It's actually an off ramp. Not sure how you proposed to detach it from the Gardiner. I mean I don't really see a purpose to climb up an off ramp to find a jumping off point at the top. I don't see much of a viewing area looking directly at a Target Department Store sign. (The parking lot with all the white trailers is where Harbour Plaza is under construction. The other one across the street is where 10 York is being built)

They preserved the pillars of the on ramp back when the Gardiner Extension was demolished. It looks pretty stupid not becoming close to what the landscape designers has originally intented.

The roof looks triangular in that picture. I wish a triangular roof would be included the finished design. Similar to CitiGroup Center in NYC.

Nonetheless, looking good.

it actually will be a bit slanted (well. at least a part of the roof). but in that photo it looks like the slant will be more dramatic than the render:

No, I think there will be some of that steel mechanical roof framing that will hide most of that dipping triangular roof.

If you look at the rendering steveve posted, you can see that.

Hullmark Centre yesterday:
exterior wise i'd say this is essentially complete. Only significant work left is at street level fronting Sheppard and the corner plaza.

Hullmark centre is Amazing!!

Hope it will add to the street vibe in North York Centre.

That parking lot is an insult to Hullmark, many cities around the world would kill to have a development like that.

That parking lot has been there forever. I'm pretty sure though that its days are numbered.

Big part of the reason those parking lots exist at the major intersections in NYCC is that the City only wants office development on the lands. The secondary plan has actually been upheld at the OMB so it's a pretty set in stone policy. Kind of annoying in the short term, but makes sense in the long run. Provided the demand for office in NYCC ever materializes!

The main reason Hullmark was approved is that it does have a significant office component. However it's condo offices, which is interesting. It wasn't the city's first choice but they decide to allow it instead of fighting for a full office tower. Apparently the office condos sold extremely well but I wonder what the occupation rate will actually be. As opposed to a place to park money as an investment (see - retail space at Aura).

Lol! Only very rare because I almost never update this project.

Anyways, whether at excavation or ground level, all these projects almost always look the same. No need for constant updates, until they get nicely above ground level like that Trump Tower in Vancouver.
