I don't believe site prep has started. This is still work related to the Nueces Street reconstruction. They are still using the IBC site for staging of that project.

That makes sense. It would seem odd that it would have started without it being announced by the American-Statesman.

Sorry for the false alarm, looked like site prep to me. All I saw was the fence and heavy machinery and jumped to conclusions.

Yea that area has been closed up with equipment and dirt for quite awhile as they have been upgrading pipes and stuff and redoing the streets.

The developers have finally applied for a tower crane permit.

Good news. I was starting to worry. Now let's get moving on the project at 3rd and Colorado. It is time for some good old fashioned office building construction in downtown Austin!

Not too worried, with the current market absorption stats that came out, these are both needed ASAP. I wonder if the new Whole Foods HQ will be affected one way or another. Maybe just in how much SQ they want besides their own space?

13-story office project breaks ground in downtown Austin

In the first new office tower to break ground in downtown Austin in more than a decade, construction started Wednesday on the 13-story IBC Bank Plaza, the bank’s president told the American-Statesman exclusively.

The tower at 500 West Fifth St. will house the local headquarters for IBC Bank - Austin and other tenants. It is scheduled to open in spring 2014, bringing about 195,000 square feet of new space to the downtown market, where occupancies and rents have been on the rise amid healthy ongoing demand.

“It’s been a long drought for the central business district, and hopefully this will initiate further development in downtown, said Bob Barnes, president and CEO of IBC Bank-Austin. IBC will be the owner and lead tenant in the building, occupying about 27,000 square feet.

IBC Austin currently occupies about 15,000 square feet in the 816 Congress tower, and will make the move to its new headquarters in late 2014, Barnes said.

“With the rapid growth of the downtown area, we believe IBC Bank Plaza will be an important addition to the city, providing office and retail space in one of the most coveted areas of town,” Barnes said.

Austin-based Endeavor Real Estate Group is developing the project. It will include retail space, a parking garage and balconies overlooking Republic Park, with Capitol views from upper floors.

I posted this over on the Austin Projects & Construction thread as well, but below is a link to the marketing for IBC Bank Plaza. 7 floors of office. Seems kind of underwhelming to be honest.
Regardless, cheers to utilization of a denser building for that spot!

It's in the CVC I believe. So the fact that they maxed out the allowable height makes this seem better than the otherwise underwhelming 13 total floors.

What architecture firm doing this project? I know that my old firm did a lot of work for IBC in San Antonio and some work for Endeavor but I doubt they are doing this project.

The link to the original American-Statesman article & rendering is the first post in the thread. The rendering says it's by HKS Architects. (I remember an earlier version that was on Gensler's website & I actually liked that one a little better - but this one's OK.)
