The all matte black exterior looks really cool. Very modern and luxurious. However, I am curious at how much the A/C bill will be for homeowners.

The black exterior will absorb a lot of sunlight. It would be unlivable in the summer without the A/C on.

I would expect the dark tint would keep some heat out versus clear glass.
That said, our offices in TD Tower (which also has a dark tint) do heat up a lot (on the south side only) on weekends when the A/C is turned off.
Having operable windows would help, versus the office tower which doesn't.

i would guess new windows would be much better than those old ones. theyre the originals i think. did they have low-e coatings back then?

Yeah, they're originals in the TD Tower (outlasted the newer Canaccord ones).
They've added a UV film to the insides of all the windows.
Still single pane glass though.

There were quite a few on the Maywood area that had been percolating in the DP/Rezoning application processes at the city for several years (with the COVID/pandemic lockdowns in between, stalling things).

I'd imagine a few of them are starting the get the gears grinding again now that the market seems to be back to pre-pandemic levels (if it ever slowed down at all)
