Marcon might be the first developer to make a move on the parcels adjacent to the Central station. Application says they expect the sales centre to be functioning mid-late 2024.

Janda group has also submitted their application for a sales centre

Save for a few trees, those parcels of land have been completely razed over the last two weeks. Definitely changes the look and feel of that block already.

This area just needs a few more towers and the whole area will truly be transformed. There is currently a few large complexes for sale for redevelopment as well as some parcels near 104th & University.

I wonder what happened to Weststone group. They lead the charge with the whole 'West Village' idea but there is still that massive parcel on 104/133A that sits empty. Plan was to have 3 towers there, the first one was supposed to be done this year.

I wouldn't hold my breath for anything more from WestStone; Ultra is in a notable and very public lawsuit with them, I understand that Evolve is suing for deficiencies (albeit not on the scale of Ultra's building code fiasco), their Innovation Village across from SMH is inactive (with investors apparently having difficulty even getting answers about their investments in that), and the rental buildings by the Scott Rd station were way behind schedule. WestStone was to build One Central but that got handed off to the floundering Aoyuan builders. I'm surprised that they haven't sold the commercial section of Evolve and packed up already.

Township of Langley frets growing pains as development boom continues

Quote:
“Booming,” “supercharged,” and “exciting.” All words the Langley Chamber of Commerce is using to describe development along the township’s 200th Street corridor.

...

“We are excited for the growth, it’s great, but we are going to get to a point where we won’t be able to do anymore because we don’t have the schools for the kids, we don’t have the rec centres for the families and we don’t have the hospital beds for the patients … we have to have that core infrastructure to support that.”

The concern about infrastructure keeping pace with development is one shared in the Township of Langley’s municipal leadership.

“It’s a challenge that has to be managed,” Township of Langley Mayor Eric Woodward told Global News.

...

Those watching the development boom are calling for big commitments from both the provincial and federal governments to ensure the community’s infrastructure needs don’t fall behind its population growth.

...

Nice looking building. Will be just north of ML Emporio's 'The Manhatten' project. Hope it's not a no-name developer looking to flip after getting the approvals.

There will be around 10 highrises going into presales this year, I think there was only 2-3 last year.

I think there was a tower proposed there that was submitted initially as a rather more interesting looking 26 storey tower (in 2018). That was by Mason Link Properties (which is ML Emporio).

Their second tower Skyliving will be entering phase 2 of sales shortly.

there's a 20 storey high rise coming to North Guildford, it's on a very small site I am surprised they can fit something that looks so big in that spot. SE corner of 152 and Guildford Drive

https://viverebysolterra.ca/

there is a drawing at the link

Here is the planning report: https://cosmos.surrey.ca/geo_ref/Ima...21-0153-00.pdf

Interesting how this one seems to have got by without any news articles. There was a lot of opposition for the development by Steelix.

Good to see that lot developed, and good to see in the report that they're requiring some noise mitigation measures, because those townhomes will certainly be noisy.

It’s crazy how much this area has changed in 14 years. I went to the highschool behind the event centre and grew up in a house across from this proposal that is now all townhouses. Wild to see the growth

Thank you very much for providing a great visual glimpse of the areas that are rarely covered here!

This development will also be done by ML Emporio, here is a visual of this one alongside 'The Manhatten' to the south. Sequoia as it stands is like 90% sold and U/C, these guys seem fairly consistent on their ability to deliver.

The 'Civic District' development by Wesgroup has been changed into 2x 60 1x 61 storey towers (hotel in one of the towers) + a 12 storey office building. Previous was a 53, 59, 66, 58 tower development.

There was also this created by CBRE last Nov regarding the 66 storey development, now named 'The Redwood.' No progress since that though.
https://cbrevancouver.com/theredwood...ebBrochure.pdf

Here is an old article were developers expressed concern with the amount of office space they were needing to include. I wonder if Surrey is going to be able to absorb everything that's proposed with all these developments as well as the whole Centre Block project. An office project downtown was just recently cancelled due to market conditions, while other projects approved in 2020 have stalled. Thind converted their office space in Metrotown to a hotel, and Bosa decided to completely remove the office aspect of their latest Parkway tower.
