未計算出來,不過有個數據可參考,興建一棟百貨,建物的每坪樓地板成本15萬元,加上裝潢每坪5萬元,等於一坪樓地板面積的建造成本是20萬元。高雄大遠百的二期、三期的樓地板面積還未明確算出,不過光打造樓地板面積5.4萬坪的台中大遠百,就花費100億元,未來高雄大遠百的加碼佈局,肯定要好幾百億元。

百貨的內部裝潢金額分七年攤提、建物成本則分50年攤提,因此拓點或加碼都要審慎考量。其實高雄大遠百在十多年前,於三多商圈開幕時,就有二、三期的藍圖,但直到現在高雄發展愈來愈成熟,二、三期的計畫會在未來十年逐步實現。

These photos were taken decade ago. It was 440m. The general manager said it will be higher than Taipei 101, so certainly they have to come out new proposal.

they better hire a foreign architect for the redesign, especially a GOOD foreign designer.
