OK. I don't care. I don't base my self worth on my location (also in a totally different municipality, and was talking about SSP forum posters because trying to generalize hundreds of thousands of people is pretty dumb).

Omg no. Surrey does for sure!! Why would north van? Majority of people have a positive view of north van, the opposite for surrey.

A couple of new renderings from Adessa Visuals



Below is the first phase at Whalley Blvd & 107 Ave expected to start this year. 35-storey tower and a 6-storey low rise.

Retail space looks great.. will drastically change the feel of that area.

Wow thanks for the amazing updates. The development looks top notch. The 46th story tower looks sleek. If there is a negative it would be the ground floor retail could have better oriented with 108th/KGB intersection instead of just open green space.

Yeah the scale and quality of this will be very transformative for the area for sure, but it won't happen soon enough. The project is phased - with the 46-storey tower being the last phase. Guessing the whole project wont be completed until 2025 at earliest. The first phase (eastern most 35-storey tower + 6 floor low-rise) is supposed to begin later this year - but they still have to get final approval, and market/sell units which they haven't started.

I agree that the intersection of 108th and King George looks terrible in these renderings. I understand the city wants a plaza on that corner - so i'm sure it will go through more detailed design and end up looking better than just grass and trees. Good location for a significant public art piece. The 46-storey tower/podium could have met King George so much better. That parking lot in front needs to go.

What the city wants and what he wants are very different. The city wants to run a road through the property and he wants it to be a walking art plaza. We'll see where they end up on that front.

Nice renderings, but not holding my breath as Tien Sher doesn't exactly have a stellar record when it comes to caring about architectural merit.

Tien Sher isn't the Architect -Chris Dikeakos Architects is http://www.dikeakos.com/

I don't believe they did Tien Sher's previous 5-storey projects. This project will be much different - clearly visible from the renderings. Very much a Dikeakos design.

I think they are just referring to the section of 136A on their site that will have retail on it. They wanted it to be a pedestrian-only street - but the City was against that idea. Looks like it will now be something in-between with a brick road?

That's a hilariously optimistic number of people in the rendering.

Agreed on it not reading at all like a retail district. I assumed that they were condo lobbies and amenity rooms.

By retail - thinking they are implying more restaurant / cafe for that corner. I think the greenery works.

Here is the floor plan of the ground level for phase 1 (building to the right in the rendering)

There are 2 retail units facing the corner plaza. Townhouses along 136A further north (so not really a shopping street). There is more retail on Whalley Blvd than 136A.

About the plaza:

'In addition, a 426-sq. metre (4,585-sq.ft.) street-level outdoor plaza is proposed to be located on the southwest corner of the Phase 1 site, at the intersection of future 136A A Street and 107A Avenue. This space will incorporate seating along the eastern edge of the plaza, and will be activated by two commercial retail units (CRUs) that are oriented towards the plaza, and frame it along the northern and eastern edges. The plaza is intended to be used as a public gathering space where frequent weekend entertainment, education, and art events can take place. The applicant has proposed to partner with a non-profit arts and culture organization (as the Flamingo Square Arts Connection) to activate the space.'
