Just a reference photo from the sub-penthouse (42nd floor) Sovereign. Lougheed town center in the distance with Burnaby Lake and Deer Lake in the foreground. Hazy Sunday.

very valid reference, thanks!

This reference is valid because i shows the Lougheed Town Centre much as it has been (in building content, anyway) for over 30 years.
Creating a new city centre here, will, as stated in an article about malls, this will be similar to Oakridge (in dynamics, not "look")
because it will "double down" on the mall, and residential buildings already there.
As it develops office buildings, and more residential, and takes on a greener more planned form, it will rank along with Brentwood and maybe Metrotown.
This picture, in 25 years, will help make one of those stark surprises and contrasts we see in Vancouver photos from the 70s or such, that we see today.

also of note is the Burquitlam Node (far left) right now just 2 highrises ... there is 3 new towers under way in that area right now .... most to come

Has there been some progress on these plans as 24h News was having a small news saying that the area will see 30 new towers between 10-60 floors going up in the area in the next 30 years. Three main construction phases are being planned.

Sounds pretty sweet.

And up to 14.9 million sqft office? That's a lot!!

Nice! The placement of towers and especially the tall towers seems quite random. I wonder what the design rationale has been?

And more office space than residential - really?

You should check out the Council Report and Open House Panels on the City link above as they go into a fair amount of detail.

About the tall towers placement, a short answer is that they don't want them right on the edge (overpowering the shorter buildings surrounding the site) and the zoning already calls for taller buildings to be towards the eastern side of the site.

I wouldn't be surprised if a lot of that commercial space is retail space plus podium office space (in 6-7 storey podiums).

Lougheed Mall parking lot today. Lougheed Town Centre must be the biggest concentration of commie towers in all of Metro Vancouver. New towers will improve this area A LOT.

A good part of it are privately owned condos. You can get a 1 bed room for under $200k and a 2 bed room for $200k to $300k. That is just the style that was popular when they were built. In the 60s? 70s?
