well the line is used a decent amount still so i see it continuing into the near future at least ~5-10yrs.

nothing for sure but looking at what is serviced on the line, the frequency of the trains currently, and the closing of other rail-lines over the past years; i don't see it continuing much past 10yrs from now.

I've noticed that in a number of buildings - The Spot, for one. Fins that, while perhaps reducing solar gain, also reduce the views quite a bit. Do designers and/or buyers not care about looking out at the views?

Yeah, but they probably could have accomplished similar sun-shading using horizontal louvres between each storey that would not have blocked the views.
That may have required more thought on the curve, but still do-able.

I think it's more a question of what's in style at the moment.

Yup - it's a consequence of the City of Vancouver building density on an "opportunistic" redevelopment site (former lumber mills)
instead of rezoning district-wide around Skytrain stations - Expo Line in particular.

they should start a new route between marine gateway and marine way where the shopping centres are in addition to the 100

Starbucks just opened last week. Everything Wine and Westminster Savings have been open for quite some time now. Scotiabank looks to be next, probably in summer.

The Starbucks that opened is one of the "fancy" ones too, called Reserve. They make "nitro cold brews", whatever that means.

The Scotiabank opens in late June/early July and they just announced a sushi place, Sushi Mura, opening up in the Fall.

Save On Foods should be Fall as well and same as the TD bank. The lease was also signed for a gastropub, but no confirmation as to what it is yet.

The one thing I hate about area plans is that they give the false impression they are meant to be unchanging and are perfect. In reality, due to their large scale, they are often too slow to respond to change, and sometimes overlook small details. That’s what appears to have happened to the building at 3350 East Kent Avenue South, which is a mouthful in itself. Perhaps it’s a sad commentary that this former saw mill in Vancouver’s far flung south east corner is allowing for such high density, while other areas that are much better served by transit see backlash over 4 or 6 story buildings. Still, that wasn’t broached by the panel or the applicant.

The applicant introduced the project by acknowledging that it was taller than the plan called for. This was a result of planned housing being removed from the future location of the community centre, and spread through out the site. This wasn’t the only change, as the tower has been relocated to the northwest corner of the site to avoid shadowing the courtyard. Though the area is almost devoid of any links to its historical use, the dark ribs were designed to not only contrast the tower, but to harken back to the old dry racking. The future is planned for, as in the rainy season water storage tanks will be for the site’s irrigation needs.

There's a lot going on in the area these days and first people have already moved in. Living there must still feel like living on a construction site.

I like the scale. Feels Olympic Village like.

Just needs a lot more buzz, and not be in the middle of nowhere and away from any sort of convenient transportation.
