I agree with you about this being a waste of prime real estate. However I like the design better than the previous proposals.

^ I actually don't like this latest design. When a tower has a curved face on one side and flat faces on the other sides, one's natural inclination is that the curved side of the tower is the "front face". Typically because the curved side is more interesting, and garners the most attention. But the curved sided of these towers all face inward, so it appears to the casual observer that the towers are turning their backs toward the street. From a design perspective, it looks like an inward facing development.

I see the practical reasoning for having the curves on the inside - creating more room and additional view corridors between the towers - but that should be coupled with additional curves on the street side to avoid the inward "facing" effect of this design.

The base, on the other hand, interacts pretty well with the street without being too imposing. But the street wall of the towers carries that up, making it more imposing than if they turned the curved side of the towers outward. This would break up the massing as one looks up from the street without diminishing the height itself.

A few months later, and I agree with colemonkee. I don't much care for inward facing developments. And yet Montreal has a proud history of building superblocks that are inward facing, from the original UQAM buildings, to Place Bonaventure to the much maligned habitations Jeanne-Mance.

Here's to this project NOT happening. And based on the large amounts of new office tower proposals (for Montreal standards), I don't think it will.

Most of the towers of this project are residential. They will probably go ahead with those before the office part (which is now a lot smaller than in the original project).

^Damn!

I hope that the recent surge of "tall" towers will give the necessary kick in the arse to the squeamish developers we've been seeing in this city.

MONTREAL | UniVers | 130 M | 40 FLOORS

Those 3 residential towers (we don't know what'll happen with the office part),

are now turning into this, UniVers:

35 and 45 stories.

Anyone handy with photoshop can maybe stitch the images found together in the video for a larger rendering.

Despite the fact that the curves are still inward facing, this is much better in the taller, two-tower configuration. Now the inward curves make more sense both functionally and visually, and don't seem to turn their back to the street as much, because they allow a sight line through the center of the site.

I can get down with this revision.

20% reserved already, in 3 days! Rico, phase 1 is 45 floors high, phase 2 between 25 and 35 depending on sales!

Finally, this lot gets a proposal with a worthy size. With the latest phase of M9 in the works soon, this area will become very dense!

Interesting looking tower, seems as though the construction boom has shifted to Calgary and Montreal now.
